Orange Grove Village

TUCSON, ARIZONA (Aug. 4, 2026) — Orange Grove Village, a neighborhood shopping center at the northwest corner of Oracle and Orange Grove roads in Tucson, has sold to BSOP-24, LLC.

The 19,154-square-foot retail center is located at 6421–6453 N. Oracle Road and 400 W. Orange Grove Road. The transaction closed July 27, 2026, for $6,450,000 ($337 PSF).

Orange Grove Village was originally developed in 1964 and remodeled in 2020. The center was approximately 88% occupied at the time of the sale, providing the buyer with an established tenant base along with an opportunity to lease the remaining vacant space.

The property occupies a prominent position at one of the northwest Tucson area’s heavily traveled commercial intersections. Its location provides visibility and access from both Oracle and Orange Grove roads and places the center near established residential neighborhoods, retail businesses, restaurants, and medical services.
