Northern Marana continues to be in demand as LGI Homes picks up new parcel

MARANA, Arizona –  LGI Homes purchased 10 acres at the Northeast corner of Sanders and Moore Roads in Marana for approximately $1.073 million ($107,000 per acre). The land purchased for a new community was zoned ‘neighborhood commercial’ which allowed higher density residential uses.  LGI has submitted a preliminary subdivision plat for (54) 40’ x 110’ lots.

Will White and John Carroll of Land Advisors were the only brokers involved in the transaction and represented the seller, a joint venture between Susan Ong, CCIM, of Tucson-based BroadStone Commercial Real Estate, and Carl Winters and Mark Winkleman of Phoenix.

“North Marana continues to be a big “go to” area by the Tucson region’s homebuilders,” White said. “The submarket is extremely balanced with very good production into 2020 and limited, developable supply going forward. We fully expect Marana to continue to be a large part of the homebuilders’ Tucson business plans over the coming years.”

LGI Homes is a Texas-based builder of housing developments, with its development projects mostly focused in the southwestern region of the United States. According to Builder Magazine, LGI Homes is the 10th largest home builder in the United States.

CBRE Negotiates Sales of Three Metro Phoenix Apartment Communities

Arcadia Palms, 4446 N. 36th Street, Phoenix

PHOENIX, ARIZONA – CBRE announced the sale of three metro Phoenix apartment communities in March.

Brian Smuckler, Jeff Seaman, Derek Smigiel and Bryson Fricke of CBRE in Phoenix represented the sellers and the buyers in the following transactions.

Los Olivos Partners, LLC, sold Arcadia Palms, a 34-unit mid-century modern apartment community in Phoenix’s Arcadia neighborhood, to Sigma 301, LLC for $6.7 million. Located at 4446 N. 36th Street and built in 1964, Arcadia Palms was renovated and repositioned in 2017. Interior finishes include wood-plank vinyl flooring, white shaker cabinetry and bathroom vanities, quartz countertops, stainless steel appliances and in-suite washers and dryers. The property places residents within walking distance to restaurants and short commutes to several central job corridors, including Camelback Corridor, downtown Scottsdale, downtown Phoenix and Tempe.

Fringe Capital Partners acquired Scottsdale Hayden apartment community from Roger Frantz and /Barbara Ernestus  for $4 million. The 25-unit boutique apartment community is located at 2635 N. Hayden Road in South Scottsdale. The unit mix comprises two-bedroom floor plans that average 875 square feet. The units feature fully appointed kitchens with full-size electric appliances, ceiling fans, walk-in closets and private patios on first floor units.

The Alden, a 16-unit boutique apartment community in Phoenix’s lower Arcadia neighborhood sold to Kinsale Holdings, LLC for $2.9 million. The seller was Suzanne C. Vazzana & Alden E. Seifried III. Located at 3109 N. 36th Street, the property was built in 1989 and renovated in 2019. The unit mix features one-bedroom/one-bath and two-bedroom/two-bath floor plans that average 778 square feet. Half of the units have been fully renovated and feature fully appointed kitchens with white shaker cabinetry, quartz countertops, ceramic wood-style flooring, stainless Steel appliances, in-suite washers and dryers and private patios.

Arizona Builders Alliance hires Tricia Schmidt as Director of Apprenticeship

PHOENIX – Arizona Builders Alliance hires Tricia Schmidt as Director of Apprenticeship. In this new role, she will be responsible for program design, outreach and compliance for the ABA. In addition, Schmidt is looking towards incorporating synergy and structure which will in turn elevate program awareness, funding, participation, retention and diversity.

Schmidt brings over 30 years of experience in commercial aviation where she was responsible for curriculum development, instruction, and the integration of policies and procedures. At the height of her aviation career, she was cabin safety manager where she supported the safety reporting system in its evolution from paper to online and enacted the Aviation Safety Action Program.

“Tricia has invaluable experience leading teams, improving instructor outcomes and is a great addition to the ABA,” said Tom Dunn, ABA President. “In these changing times, we will all be working towards expanding our apprenticeship program and offering more ways to learn about the great opportunities in construction.”

After retiring from the aviation industry, Schmidt obtained her certification in Human Resources, SHRMCP, leading her to her most recent position as the training coordinator for TD Industries, Inc. Schmidt demonstrated excellence in managing leadership and development training, recruiting top industry professionals for mechanical construction, and further developing the apprenticeship program for the following crafts: pipe fitting, plumbing, sheet metal, and HVAC trades.

“I am looking forward to building a strong ABA apprenticeship team and partnering with our community and industry employers as we promote opportunities that result in rewarding careers,” remarked Schmidt. “The need for skilled trades is endless and collaboration is essential to fill this gap.”
