Colliers to Execute on Leasing of New Class A Life Science Innovation Building in Downtown Phoenix

Phoenix, Arizona – Colliers in Arizona senior vice president Alexandra Loye has been selected to handle leasing of 850 PBC, the new innovation and life science building at 850 N 5th St. in downtown Phoenix. Developed by Wexford Science & Technology, LLC, the 227,113-square-foot facility was completed in November 2020, and serves as an integral part of the 30-acre Phoenix Biomedical Campus (PBC) that is designed to cultivate collaboration and growth in the biomedical industry in Greater Phoenix.

The iconic design of the 850 PBC building, the world-class researchers from Arizona State University who will anchor it, and the resources and programs it will host for growing life science and technology companies will position it as the center of congregation of the PBC. 850 PBC represents the first phase of the development of the north end of the PBC, which will eventually grow to offer six million square feet of space encompassing up to seven unique buildings. The PBC will become the highest concentration of research scientists and complementary research professionals in the region.

The recently completed 850 PBC features researchers from Arizona State University on the ground floor and floors two through four. The Center for Entrepreneurial Innovation and a restaurant tenant, yet to be announced, occupy the remainder of the first floor. The sixth and seventh floors totaling 69,084 square feet will be offered for lease.

The seven-story glass building is comprised of office and lab space and boasts up to 15-foot 8-inch ceilings, flexible floor plates and expansion options for tenants from small entrepreneurs to major established bioscience and technology companies.

Wexford, ASU, and the City of Phoenix plan to host a virtual ribbon cutting next month.




The Greater Vail area got its first Pima County public library branch Last Week

The first Pima County pu blic library branch, the W. Anne Gibson-Esmond Station Library is near Empire High School and connects to the trailhead at Esmond Station Regional Park at 10931 E Mary Ann Cleveland Way, Tucson, AZ 85747.

Karyn Prechtel-Altman is the deputy director of public services and community engagement for the Pima County Public libraries. She said the new library was designed to bring in a sense of community and sports detailed cut-steel scenes of Vail’s history.

“It’s a really large community and they’ve been pining for a library, justifiably, for decades,” Prechtel-Altman said.

She said a county-wide bond to build the library didn’t pass in 2015 so the community started advocating for the library and the library system started saving.

“On Tuesday, we actually had some people picking up some books and returning books, and people can place reserves now and pick them up. We’re already seeing people come to the doors,” Prechtel-Altman said.

The W. Anne Gibson-Esmond Station Library brings the number of libraries in the Pima County Public Library system to 27.

Though, it isn’t fully open due to the pandemic, she said one day it’ll rent laptop computers to members to use on-site. For now, it’s open on weekdays from 10 a.m. to 5 p.m. for curbside holds pickup. All holds can be made online or by phone, (520) 791-4010.

The library is named after W. Anne Gibson, who the Pima County Public Library system calls a “tireless champion” when it came to bringing a library to the area.




La Estancia MPC starts 2021 in a big way as Meritage Homes, Lennar, and Pulte Homes combine to pay $29 Million for 464 lots.

TUCSON, ARIZONA — One of Tucson’s most successful master-planned communities is getting ready to start construction on a new phase of 464 lots.  Meritage Homes, Lennar and Pulte Homes Homes have teamed up to buy 464 finished lots paying a combined $29.1 million. Meritage Homes paid $16,195,750 for 271 lots (193-40’X115′ and 78-45’X115′) Lennar paid $6,790,000 for 97 finished lots (50X115) and Pulte paid $6,156,000 for 96 lots (45’X115′).

Meritage and Lennar have been building and selling in La Estancia for years and this will be Pulte’s first time in the project. The seller in these transactions was Sunbelt Holdings.

La Estancia, a 556-acre master planned community, offers master-planned living in this prime southeast submarket. Centrally located just off of I-10 and Wilmot Road and nearby some of Tucson’s most prominent employment centers including Raytheon Missile Systems, Davis Monthan Air Force Base, UA Tech Park and Tucson International Airport. Residents benefit from community amenities including a sparkling pool, splash pad, shaded ramadas and play equipment, ready for use.  This new phase will advance development south of Camino Boleadoras and include a new amenity package as well.

The transactions were handled by Will White and John Carroll of Land Advisors Organization. Sunbelt Holdings will continue to advance engineering on a follow up phase with new lots due out to market later in 2021. Land Advisors is handling the marketing.
