Lincoln Property Co. Begins Construction on 2.5 Million s.f. Park303 Phase 2

Continues development momentum at record-breaking metro Phoenix industrial park

GLENDALE, Arizona – Following its record-breaking sale of Park303 Phase I, LPC Desert West, the Southwest arm of Dallas-based Lincoln Property Co., has kicked off construction of Park303 Phase 2. The new phase will bring nearly 2.5 million square feet in three new state-of-the-art industrial buildings fronting the Loop 303 in Glendale, Arizona.

Park303 Phase I was sold in September, 2021 to BentallGreenOak for $186 million, marking the highest single-building industrial sale price in Arizona history. The project was originally developed as two Class A industrial buildings, but was later combined to create a 1.25 million-square-foot facility supporting a full-building, long-term lease by Walmart.

Phase 2 brings LPC Desert West to a record high of almost 7 million square feet under development or construction in its region of Arizona, Nevada, Utah and New Mexico.

The three-building Park303 Phase 2 includes a “Building A” totaling 629,835 square feet on almost 38 acres, a “Building B” totaling 483,300 square feet on just over 30 acres, and a “Building C” totaling almost 1.26 million square feet on approximately 72 acres. Like Park303 Phase I, Buildings A and B are designed to quickly convert from two stand-alone buildings into one larger, 1.2 million-square-foot facility (with 104,052 square feet of infill space) to meet the needs of a major single user.

Phase 2 building amenities include 40’ clear height, touchless technology throughout, 25’ tall glass entries, 3,000 amps of power (expandable), 7’ slabs over 4″ of crushed rock, and steel moment frame shear bracing that allows for highly modern, automated racking and picking equipment. Phase 2 buildings will also include generous 5’ x 10’ clerestory windows on all elevations, which provide access to sky views and shifting natural light, shown to increase productivity and mental focus.

Collectively, the Phase 2 buildings will provide 430 dock doors, 778 trailer stalls and more than 1,556 parking stalls (all expandable). Both buildings are also Foreign Trade Zone capable.

At build out, the Park303 master planned industrial park will span 210 acres with the capacity to support nearly 4 million square feet of Class A industrial development.

Park303 directly fronts the Loop 303 freeway, offering freeway signage opportunities and convenient ingress and egress via two full-diamond freeway interchanges – placing it within a single-day truck haul to more than 33 million consumers. It also sits within Glendale’s New Frontier District and is one mile from the Northern Parkway, a 12.5 mile, high-capacity roadway providing rapid connection between the Loop 303 and US 60/Grand Avenue. The connection offers expedited distribution routes and allows employees to avoid common rush hour traffic delays on Interstate 10.

Pima County to host job fair for agencies that serve homeless Tuesday, March 8

PIMA COUNTY, ARIZONA — Pima County will host a job fair on Tuesday, March 8, for people who are looking to work with social service agencies and nonprofits that serve individuals and families experiencing homelessness.

The job fair — a joint effort by Pima County, the City of Tucson and the Tucson Pima Collaboration to End Homelessness — will be held from 1 to 4 p.m. in the Emily Nottingham Conference Center, Sentinel Building, 320 N. Commerce Park Loop. The building is located downtown, west of Interstate 10 and west of the Santa Cruz River along North Bonita Avenue.

Major organizations that will participate in the job fair include the United Way of Tucson and Southern Arizona, the Salvation Army, COPE Community Services, Goodwill of Southern Arizona, the Gospel Rescue Mission, Interfaith Community Services and the Primavera Foundation.

The organizations are trying to fill hundreds of openings, said Donna Ruthruff of the Business Services unit at the Pima County One-Stop.

“The social service groups that serve the homeless are struggling to find employees, so they have come together for this job fair to find people who want to serve the community and help people facing homelessness,” Ruthruff said.

Daniela Figueroa, chairperson of the Tucson Pima Collaboration to End Homelessness, added, “Since the onset of the COVID-19 pandemic, our community has received the largest infusion of new funding to address homelessness seen in decades. These additional federal, state, local and philanthropic resources have led to the creation of new positions during a time of staff shortage.

“Through the social services job fair, we hope to pair workers who wish make a difference in the lives of people experiencing homelessness with career opportunities at more than 20 local government and nonprofit organizations.”

Job-seekers are encouraged to dress for success and bring plenty of resumes.




NAI Horizon negotiates 3,100 SF investment sale of Buckeye, Arizona, retail/office building

PHOENIX, ARIZONA– NAI Horizon represented the seller in the disposition of the last remaining property in the seller’s income portfolio, a storefront retail/office building in Buckeye, Arizona.

NAI Horizon First Vice President Christopher Lewis represented Choices in Community Housing, Inc., of Buckeye, with the disposition of its entire portfolio over the last 12 months. The 3,100 SF retail/office asset is at 303 N.4th St., in Buckeye. The sale, which includes a parking lot at 307 N. 4th St., fetched $425,000 ($137 PSF).

“It was pretty nice to see all of their properties being sold at above list and allowing them to move on to other endeavors,” Lewis said.

The property, which is approximately 40 miles west of Phoenix in Downtown Buckeye, sits on .11 acres. The one-story, single-tenant asset was built in 1949.
