While most folks negotiate on price, CIA Advisors and Empower Mental Health decided to agree to the landlord’s asking rate but negotiated aggressively on terms and a generous tenant improvement allowance. Those terms coupled with other concessions made the deal agreeable to all parties.

Turner, now acting as the property management, also collaborated with the general contractor to design and layout the furniture that would positively impact the use of electricity/power, the data without impacting time or high tenant improvement costs. Turner has represented sign vendors in the past and he recommended Ray Pimley of Signarama to assist as well. Sabo helped Dr. Loeb with this and also made recommendations on office decoration and artwork for the overall feel of the new office space.

This was my first time going through this process and we had a fixed budget. She was honest about what that would enable us to do, and she did not pressure me to go beyond what I was comfortable spending. Yet, she also worked to achieve my aesthetic vision.”

NAI Horizon facilitates sale of 12.89 acres of commercial land for $3.1M in Gilbert

PHOENIX, ARIZONA – Managing Director Mark Wilcke, a top producer with NAI Horizon specializing in industrial/commercial buildings and land sales and leasing, represented the seller in the sale of 12.89 acres of commercial land located just south of the SWC of 181st Street and Warner Road in Gilbert, Arizona.

The sale fetched a price of $3.1 million. Wilcke represented the seller, Phoenix Warner, LLC, of San Diego, California.

“The buyer intends on building an industrial project,” Wilcke said. “This site has excellent accessibility to the Loop 202 freeway. The industrial land market is extremely competitive due to all of the land being purchased for new industrial developments.”

Wilcke has been extremely active selling land in the Metro Phoenix and Casa Grande markets over the past year, the latter market becoming a manufacturing hub.

The buyer, USCIF Hopewell Gateway 202 Phase II Owner LLC, a Delaware limited liability company, was represented by Mike Parker of CBRE.
