The Mangat Group Breaks Ground on New Peoria Self-Storage Facility in Optimal Location

Glendale-Based Land Developer Partners with Arizona Self Storage For Locally Owned and Operated Storage Units

PHOENIX, ARIZONA – Glendale-based land development company, The Mangat Group, has partnered with Aberdeen Management & Development to build and operate the next Arizona Self Storage facility in Peoria. The groundbreaking was October 20.

The new 122,000-square-foot facility will be located on the southwest corner of Loop 101 and Olive Avenue. Tony Mangat, founder of The Mangat Group, is the landowner and part owner of the new facility, making this his first array into the storage industry.

“I have been building various projects in Arizona for a while now and continue to see the growth of community throughout the Valley,” says Mangat. “We wanted to create a facility that will service all storage opportunities throughout the community. This project has been in the works for a while now, and to see our goal being achieved is astounding.”

This is Arizona Self Storage’s ninth property in the state and third in the West Valley. Amenities will include fully air-conditioned units, on-site professional managers, state-of-the-art security and a unique enclosed drive-thru loading bay for an easy and protected moving experience. The four-story Class A building will have approximately 875 storage units.

Aberdeen Management & Development will oversee the development and ongoing operations of the facility. RKAA Architects has designed, and Campbell Development will build. Construction begins late October 2021 with a year build, setting an opening for October 2022.

Canoa Ranch Hosts George Strait Tribute Concert

PIMA COUNTY, ARIZONA – Historic Canoa Ranch will host an outdoor concert by the band Strait Country this Saturday, Oct. 23.

The gates open at 3 p.m., and the concert is scheduled for 4 p.m. Guests should bring a folding chair or blanket to sit on during the show.

The band is a tribute to the music of country singer George Strait, who retired from touring in 2014. The event is sponsored by Friends of the Canoa Parks.

Marcus & Millichap Arranges the Sale of River Rock, a 48-Unit Apartment Building in Mesa, Arizona

MESA, Ariz., Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced  the sale of River Rock, a 48-unit apartment property located in Mesa, Arizona.

According to Ryan Sarbinoff, regional manager of the firm’s Phoenix office, the asset sold for $11,040,000 ($230,000 per unit).

“Equidistant to both the Mesa Riverview and downtown Mesa entertainment districts, River Rock is well-positioned near a diverse landscape of employment opportunities and lifestyle amenities,” shared Paul Bay, first vice president investments in Marcus & Millichap’s Phoenix office. “New ownership will have the opportunity to complete the programmatic interior renovations already started at the property to capitalize on favorable monthly premiums.”

Bay had the exclusive listing to market the property on behalf of the seller, a private investor. The buyer, another private investor, was procured by Bay.

River Rock is located at 447 West Rio Salado Parkway in Mesa, Arizona. The apartment community consists of 48 total units, 25 of which have been renovated. All apartments have individual washer/dryer units as well as patios/balconies.
