Marshall Foundation Appoints Alexis Ryland as New Executive Director

TUCSON, AZ (December 18, 2025) — The Marshall Foundation has announced the appointment of Alexis Ryland as its new executive director, effective December 9. Ryland brings extensive institutional knowledge and a strong commitment to community impact, having managed the foundation’s commercial property portfolio for the past 18 months as property manager with Cushman & Wakefield | PICOR.

“What drew me to the Marshall Foundation from the start was its model,” Ryland said. “In traditional property management, the revenue goes to an owner’s bottom line. Here, the revenue we generate through our leases goes back into the community through grants and scholarships. That changes everything about how you show up every day, and honestly, it’s why I couldn’t be more excited to step into this role.”

Ryland is a service-oriented professional with a background in commercial real estate, office brokerage, and hospitality. In her role overseeing Marshall Foundation properties in Main Gate Square, she has managed daily operations and worked closely with tenants and community stakeholders. Her experience has given her a deep understanding of how Main Gate Square functions not only as a commercial district but also as a vital driver of philanthropic support for Southern Arizona.

In addition to her professional role, Ryland has served as a member of the PICOR Charitable Foundation’s committee since 2022 and is currently participating in the Lead Tucson program through Greater Tucson Leadership, as part of the class of 2026. These experiences have provided her with valuable insight into strategic philanthropy and a broader understanding of the challenges and opportunities facing Tucson and the surrounding region.

“Alexis has immersed herself in every aspect of our operations and built strong relationships throughout Main Gate Square,” said Bruce Burke, president of the Marshall Foundation board of directors. “Her experience, her energy, and her genuine commitment to our mission made her the clear choice to lead us forward.”

Ryland is at an important point in its evolution, with opportunities to expand its impact and strengthen its long-term vision.

“I’m excited to build on the foundation’s legacy,” she said. “I want to deepen our partnerships with the organizations we support and help more people understand the connection between Main Gate Square and the educational opportunities and community initiatives we help fund.”

Ryland succeeds Kelly Huber, who served as the foundation’s first executive director.

“When an opportunity arose that represented the natural next step in Kelly’s career, we supported her decision to pursue it,” Burke said. “We are grateful for her many contributions, including helping raise the foundation’s profile as a local funder, and we are confident she will continue to make a meaningful impact in our community and beyond.”

Founded in 1930, the Marshall Foundation is Arizona’s first private foundation. Its philanthropic work is funded through retail leases on commercial properties within Main Gate Square, real estate acquired over time by founder Louise Foucar Marshall, the University of Arizona’s first full-time female professor. Today, Main Gate Square is home to more than 50 shops, restaurants, and entertainment venues, along with two full-service hotels, all located just steps from the University of Arizona main gate at Park Avenue and University Boulevard. Since its founding, the Marshall Foundation has awarded more than $33.9 million in grants and scholarships to support underserved populations across Southern Arizona.




Pima County Board approves 20-year parks and recreation master plan

PIMA COUNTY, (Dec. 18, 2025) – Improved parks and playing fields, modernized community centers and more are part of an ambitious Parks and Recreation Master Plan approved 5-0 by the Pima County Board of Supervisors at its Dec. 16 meeting. 

Supervisors adopted the plan, which lays out an ambitious blueprint for the next two decades by touching on everything from expanding recreational programs in rural areas to installing renewable energy systems. 

“The Master Plan is a strategic document which provides a roadmap for the future of urban parks, recreational amenities and opportunities for growth over the next 10 to 20 years,” said Pima County Parks & Recreation Director Victor Pereira.

The plan was developed over 18 months, drawing on feedback from thousands of County residents collected through community meetings, focus groups, surveys, and outreach at local events. 

Pereira said that the department wanted to gather input from residents in as many ways as possible to ensure that the final plan reflected the needs and desires of the community. 

“This approach ensures that we’re pursuing the right amenity at the right location for our constituents,” he said. 

The final plan’s priorities range far and wide, and include modernizing the County’s community centers, developing Esmond Station Regional Park in Vail, adding LED lighting to athletic fields, upgrading the County’s shooting sports facilities, expanding the aquatics program’s capacity, and diversifying and expanding program offerings in general. 

The goal is for all priorities to be completed by Fiscal Year 2046. 

The plan aligns with other County efforts such as the Climate Action Plan for County Operations by incorporating renewable energy initiatives and completing sustainability upgrades. It also supports the County’s Prosperity Initiative by emphasizing making parks and recreation resources available to all residents, regardless of their age, location or income. 

A draft of the plan was previously reviewed by the Parks & Recreation Advisory Committee, which unanimously recommended at its Nov. 14 meeting that the plan be adopted. 




Mister Car Wash Drive-Thru Changes Hands in $5.1 Million Investment Sale

TUCSON, AZ (December 17, 2025) — A newly constructed, single-tenant Mister Car Wash located at 7471 South Houghton Road has sold for $5.075 million, reflecting continued investor demand for net-leased, single-tenant,  service-oriented retail assets in Tucson’s growing Southeast submarket.

The 5,363-square-foot drive-thru car wash, completed in 2024, sits on 1.32 acres at the intersection of Houghton Road and Valencia Road. The transaction closed on November 26, 2025, at approximately $946 per square foot, underscoring the premium investors place on newly delivered properties leased to strong, nationally recognized operators.

The seller, CWPS Corp – Tucson, an affiliate of Mister Car Wash, continues the company’s strategy of monetizing select real estate holdings while maintaining long-term operational control of its facilities. Mister Car Wash is headquartered in Tucson and is one of the largest car wash operators in the United States, with a broad national footprint.

The buyer, Skyline Principal Investors LLC, is based in San Francisco and focuses on newer, mission-critical retail assets in high-growth Sun Belt markets. The acquisition aligns with the firm’s emphasis on durable cash-flow investments supported by established brands.

The property was in excellent condition and features a modern, full-service drive-thru car wash. The site benefits from strong traffic counts, nearby residential growth, and proximity to expanding retail and employment nodes in Southeast Tucson.
