Ken Roleke of Tucson brings his own wealth of experience from the construction industry to the NPI brand in Tucson. “I spent most of my career in construction of multi-family properties in Queens, NY, also managing those same properties, as rental apartments and as condominiums,” Roleke told us. “Later, I built custom spec homes in Tucson from 2002- 2008 and did general contracting until 2 years ago.”

The scope of the commercial building inspection is most commonly a comprehensive visual inspection to determine the property’s condition, documented, and with photos, in a written report. The objective of the inspection is normally to obtain a third-party and unbiased inspection to identify deferred maintenance issues, such as roof and water intrusion, as well as deficiencies with structural and basic operational components of the building, such as HVAC, electrical/lighting and plumbing. - Pre-purchase inspections to help investors and owner/occupant buyers complete their due diligence.

- Draw Inspections for banks, to verify completion of work on the property.
- Predesign/preconstruction building documentation, including photos and measurement and location of plumbing, electric, doors, windows, height of ceiling, HVAC specifications, etc…. for architects and engineers, prior to designing interior build-outs.
- Annual maintenance inspections, deferred maintenance inspections, roof inspections, HVAC inspections.
- Investigation/problem-solving, consulting. When necessary, NPI will consult with sub-contractor specialists for difficult to diagnose problems. Example, roofs that leak on some occasions, but not others.
- Site reconnaissance for out of town owners, to take photos or measurements, or to check if an uncommunicative tenant is still occupying the property.
