First Goodwill “Good Threads” Boutique Now Open On Oracle

gt3Goodwill Industries of Southern Arizona opened its first boutique store, ‘Good Threads’ on April 4th at 7366 N Oracle Road, Suite 190, Oro Valley, north of the northeast corner of Ina and Oracle Roads. The 5,000 sq. ft. was formerly occupied by Tres Amigo Primo, and leased by Goodwill in February. It took about two months for improvements with designer touches to be completed in the space, with 3,000 sq. ft. retail and 2,000 sq. ft. for storage.

As soon as you enter Good Threads, you realize this isn’t like other Goodwill stores. With incandescent lighting and plush seating at the dressing rooms, there are wall murals and shelving with travel chests and treasures displayed, all combine for a pleasurable shopping experience in an upscale ambiance. The idea for Goodwill is to maximize the value of higher-end donations; it is only the prices that remind you that you are at a Goodwill.

Sales for Good Threads, like sales at all Goodwill stores in Southern Arizona, go to help fund job training and placement services provided by the non-profit agency.

Industrial Sales for the Week April 4-8

Wholesalers Property Co, LLC an affiliate of WinWholesalers of Dayton, OH, the parent company of locally owned Tucson Winnelson Company (Tony Victorino, President) paid[mepr-show rules=”58038″]$1.17 million cash ($46 PSF) for the industrial building at 2565 N Huachuca Drive in Tucson on 2 acres at Grant Road Industrial Park from Tucson Bradley Group, LLC of Newport Beach, CA (Bryan Bradley, member) in a short sale transaction.

WinWholesale conducts business-to-business wholesale distribution of plumbing and heating supplies for commercial and residential new and remodel projects; it has been in Tucson for 35 years dba Tucson Winnelson. The 25,412 sq. ft. building (built 1977) will be used to consolidate Winnelson’s two current locations at 1057 E Mill Street and 3333 N First Avenue under one roof. Moving date was unknown at this time and dependent on the time for TIs.

Victorino commented, “Business is looking up these days, we have several high profile projects in the works such as One East Broadway and another 170-units in Oro Valley; but price and location were the primary reasons we purchased at this time.” The privately-held company consists of approximately 700 wholesaling locations in 18 states, which WinWholesale is an equity partner.

Rob Glaser and Paul Hooker with Cushman & Wakefield / Picor Commercial Real Estate Services in Tucson represented the seller, while Tim Healy and Bob Delaney of CBRE in Tucson represented the buyer in the transaction.

Modern Court Properties, LLC an affiliate of Reprocessing Products Corp in Tucson, AZ (Michael Honstein, partner) a private company that supplies and manufacturers physicians and surgeons equipment bought the industrial building at 1621 W Modern Court at the Shamrock Center from Tessman, LLC of Tempe (Ron Schuman, manager) for $485,000 or about $76 per sq. ft. on a 27,356 sq. ft lot was built in 2008. The seller was an owner/ user and the buyer occupied the building next door at 1623 W Modern Court prior to the sale. The buyer will use property for business expansion.

Ron Zimmerman of Newmark Grubb Knight Frank in Tucson represented the seller, while Paul Hooker of Cushman & Wakefield / Picor Commercial Real Estate Services represented the buyer.

JTM Investments, LLC of Tucson (Joe Middendorf, principal) bought 601 West Rillito for $160,000 ($39 PSF) in an all-cash transaction from Arizona Pipe Trades Joint Apprenticeship of Phoenix. The buyer is a local investor who purchased the vacant, free-standing building to renovate for lease. The building was built in 1963 on a 9,185 sq. ft. fenced lot.

Whirlygig Builds To Suit In Sahuarita

Smith’s Food & Drug Centers, Inc. of Salt Lake City, UT (Mark Tuffin, President) purchased a 26,701 sq. ft. pad in the ‘Mercado at La Canada’ from La Canada Land Holdings, LLC, an affiliate of locally owned, Whirlygig Properties (Barry Kitay and Lynn Taylor, principals) for $500,000, or approximately $19 PSF. Smith’s is constructing a gas station at the site anchored by Fry’s Food & Drug Store, Ace Hardware and Goodwill. The fueling station is anticipated to open in May and is located north of the northeast corner of La Canada and Lambert Lane in OroValley.

Subsequently, in an unrelated transaction, Whirlygig purchased through an affiliate group, WG Sahuarita Holdings, LLC a 2.9 acre outparcel at Madera Marketplace in Sahuarita for $575,000 ($4.55 PSF) from Evergreen-Interstate 19 & Nogales, LLC, an affiliate of Diamond Ventures of Tucson (David Goldstein, CEO). Construction is underway at this site for a 16,900 sq. ft. build-to-suit for Goodwill of Southern Arizona and Rubs Massage Studio. The lot is to be split, with about 58,000 sq. ft. of the remainder land under negotiation for re-sale to a second anchor.

Whirlygig is the exclusive representative for Goodwill Industries of Southern Arizona that will occupy 14,400 sq. ft. in this building. Madera Marketplace is immediately east of the full diamond interchange at Interstate 19 that connects the Sahuarita trade area with Tucson and Nogales, its anchored by such tenants a Super Walmart, Walgreens, Wells Fargo, Bank of America and Carl’s Jr.

The other tenant, Rubs Massage Studio, a Tucson-based business since 2004, will occupy 2,500 sq. ft. at Madera Marketplace. This will be Rubs sixth location in the Tucson region, opening three over the past year. Its latest center opened in November at 10580 N La Canada Drive in OroValley, that followed the April opening of Rubs at 7385 W Wrightstown Road. Other Rubs locations are at 5151 N Oracle Road, 1531 N Wilmot Road and 7385 S Houghton Road.

Whirlygig is developer and builder for the Madera Marketplace outparcel. Lynn Taylor at Whirlygig said, “They continue to keep their eyes and ears open for build-to-suit opportunities that may present themselves,” but adds, “spec buildings are not part of the foreseeable future.”
