Northmarq’s Phoenix office completes sale of single-family rental community Cyrene at South Mountain

PHOENIX, ARIZONA (October 12, 2022) — Northmarq’s Phoenix Investment Sales team of Trevor Koskovich, Jesse Hudson, Bill Hahn, and Ryan Boyle brokered the $35.44 million (±$492,222/per unit) Cyrene at South Mountain, at  6250 S. 15th Way, Phoenix. Northmarq represented the seller, Curve Development. The buyer was Carlyle from Los Angeles.

The newly constructed Cyrene at South Mountain is a 72-home, luxury built, true single-family rental home community. Completed in 2022, the project was built by Phoenix-based Curve Development, a full-service real estate development company, and funded by JEN Partners, LLC. Cyrene at South Mountain is a low-density, single-family home rental community.

“Cyrene at South Mountain is a best-in-class asset. It is the highest quality, true single-family rental home product we’ve seen in the market thus far,” according to Boyle.

The one- and two-story homes range in size from 1,250 to 1,589 square feet and offer five floorplans with either three- or four-bedrooms. Each of the rental homes include an attached two-car garage, private, fully fenced backyard, covered front and back patios and dog doors. Built with smart home technology, the luxury interiors include wood-inspired flooring, spacious kitchens with quartz countertops, stainless steel appliances and large islands. Each unit includes a full-size washer and dryer and en-suite walk-in closet. The community amenities include a smart entry security gate, event lawn, barbecue grilling stations, seating area with fireplace, walking trails and dog park.

According to Northmarq’s Single-Family Build-to-Rent Properties Special Report (May 2022) the single family build-to-rent market continues to gain momentum with developers delivering more than 200,000 homes that were built specifically for renters since 2017. As the housing market has become less affordable, renters who would prefer a single-family home over a traditional apartment community have driven the demand single-family, build-to-rent communities throughout the U.S., but specifically in South and West regions where populations and businesses are growing.




Tucson Development Center Online Launching Oct. 31

TUCSON, ARIZONA, October 12, 2022 — The City of Tucson will launch the Tucson Development Center Online (TDC Online) on Oct. 31, 2022.

TDC Online is a new self-service portal that will provide customers with a complete online process. The new system will function as a one-stop shop for customers seeking a permit or case from Planning and Development Services, Tucson Fire, Tucson Water, Department of Transportation and Mobility, and Code Enforcement.

Current customers should note that only emergency permit applications will be accepted from Oct. 21 – Oct. 30 as the City transitions to the new permitting system.  All other permit applications will not be accepted.  Payments will also not be accepted on those dates.

  • Only emergency permits will be accepted from Oct. 21 – Oct. 30.
  • Emergency permits include:
    • Electrical, gas, water heater, and water line
    • Structural failure
  • All other permits will not be accepted
  • Payments will not be accepted from Oct. 21 to Oct. 30
  • The current permitting system will be retired on Oct. 21
  • Inspections can still be scheduled via the IVR Line, 520-791-3111 from Oct. 21 – Oct. 28 at 3 p.m. IVR will be retired on Oct. 31
  • Inspection scheduling will move completely online starting Oct. 31 at 7 a.m.

Earthworks Environmental launches ERX Industries on success of its environmental reporting software program

GILBERT, ARIZ. (Oct. 12, 2022) – The success of a proprietary program employed by environmental compliance consulting firm Earthworks Environmental has led to the formation of a new company, ERX Industries.

For the past 8 years, Earthworks Environmental has employed ERX, an environmental reporting software program that puts all aspects of environmental compliance into one program. This includes permits, inspections, and maps.

“ERX is the software program we created to house all of our inspections for our clients; it takes what used to be done on carbon copy paper and creates a more manageable electronic format,” said Cherie Koester, CEO of Earthworks Environmental and sole owner and CEO of ERX Industries.

“The ease of use for both Earthworks’ compliance managers (inspectors) and the client (land developers, superintendents, trades, regulators, etc.) is exponential. The feedback we have been given by our clients and the regulatory community has been astounding.”

Koester said one of the largest national homebuilders in the U.S. purchased a license for its own use throughout all of its national locations.

“We will be assisting them to get our program into their in-house system and continue to help manage and update the program as well,” she added.

ERX was developed for largescale national builders based on their feedback of what they wanted and needed, Koester said. It is user friendly for consultants, builders, and regulators. It is customizable to specific projects, builders, and states. It was created by builders and stormwater experts.

Earthworks Environmental currently has approximately 2,400 active users nationally in ERX. It is available as a subscription base or license purchased, Koester said.

“ERX is a great tool for a variety of reasons. It provides the ability for proposal requests, corrective actions are labeled and numbered, it features a regulator button which allows everyone associated with that site to get notifications, it is customizable according to region and city regulatory requirements, and inspection forms take less time to fill out for inspectors,” Koester said.

ERX also provides a digital rain log that each morning sends inspectors an email telling them where rain inspections are required. It replaces an actual rain gauge on-site. Digital maps and editing allow for a project to be viewed remotely via a live map.

Other features include customizable templates for inspection reports, the ability to track and manage action items noted during an inspection, and an alert and notification system for overdue items.

“With ERX, you can add as many users as needed with ability to manage user access and roles. All documents and data are accessible online from any device. ERX provides secure and reliable records retention, which meet regulatory requirements,” Koester said.

Earthworks Environmental boasts 61 employees nationwide with work performed in 24 markets. It consults on more than 1,500 permits nationally.
