Valley native, 10-year retail expert Sean Lieb joins Scottsdale-based LevRose CRE as Senior VP

SCOTTSDALE, ARIZONA – LevRose Commercial Real Estate is proud to announce that retail expert Sean Lieb, who comes from a legacy of real estate entrepreneurs in the Valley, has joined the firm as Senior Vice President.

Lieb brings 10 years of industry experience to LevRose after stints at SRS and Cushman & Wakefield. Lieb specializes in landlord and tenant representation, as well as investment sales throughout Metro Phoenix, Tucson, and tertiary markets. Lieb has successfully collaborated with property owners on sales, project analysis, valuation, market strategies and lease negotiations to maximize their property’s value.

His experience with various types of retail properties including centers anchored by Costco, Target, Fry’s, Safeway, Sprouts, Albertson’s, Trader Joe’s, Bashas, Food City, and Best Buy in Arizona has further facilitated the growth of his extensive client list. On the tenant representation side, Lieb has experience guiding multiple local, regional, and national tenants on site selection including driven brands concepts, BevMo, CVS, Burger King, Advance Auto Parts, Jackson Hewitt, Edward Jones, Charles Schwab, Smoothie King, Cheba Hut and Orangetheory Fitness.

Lieb has represented owner-users for purchase requirements of national tenant site selection and assisted in investment opportunities from single-tenant net leased assets to value-add investments. He has also consulted out-of-state buyers exploring the Metro Phoenix retail market.

A Phoenix native, Lieb earned a B.S. in regional development, sports management and marketing from the University of Arizona. He was a walk-on wide receiver for the Wildcat football team after a successful high school career at Phoenix Brophy Prep. He is an active member of ICSC and Urban Land Institute.

Lieb’s uncle, Michael Lieb, has been a key player in the residential and commercial development of thousands of acres located in urban and rural areas throughout Metro Phoenix. Lieb’s father, Bobby Lieb, is a top producer for Home Smart International for the last decade and top producer in the Central Phoenix and Biltmore sub-markets.




Super Star Car Wash Closes on New Tucson Site for $1.43 Million

TUCSON, ARIZONA – Super Star Car Wash will be coming to the southeast corner of Midvale and Valencia Roads in Tucson. Evergreen Devco of Phoenix (Derrick Lis, manager) recently purchased 4.89 acres here to split for development of two retail pads each 1-acre and hold the approximate 3 acres remaining for investment.

Evergreen rezoned the property to C-2 while in escrow and sold the easterly 40,717-square-foot pad to SSCW Valencia Midvale, LLC dba Super Star Car Wash for $1.43 million ($35 PSF).

This is the second Tucson site selected by Super Star Car Wash, the first is at Orange Grove and Oracle.

After opening its first carwash in 1993, Super Star Car Wash quickly established a footprint throughout central Arizona and San Diego, with recent expansion to the Los Angeles area as well. The company currently operates 28 Arizona locations serving the Valley and nine California locations, with plans to expand into Southern Arizona and Colorado this year.

Services offered include single washes and unlimited monthly plans for express washes, while full-serve locations offer full-serve washes and detailing. Select full-serve locations also offer fluid changes and quick lube services.

The successful company may be in the business of washing cars, but it shines in community involvement as well.

The brand donates and partners with organizations including Phoenix Children’s Hospital, Big Brothers Big Sisters of Central Arizona, HALO Animal Rescue and other local nonprofits for fundraising, events and sponsorships.

The company also helps with fundraising and sponsorships for local sports teams.

Rare dual grocery-anchored retail center near Phoenix sells

JLL Capital Markets closed the sale of the Trader Joe’s- and Sprouts-anchored retail center in Mesa, AZ

PHOENIX, ARIZONA — Capital Markets announced today that it has closed the sale of Mesa Shores, a 110,917-square-foot retail center anchored by Trader Joe’s, Sprouts Farmers Market and EOS Fitness in the Phoenix-area community of Mesa, Arizona.

JLL marketed the property on behalf of the seller, ACF Property Management, Inc. Epic Real Estate Partners acquired the asset.

Originally constructed in 1995, Mesa Shores has been upgraded and renovated throughout the years, most recently in 2016. The 92.9-percent-leased center boasts two coveted and popular grocery anchors, Trader Joe’s and Sprouts Farmers Market. The grocers are complemented by a quality mix of daily needs and internet-resistant tenants, including EOS Fitness, Mesa Dogs 24/7, Peter Piper Pizza, Einstein Bros. Bagels and Club Pilates. More than half of the tenancy have operated at the property for more than 10 years, with seven tenants at this location for over 20 years.

Mesa Shores is positioned on 13.55 acres at 2048-2050, 2110, 2156 E Baseline Rd. at the northeast corner of Gilbert and Baseline roads in the heart of Mesa’s busiest retail corridor with visibility to more than 46,000 vehicles per day. This dense, infill location in suburban Phoenix houses more than 409,799 residents earning an average annual household income of $84,265 within a three-mile radius, and the population is projected to balloon 6.3 percent by 2026.

JLL Research’s recently released Grocery Tracker 2022 report tracked the fastest-growing grocers in the U.S. in 2021, with Sprouts Farmers Market ranked as the fifth-fastest growing grocery store chain. Last year was a record year for grocery-anchored retail transactions, the second-highest level of activity recorded with trades topping $13.3 billion.
