The Works Welcomes First Tenants as Gateway Center Transformation Takes Shape

Kiln and Tap & Bottle join Bourn Companies’ mixed-use destination, bringing flexible workspace, hospitality, and community gathering spaces to Tucson’s east side.
Tucson, Arizona (September 11, 2026) – Bourn Companies today announced the first tenants for The Works, a transformative mixed-use redevelopment currently underway at 1010 North Finance Center Drive in Tucson’s Gateway Center district. Hospitality-driven workplace brand Kiln and Tucson favorite Tap & Bottle have signed leases at the nearly 50,000-square-foot project, marking a significant milestone as the redevelopment moves toward its anticipated first quarter 2027 opening.
Kiln Tucson will occupy approximately 26,000 square feet, leasing the building’s entire second floor and establishing its first Tucson location. Tap & Bottle will bring its signature neighborhood craft beer experience to the ground floor, creating an inviting destination that complements The Works’ vision of blending work, hospitality, dining, and community.
The Works is transforming a former office building into a vibrant mixed-use destination where people can work, gather, dine, and connect. The redevelopment will feature flexible workspace, food and beverage, entertainment, outdoor patios, and a central courtyard designed to serve businesses, visitors, cyclists along The Chuck Huckelberry Loop, and the surrounding community.
Rather than functioning as a traditional office building, The Works has been designed as a place where work naturally extends into community, creating opportunities for collaboration, social connection, and local experiences throughout the day.
“The Works has always been about creating a destination rather than simply redeveloping a building,” said McKay Stevens, Commercial Development Principal for Bourn Companies. “We are intentionally bringing together businesses that complement one another and create reasons for people to spend time here throughout the day. Kiln and Tap & Bottle embody that vision by combining hospitality, community, and experiences that extend well beyond their individual spaces.”
Known for its hospitality-focused approach, Kiln creates thoughtfully designed workplaces for entrepreneurs, remote professionals, growing teams, and established companies. Its communities combine private offices, coworking, meeting and event spaces, professional programming, wellness experiences, to create an environment designed around both productivity and connection.
“Tucson has a unique combination of entrepreneurial energy, established businesses, great talent, and an incredible quality of life, and we’re excited to become part of that community,” said Kyle Kilcomons, VP of Marketing at Kiln. “With Kiln Tucson, we have the opportunity to create a place where people and teams can do their best work, build meaningful relationships, and genuinely want to spend their time. The Works is a natural home for that vision.”
Tap & Bottle has become one of Tucson’s most recognized bar and bottleshop destinations by creating welcoming neighborhood gathering places centered around thoughtfully curated beverages and genuine community connections. Its newest location at The Works will expand that experience through indoor and outdoor spaces designed to encourage people to gather, connect, and enjoy the energy of the development.
“From the beginning, Tap & Bottle has been about bringing people together over great beverages and meaningful conversation,” said co-owner, Rebecca Safford. “The Works shares that same community-first philosophy, and we are excited to become part of a collaborative space that encourages people to celebrate and spend time together in a locally-focused destination.”
The announcement reflects the tremendous momentum occurring at Tucson’s Gateway Center district, where both public and private investment continue to strengthen the area’s role as an emerging commercial destination.
Additional leasing opportunities remain available for complementary food and beverage, retail, entertainment, wellness, and service-oriented businesses seeking a presence within one of Tucson’s emerging mixed-use destinations. Bourn Companies continues to work with prospective tenants that align with The Works’ vision of creating an active, walkable environment centered around its courtyard and direct connection to The Loop.
Kiln Tucson is anticipated to open in early 2027. The waitlist is now open at kiln.com.
