PHOENIX, ARIZONA — Highlighted this week is an 8,825-square-foot lease handled by Laurel Lewis of NAI Horizon for Southwest Behavioral Health Services.

The following lease transactions were submitted to the Real Estate Daily News as consummated from March 14-18, 2022.

Matt Harper, CCIM, of NAI Horizon represented the landlord, AJL Properties, LLC, in a 66-month retail lease for 3,220 SF at 1619 N. Dysart Road, Avondale, AZ. The tenant, Affordable Care, LLC, was represented by Ryan Tanner with JLL.

Matt Harper, CCIM, of NAI Horizon represented the landlord, Cameron 2, LLC & Turney-Encanto Apartments, LP, in a 60-month retail lease for 2,450 SF at 2501 E. Indian School Road, Phoenix, AZ.  The tenant, Zong Trading Group, Inc., was self-represented.

Mike Myrick of NAI Horizon represented the landlord, Lalani Family Trust, in a 65-month medical lease for 2,268 SF at 9500 E. Ironwood Square Drive, Scottsdale, AZ. The tenant, EBS Enterprises, LLC, was represented by Jeff Shehan with Site Selection Group.

Jeff Adams of NAI Horizon represented the tenant, Air Zip Enterprises, LLC, in a 12.5-month industrial lease for 2,160 SF at 6900 S. Priest Drive, Tempe, AZ. The landlord, Pegasus Tempe Owner, LLC, was represented by David Bean and Leroy Breinholt with Commercial Properties Inc.

CBRE Announces Medical Technology Company Signs Lease for Additional 32,917 SF at IDEA Tempe Office Development in Tempe

Phoenix, Arizona – CBRE announced Becton, Dickinson and Company, a medical technology company, added 32,917-square-feet at the IDEA Tempe campus in Arizona.

Becton, Dickinson and Company, the building’s original tenant, signed a 165-month lease for the additional square footage. It adds to the 120,000-square-feet the company already occupies at IDEA. CBRE’s Sean Spellman and Lauren Lovell represented the landlord, The Boyer Company, in the transaction.

IDEA Tempe, located at 850 W Rio Salado Pkwy, is an 18-acre site featuring an existing 185,000–square-foot Class A office building with a detached parking structure and four future office phases totaling 800,000 additional square feet. A buildout of the project will also include the potential for ancillary restaurant and retail space as well as a future hotel or multifamily development. The site is located adjacent to Tempe Town Lake and the Tempe Center for the Arts.

This latest lease brings Phase I occupancy to 97.4 percent.

“After having our grand opening one week before COVID shut the world down, we are excited to now have an essentially fully leased office building and to be looking ahead to our next phase of the overall development,” said Boyer’s Matt Jensen. “We are currently planning our second office building, which will offer open floor plans, covered parking, easy freeway access and high visibility. It will be a nice addition to our project and the Tempe office market.”




D.R. Horton and Meritage Homes Opening New Communities in the Vail Area of Tucson

TUCSON, ARIZONA – Meritage Homes and DR Horton recently purchased a combined total of 227-lots recently in the Hanson Ridge area of Vail for an aggregate amount of $14.7 million.

The new Meritage community consists of 126-lots, all 40’ wide, in the subdivision known as Pabst Ridge for $7,812,000 ($62,000 per lot). This transaction closed on February 25th.

D.R. Horton closed on an addition 101-lots with a mixture of 40’ and 50’ wide in the subdivision of Weissman Ridge for $6,897,500 ($68,000 per lot). This transaction closed on March 11th.

According to Redfin, in February 2022, Vail home prices were up 19.4% compared to last year, selling for a median price of $375,000. On average, homes in Vail sell after 43 days on the market compared to 44 days last year. There were 47 homes sold in February this year, down from 55 a year ago.

Both Meritage and DR Horton have been building in this area for some time. These new expansions will add to their offerings at Hanson Ridge, located along E Old Vail Rd, set against the stunning backdrop of the Rincon Mountains and within the highly sought-after Vail School District.
