Tucson Estate Once Listed for $22 Million On Auction Block

Auction sale May 14A 25,000 sq. ft. luxury estate on 20 acres with 4 ready-to-build lots was listed in 2007 for $22 million. “The price was lowered to $15.9 million in 2011 and reduced to $12.95 million in 2012,” the Wall Street Journal quoted the current listing agent, Martha Briggs of Long Realty in Tucson. It is now scheduled to be auctioned with a minimum bid of $8.4 million.

The estate at 7474 N. Catalina Ridge Drive, Tucson, Arizona 85718 is on 6 acres with four ready to build 3.3 acres homesites The offering can be purchased in its entirety or as individual parcels.

The owner, Carey Marmis, is a real estate developer who assembled the land in multiple transactions during the 1980s and spent almost a decade designing and building the house complete with views of the Tucson valley, has seven bedrooms, 11 bathrooms, a library and home theater, two elevators, a 2,200-bottle wine cellar, a 45-foot wall of Coconino sandstone, and a stainless steel roof. There is also an Olympic-size shooting and archery range, a pool and tennis court according to the auction company.

The auction, with bids due May 14th by 5:00 p.m., is being handled by Sheldon Good & Company of New York. To participate, a bidder must view the property by appointment during the open house dates from 4:00 to 7:00 p.m. on the following dates: April 20, 21, 26 and 27; May 3, 4, 10, 11 and 12.

Golf Cars Of Arizona Buys Its Building In Green Valley

DRPM Holdings Green Valley, LLC of Green Valley (Dareck Makowski, manager) purchased the building at 251 West Calle De Las Tiendas in GreenValley

for $600,000 ($150 PSF) from Del Norte Properties, Inc. of Green Valley (Michael Sweeney, President). Makowski bought the business ‘Golf Cars of Arizona’ about a year earlier with two other other locations at 4888 E 22nd Street in Tucson and 15617 N Oracle in Catalina, AZ.

The 4,000 sq. ft. in two buildings was build in 1976 and 1986. The company had been a tenant in the Green Valley space for about 17 years and will continue to stay open while remodelling the building for about $100,000 for a November 2013 planned completion.

Golf Cars of Arizona is the largest golf car dealership in Southern Arizona and offers new, reconditioned, used, solar and rental golf cars. Also a parts department that offers an extensive inventory of parts for all makes of golf cars and carts in Green Valley, Tucson, and Catalina. It also offers fantastic deals on golf cars batteries and specializes in finding the perfect golf car battery for each golf car.

Golf Cars of Arizona first opened in Tucson in 1980 with a modest store. In time, Golf Cars of Arizona grew bigger and bigger, opening a location in Green Valley in 1993, and then a third location in Catalina in 1994. From serving 1,000 customers in 1995 to selling the 10,000th car in February of 2012, it must be doing something right by its customers.

Under the new ownership, in the fall of 2012 the next big move happened when the company closed its Alvernon location and replaced it by a new facility at 4888 E 22 Street, thereby expanding service capacity and offering a more customer friendly location – like ample parking and a new showroom that is twice as big as the old one.

“In the 32 years of business the future never looked brighter; the new look and feel of the stores is designed to give our customers the best buying experience possible as well as a new “can do” attitude. We don’t just sell our cars – we build long term relationships with our customers and give the best after-sale service in the industry. Many of our customers are on their second or third golf car that they have purchased from us,” Makowski added.

Cornerstone Plaza Sells For $3.05 Million

All Real Property, Inc. of Delaware, an investment group affiliated with Height Properties, LLP of Tucson (Eric Laytin, manager) bought Cornerstone Plaza at 2485 N Swan Road[mepr-show rules=”58038″] for $3.05 million ($218 PSF) located northwest of the Swan and Grant Roads intersection, and anchored by Walgreens, Bally Fitness and Applebees.

The seller, TRES S.E.Z., Inc (Neil Capin, CEO) was represented by court-appointed receiver, Michael Stilb of CBRE Tucson Management Services of Tucson.

The 14,000 sq. ft. strip center (built 2000) includes such tenants as Panda Express, Jimmy John’s, Alltel, Swan Nails Spa, Warehouse Vitamins and Cost Cutters. It sold with two vacancies.

The property is located across the street from the 200,000 sq. ft. Crossroads Festival on the northeast corner, anchored by Fry’s Food and Drug, Bed Bath and Beyond, Grant Road Cinema, Party America, and Outback Steakhouse; Trader Joe’s and Petsmart are on the southeast corner. The trade area comprises densely populated residential neighborhoods with middle to above average household incomes.
