5 local shelters and rescues hosting countywide adoption event

PIMA COUNTY, ARIZONA – Pima Animal Care Center is teaming up with local shelters and rescues to hold a County-wide adoption event at the locations of each participating rescue organization April 15-16.

Local shelters and rescues, like PACC, are experiencing unseasonably high census numbers. For example, PACC has been in Code Red or Code Orange since July 2021, meaning that the shelter is running out of places to put pets.

Monica Dangler, Director of Animal Services at Pima Animal Care Center, hopes to highlight that Pima County is full of pets in need of foster homes and/or adoptive homes.

“On any given day, PACC has around 600 pets at the shelter, along with 1,200 in foster care,” she said. “Plus, the shelter takes in anywhere from 50 to 100 pets every day. This doesn’t even include the number of people who are rehoming their pets. Pima County is full of pets that need homes.”

People can stop by any of the locations to participate.

Thousands of pets will be up for adoption. The adoption prices and hours will vary at each location. The goal is to find homes for 400 pets over the weekend.

At PACC, all pets will have $0 adoption fees. A $20 licensing fee may apply to adopted dogs.

For the first time since COVID restrictions began in 2020, The Hermitage will be offering same-day adoptions, no appointments necessary, and walk-ins welcome. The Hermitage hopes that opening up the shelter will help open some hearts and get some feline friends adopted. Hermitage will have adoptions both days, April 16 and 17, 10 am-5pm.

On April 16, The Hermitage will be getting in the Easter spirit by hosting an “Adoption Eggstravaganza.” The event will feature games, activities, food, and an egg hunt for kids. Summertime is the busiest time of the year for shelters and rescues across southern Arizona. There are a number of reasons for this. Pets are breeding more during the warmer months. More pets tend to escape while their families are on summer vacation. Plus, some locations, like PACC, are managing cases involving overwhelmed caregivers and hoarders.

People who want to help but cannot adopt or foster pets can make donations to the participating locations via their websites or in person. Financial donations always go further, but area shelters and rescues could also use pet food, toys, treats, blankets, towels, and other pet care items.Pictured: Meatball A763741




Decron Acquires Multifamily Community in Phoenix for $107.5 Million

PHOENIX ARIZONA — Decron Properties has acquired Ascent at Papago Park, a 270-unit garden style multifamily asset in Phoenix, AZ. It is the first of two acquisitions that the Los Angeles-based real estate investment firm will close in the next 30 days for a total of $235.5 million. Located at 4950 E Van Buren St. just north of Tempe, Ascent at Papago Park offers a mix of one-, two- and three-bedroom floor plans spread across 14 two- story residential buildings. Decron will undertake a two-phase capital improvement program. In the first phase, the firm will focus its attention on upgrading the common areas and amenities to provide residents with Class-A living environment. They will also make any needed repairs or upgrades to the property’s infrastructure, which was built in 2007. In the second phase of the plan, Decron will initiate an extensive renovation of all units including installation of updated cabinetry, countertops, and appliances, making Ascent at Papago Park competitive with newer and more expensive inventory in the market.

“We are taking a systematic approach with our renovation strategy that will provide us with sustained growth,” said Decron CEO David Nagel.  “We’re confident the market’s strong fundamentals will provide long-term viability for our properties, and our ability to meet or surpass our investment goals.”

Since May 2021, Decron has built a sizeable multifamily portfolio in Phoenix, which will total nearly 2,100 units with the closing of the second property at the end of April. Both properties are mid-2000 vintage and are located in submarkets where occupancy rates are averaging anywhere from 97 to 99 percent. The continued influx of new residents into the Phoenix MSA, has led to the pent up demand for living space creating as much as 20 percent in rent premiums as units turn.Decron will leverage its market knowledge to operate as efficiently as possible. Having a large portfolio of assets creates economies of scale and the ability to appeal to a larger pool of renters. This diversity of assets allows renters different options depending on their specific location preference and budget, according to Nagel. After acquiring approximately $600 million of assets in Phoenix in 2021 over the course of just eight months, Decron believes these early acquisitions can provide momentum toward even greater investment activity in 2022.
