Best of NAIOP 2021 honors most successful projects, companies, individuals within Valley’s commercial real estate industry

PHOENIX, ARIZ. – Commercial real estate’s leading annual awards, the Best of NAIOP, celebrated the top-performing people, companies, and projects of the past year on June 9 at the Arizona Biltmore. The Arizona Chapter of NAIOP bestowed awards in 38 categories before a full house of commercial real estate professionals.

“The number of nominations received this year was humbling and is a testament to the positive growth we have been recognizing in the Arizona economy and real estate industry,” said CJ Osbrink, Newmark Knight Frank; Jeff Foster, Prologis; and Tom Jarvis, Willmeng, the Best of NAIOP Chairmen. “We want to extend our utmost gratitude to the NAIOP staff, NAIOP Board of Directors, and the Best of NAIOP committee volunteers for all the hard work and time they have put forth in making this such a successful and rewarding evening.”

NAIOP Arizona kicked off the evening with the prestigious Award of Excellence. In 2021, this highly sought-after recognition went to David Krumwiede with Lincoln Property Company for his 36 years of contributions to the industry and NAIOP.

Company winners were ViaWest Group, Firm of the Year; Layton Construction, General Contractor of the Year; VanTrust Real Estate, Industrial Owner/Developer of the Year; Butler Design Group, Architect of the Year; and Lincoln Property Company Desert West, Office Owner/Developer of the Year.

In the brokerage awards, JLL captured three honors including Brokerage Firm of the Year.

Local Company, Potter USA Expanding in Tucson  

TUCSON, ARIZONA – Potter USA purchased the industrial buildings at 1959 & 1969 E 19th Street in Tucson for $635,000 ($75 PSF) for the 8,432 square feet of improvements built in 1961 on 3/4 of an acre.

The company purchased it for expansion of its unique business, a manufacturer of artistic metalworking tools – hydraulic presses, metalsmithing and jewelry stakes.

Founder, Kevin Potter began as fine jeweler in Tucson. He specialized in carving custom waxes and casting but also drew the designs and set stones, essentially designing pieces from start to finish. He eventually worked into having his own line of jewelry that was sold in stores throughout the US. Kevin gained experience using machine tools while attending The University of Arizona, where he received a BFA in drawing/painting.

He worked in the machine shop on campus and eventually started his own machine shop where he used his tools for the production of stainless steel jewelry. He quickly decided to make silversmithing stakes. He always enjoyed using them in college but could never afford to purchase them. After he made his first few sets, he advertised them on Craig’s list in several cities known as artist communities: Seattle, San Francisco, Austin, etc.

Kevin always liked Otto Frei jewelry supply and contacted them about his stakes. They liked them and decided to carry his line of stakes, used in conjunction with hammers to form metal into various shapes. Gradually he began to make other tools and started the Potter USA website with the help of a friend  who was a retired computer programmer.

In 2018, Kevin and Vincent Potter travelled to Providence, RI in search of antique jewelry dies, and found the Cranston Fancy Wire Company. The company was with its second owner, who had to close the business. The Potters arrived at the perfect time to purchase the company. It had been running patterned wire and sheet in gold, silver and other base metals since 1867.

To keep the antique patterns in circulation, Potter USA bought the company and the Cranston Fancy Wire Co. is now ongoing. The company offers patterned wire and metal sheets in copper, brass and silver, run through the original 1800s rolling mill that came with the company. The company is managed, and the patterns are milled and tended to by Vincent Potter, the son and Danielle Crounse wife to of Potter USA founder Kevin Potter.

Tower 16 Capital Partners Announces the Sale of Loramont on Thomas Apartments in Phoenix, AZ for $32.1 Million After a 30-Month Hold Period

Phoenix, AZ — Tower 16 Capital Partners has sold Loramont on Thomas Apartments, a 180-unit multifamily project in Phoenix, AZ for $32.1 million. The property was purchased by Tower 16 in December 2019 for $11.7 Million in an off-market transaction. The new buyer is planning to further improve the property during its ownership.

“We made significant improvements to the Loramont on Thomas project during our ownership,” said Tower 16 Co-Founder Mike Farley. “That allowed us to achieve our business plan very quickly. Despite this sale, we plan on re-investing in multifamily properties throughout the Phoenix market over the next several years as we continue to see a positive supply/demand relationship in the region.”

Loramont on Thomas Apartments is a 180-unit apartment community located at 4903 W. Thomas Road in Phoenix. The property is in the Maryvale submarket of Maricopa County, less than eight miles from downtown Phoenix. This location is conveniently located near the I-10 the I-60 and the I-17 freeways, allowing quick access to downtown Phoenix and other parts of Maricopa County.The project was built in 1977 and consists of 14 buildings situated on 4.08 acres. Common area amenities include gated access, three pools, laundry facilities, a central park, barbeques, a playground and dog park. The project is comprised of both studio and one-bedroom units including fully equipped kitchens with stove/ovens, refrigerators, ceiling fans, central heating and air conditioning. Tower 16 spent over $2.5 million in renovations and upgrades to the property during its ownership.

“Loramont on Thomas proved to be a great project for not only Tower 16 but for our investors and, most importantly, our residents of the community,” said Tower 16 Co-Founder Tyler Pruett. “Further, I believe the property will only continue to improve under the new ownership.”
