Shake Shack sale marks Phoenix Commercial Advisors’ third closing at 99th Avenue & McDowell

Shake Shack
Shake Shack trades for $3.9M

PHOENIX, (September 24, 2026) – Phoenix Commercial Advisors facilitated the sale of Shake Shack, a newly built, single-tenant restaurant property. The property, located on the northeast corner of 99th Avenue and McDowell Road in Phoenix, sold for $3,900,000, or $1,083.33 per square foot.

The 3,600-square-foot restaurant building, built in 2025, was 100 percent leased at the time of sale to Shake Shack under a newly signed 15-year absolute NNN lease. The building features a rare drive-thru prototype design — one of only approximately 39 such locations in Shake Shack’s national system — and sits as an outparcel to a new shopping center anchored by Sprouts Farmers Market. The site is positioned at the interchange of Interstate 10 and Loop 101, one of the highest-trafficked intersections in Arizona.

Danny Gardiner and Chad Tiedeman at Phoenix Commercial Advisors represented the seller, Thompson Thrift, in the transaction.

Phoenix Commercial Advisors has now completed three transactions at the intersection on behalf of the same seller, Thompson Thrift. Danny Gardiner and Chad Tiedeman previously represented the seller in the $30,700,000 sale of Ninety Ninth Ave, the adjacent 47,201-square-foot, Sprouts Farmers Market-anchored shopping center, in November 2025, and in the $2,571,400 sale of a 2,080-square-foot Valvoline-occupied ground lease pad at the same corner in March 2026. The string of closings underscores continued investor demand for well-located retail throughout the West Valley.

“Brand-new Shake Shack with their rare drive-thru prototype rarely come to market, and this one checked every box for investors: strong location, long-term lease, strong tenant and passive NNN income” said Danny Gardiner of Phoenix Commercial Advisors.

Formed in 1996, Phoenix Commercial Advisors is a commercial real estate services company. The company specializes in retail commercial brokerage in Phoenix, Tucson, and surrounding Arizona communities, providing leasing services, tenant and landlord representation, investment sales and redevelopment services to local and national retailers and property investors. Offering the expertise of 250 combined years of experience, Phoenix Commercial Advisors is also member of ChainLinks Retail Advisors, the premier national retail platform connecting elite brokerage companies across the top 50 North American markets.
