Better Direct, LLC acquired the property from Evolution Land Concepts, LLC, closing in under 75 days—a testament to strong demand and streamlined deal-making in the Phoenix market.

Unique circumstances on both sides shaped this owner/user sale. Better Direct, LLC, owner of the neighboring property, needed to expand rapidly to keep pace with their business growth. Evolution Land Concepts, LLC had recently sold its operating business, and the new business owner did not need this location, opening the door for this highly strategic transaction.

“This was a great opportunity for the adjoining owner. They were bursting out of the seams and in need of space. My client, Evolution, had recently sold their business and the new owner of their business did not need this location. This ended up being a win-win for both parties,” said Miner.

Mayor and Council Approves Next Step for Fox Tucson Expansion Project

Tucson, AZ (October 23, 2025) – In a unanimous decision, Mayor Romero and Tucson City Council approved the Fox Tucson Theatre Foundation’s request for permission to demolish the existing commercial retail buildings located at 27 N. Stone adjacent to the Fox. The subject property is a contributor to the downtown historic district.

This action is the culmination of a thorough, thoughtful, two-year process conducted by Fox leadership and Swaim Associates, Ltd., which included extensive research, in-depth study of a wide range of preservation options for the site, and broad community input, as well as the unanimous recommendation of the Plans Review Subcommittee of the Tucson-Pima County Historical Commission. The action by the Mayor and Council allows the Fox to confidently proceed with finalizing expansion plans at the site. In their comments, Mayor and Council members acknowledged the unique circumstances of this request and approval, recognizing the cultural value the Fox brings to our community and the once-in-a-lifetime opportunity that expansion on this contiguous site presents for the historic theatre.

“We are grateful to the hundreds of people who have provided input, support, and expertise throughout this careful, transparent process so that we could make the right, best decision as a community for the future of this corner,” said Fox Executive Director Bonnie Schock.

The proposed plan for the site will integrate with the historic Fox theatre, featuring:

  • expanded lobbies, bar, concessions, catering, and service areas
  • elevators, accessible street drop-off, and additional accessible restrooms serving the historic and expanded spaces
  • a 300-seat, flexible-use studio theatre
  • second entrance and a grand corner footprint at the zero-zero intersection of Tucson

The expansion as proposed, both interior and adjacent to the Fox, will not affect the historic theatre’s individual listing on the National Register of Historic Places. Alterations to the Fox itself are limited to providing seamless access between the spaces.

Opportunities from this expansion benefit both the historic Fox and the City of Tucson. In addition to creating a showpiece at the city’s center, the expanded Fox is projected to generate $18.72 million annually through increased economic activity. It will exponentially grow the Fox’s mission impact by broadening local and global performing arts offerings and expanding youth education programs. The project also preserves the historic Fox by ensuring its continued relevance and ability to serve today’s audiences well into the future. Finally, the expanded Fox—anchored at the heart of Tucson where all addresses begin—will stand as an iconic symbol of our community’s commitment to art, culture, and sense of place.

The Fox has raised $7.3 million, or 28% of the $26 million campaign goal.

Following this approval by Mayor and Council, the project team will now move to finish the design development process and prepare a final design for further required approvals. The team will advance permitting, cost refinement, and campaign planning toward a groundbreaking in 2028 and a planned grand opening of the new performing arts center expansion in 2030 – the 100th anniversary of the Fox Tucson Theatre. We will also continue community engagement with partners, artists, and neighbors to ensure the new spaces truly serve Tucson.




Barclay Group to build premier Vistancia Commerce Park in Peoria, AZ

PEORIA, Ariz., (October 23, 2025)The Phoenix office of JLL has been selected to lease a new, entirely speculative industrial park being developed by Barclay Group within FIVE NORTH, the new 320-acre mixed-use commercial lifestyle destination located within the 7,100-acre Vistancia master planned community in Peoria, Arizona’s Northern Peoria Corridor.

Called Vistancia Commerce Park at FIVE NORTH, the Barclay Group project will sit at the southeast corner of Westward Skies Drive and Desert Cactus Lane, along the Loop 303, and minutes from the $165 billion TSMC campus.

Totaling 239,700 square feet between four flexible building configurations, Vistancia Commerce Park at FIVE NORTH is the first notable speculative industrial development to be constructed in the Peoria submarket. It is tailored to meet a growing wave of advanced manufacturing initiatives, as well as mid-size supplier and logistics companies entering the Valley in response to economic catalysts like TSMC, Amkor, and others.

Barclay Group has selected JLL Vice Chairman Riley Gilbert, Vice Chairman Marc Hertzberg, Vice President Kelly Royle, and Associate Nicole Marshall to lease the project.
