Highly Sought After, Industrial Flex Building Sells for $1.3 Million

TUCSON, ARIZONA – A multitenant industrial flex building at 2030 N Forbes sold for $1.3 million ($108 PSF) to Spokane-based investor, Boron Properties.

The 12,000-square-foot industrial concrete tilt-up building was built in 1978 on a 1-acre lot located in the Bedrock / Broadbent Industrial Park at Grant Road and I-10. It was fully leased at time of sale to five mixed-use long-term tenants and sold above asking price.

Some of the neighboring businesses include: Trane, Goodman, Carclo Plastics, American Refrigeration Supplies and Terminix. With convenient access to Tucson International Airport, University of Arizona, both I-10 and I-19 freeways, the property is within the highly sought-after Northwest submarket for high growth.

Sigma Contracting to break ground on 100,000 SF Potato Barn warehouse, manufacturing, retail project in Goodyear

SCOTTSDALE, ARIZONA  – Sigma Contracting, Inc. is scheduled to break ground in March on a $14 million, 100,000 SF warehouse, manufacturing, and retail space in Goodyear, Arizona, for unique furniture purveyor Potato Barn.

Sigma is constructing the ground-up building on 8 acres at the SWC of West McDowell Road and Pebble Creek Parkway in Goodyear. The tilt-up building will feature eight loading docks and comprise 25,000 SF of warehouse space, 20,000 SF of manufacturing space, more than 54,000 SF of retail/showroom space with administrative offices in the mezzanine area.

Potato Barn is a family-owned Arizona furniture store featuring unique collections and one-of-a-kind pieces imported from around the world. It is the second warehouse Sigma has built for Potato Barn. In 2018 Sigma constructed a $7.4 million, 100,000 SF headquarters and warehouse at 7104 E. Ray Road, in Mesa. The Goodyear facility is expected to deliver in late 4Q 2022.

Because of current market conditions and to control price escalation, as well as to enable the project to proceed smoothly once commenced, Sigma pre-emptively executed various subcontracts and components such as steel, rebar, doors, and concrete were ordered almost five months ago.

“All of us at Sigma are very excited to work again with the ownership of Potato Barn, Imagine Aria of Phoenix, Streamline Development, providing project management services; Adaptive Architects as the architect of record; and EPS Group providing civil and landscape services,” said Sigma President Dan Hinkson. “This team has been working on this for over a year and has been very proactive and collaborative in considering current market conditions.

“The preconstruction journey with Sigma, which began approximately a year ago, will pay many positive dividends during actual construction as it has allowed time for preparation, planning and pre-ordering materials to hedge the cost escalations we have witnessed throughout 2021 and continuing today,” Hinkson added.

Notable subcontractors include R&M Concrete, concrete; State Electric, electrical; and Alstate Steel, steel.




Mister Car Wash Coming to Cortaro Thornydale Commercial Center

Located across from Cortaro Plaza anchored by Bashas’, Wells Fargo, The Black Grill and Barnfire Western Grill and Circle K on the other corner, the mixed use project should help fill  a growing need for retail in the area.
