NAI Horizon represents insulation and window blinds contractor in long-term lease at Chandler industrial building 

PHOENIX, ARIZONA – NAI Horizon represented the tenant, an insulation and window blinds contractor, in a long-term lease at Willis AZ Avenue Corporate Park in Chandler, Arizona. 

NAI Horizon Executive Vice President Jeff Adams represented Big City Insulation, Inc., a Utah Corporation and subsidiary of Installed Building Products (IBT), in the $1.199 million lease for 22,853-sqaure-feet at 221 E. Willis Road in Chandler. 

Big City Insulation provides insulation and window blinds for commercial and residential clients. The new space features a highly desirable end cap with plenty of parking and loading space. 

The industrial building was constructed in 2015 and totals 75,217-square-feet.

“This is my fifth transaction with this large national client, which is ultra-responsive and fantastic to work with,” Adams said. “They initially came to me through a terrific NAI network relationship I have in Ohio. This space allowed this subsidiary to efficiently grow but maximize all available area. 

“This southeast-facing project endcap is secure and also affords my client the advantage to store multiple clean vehicles. The interior is efficient and laid out for them to put both local businesses side-by-side within the same space and still get proper separation and monitoring,” Adams said.

KBS Signs New 42,290 SF Lease Agreement with National Restaurant and Brewery Operator at 203,284 SF Office Property in Houston

HOUSTON, TX. – KBS, one of the largest investors in commercial real estate, has signed a new 42,290 square-foot lease agreement with SPB Hospitality, a national leading operator and franchisor of full-service dining restaurants, at The Offices at Greenhouse, a five-story, 203,284-square-foot office property in the Energy Corridor of West Houston, Texas. The Offices at Greenhouse is owned by KBS Growth & Income Real Estate Investment Trust.

“Houston remains an attractive market for corporate headquarter locations and other significant employment hubs, and not only in the energy space as the region gained two new Fortune 500 companies in the last year for a total of 24, making it the third largest concentration in the nation,” says Gio Cordoves, Western regional president for KBS.

SPB Hospitality, which operates, and franchises steakhouses, brewery and craft-beer focused casual dining restaurants nationwide, will occupy space on the fifth floor of The Offices at Greenhouse and utilize it as its new headquarters. The move demonstrates companies’ desire to return to the workplace after nearly two years of remote work, says Cordoves.

“At the beginning of the pandemic, when workers had to rapidly change their routines from in-office work to remote, many speculated that would become the norm. Instead, many employers and employees recognize that remote work has too many distractions and according to recent research may increase the chances of fatigue and burnout,” Cordoves notes.

The transaction is an example of how companies are increasingly bringing back their employees for in-person collaboration as office owners across the country implement effective safety measures to protect tenants’ health and wellbeing, Cordoves adds.

Houston is predicted to add over 300,000 jobs over the next five years according to a recent CBRE report, signaling that the market’s office industry is positioned to recover over the next few years.
