Lennar loads up again at Rocking K MPC

Tucson, ARIZONA — Lennar AZ closed on another 164 lots in the Rocking K MPC in Vail. The paper lots were purchased for $11,726,000 ($71,500/Lot). The land was purchased from Rocking K Development Co. (Diamond Ventures, David Goldstein, President)

The lots are 55’ X 120’ and located in the Mountain View neighborhood. The new lot size will add an additional lot size segment for Lennar. The latest purchase also positions them as one of the largest homebuilders in the master-plan. Lennar currently is building on 45’ lots in the gated Silver Ridge and 65’ lots in Wildflower Estates, which will include homes with RV garages. All three Lennar neighborhoods within the master-plan offer incredible views of the Rincon Mountains.

The Rocking K Master Plan includes almost 5,000 acres both south of Old Spanish Trail and north abutting the Rincon Mountains and Saguaro National Park. It’s located within the award-winning Vail School District and close to southeast Tucson’s employment, retail and services. Rocking K is home to several different homebuilders and residential product types. Gilbert Shops at Civic Center Sold to Arizona Investor

Fully Leased Retail Property is Located in Heart of Popular Phoenix Suburb

PHOENIX , ARIZONA – The Shops at Civic Center specialty retail center has been sold to an Arizona-based private investor. Located at 263 E. Warner Rd., adjacent to the intersection of Warner and Gilbert roads, the fully leased property is situated in the heart of Gilbert, a very popular Phoenix suburb.

“This upscale, modern retail center is a focal point in the Gilbert community,” says Mindy Korth, executive vice president with Colliers in Arizona. “The center’s outstanding site plan and impressive collection of tenants make this a very solid investment property.”

Korth and John Jackson of Colliers in Arizona worked in collaboration with El Warner and Cailtlin Zirpolo of Colliers National Retail Services Team in Irvine, CA to market the property for sale. They represented the seller, another Arizona-based private investor, who held this investment since it was developed in 2005. The buyer was represented by Ross Sanzari, Greg Guglielmino, Steve Gonzalez and Marcus Muirhead of Lee & Associates in Arizona.

The Shops at Civic Center property consists of three thoughtfully-designed, single-story buildings totaling 25,690 square feet. Built in 2005, the project is fully occupied by 13 tenants, including Zipps Sports Grill, Over Easy Restaurant, Edward Jones, One Stop Nutrition and a variety of other restaurants, retailers, wellness and personal services.

Adjacent to a popular Lifetime Fitness Center, the lively area surrounding the shops makes up the Gilbert Town Center mixed-use neighborhood – home to Gilbert’s Town Hall and other municipal services, as well as various residential neighborhoods, medical facilities and other retail offerings in a campus environment.




Supervisors adopt new district maps for County and Pima Community College

PIMA COUNTY, ARIZONA – The Pima County Board of Supervisors May 3 unanimously adopted new district maps for the five supervisors and for the Pima Community College District, whose five voting districts mirror the County’s. The map adopted by the board was unanimously recommended to them by the Board-appointed redistricting committee on April 12.

To meet the requirement of state law that each supervisor district not have more than a 10 percent population variance with any other district, the Board approved moving 21 voting precincts, which balances all the districts’ populations to within 1.7 percent or less. The 21 precincts that are being moved represent only 7.6 percent of the County’s 278 precincts.

Districts 1 and 3 were affected the most by the new map, with District 1 having a net loss of five precincts and District 3 having a net gain of four precincts, primarily due to moving nearly all of Marana into District 3. Under the previous map, Marana was split at Interstate 10 with the eastern half in District and 1 and the western half in District 3.

The recommendation from the Redistricting Committee also complied with the requirement of the U.S. Department of Justice under Section 2 of the federal voting rights act that the County maintain at least two districts in which Hispanic voters are able to elect candidates of their choice.

The Redistricting Committee’s webpage has downloadable maps of the new districts and all the data used by the committee to craft the new maps, as well as a record of all the committee’s deliberations.
