Cadence CapitalThree fully leased retail buildings in Marana sold as Cadence completed a second Arizona shopping-center acquisition in Surprise within days

MARANA, ARIZ. (July 28, 2026) — Cadence Capital Investments entered the Arizona retail market with the $16.8 million acquisition of three fully leased retail buildings at Gladden Farms Commercial Center in Marana.

Gladden Farms Partners LP and Belton16 LLC, affiliates of Cadence Capital Investments, purchased the buildings from Barclay Holdings CXXII LLC, an affiliate of Barclay Group Holdings. The investment sale closed July 1.

The transaction comprises three buildings totaling approximately 24,290 square feet on 5.04 acres at 11320, 11360 and 11370 W. Tangerine Road. The purchase price equates to approximately $691.64 per square foot, or $5.6 million per building.

The properties are located within the new Fry’s Marketplace-anchored Gladden Farms Commercial Center at the northeast corner of Tangerine Road and Lon Adams Road. Barclay Group described the transaction as evidence of continued investor demand for well-located retail properties in fast-growing trade areas, particularly grocery-anchored centers supported by consistent traffic, strong demographics and a diverse tenant mix.

The acquired properties include the approximately 6,090-square-foot Shops A building, leased to Thai Chili 2 Go, Tropical Smoothie Café, Fat Dogs and Black Rock Coffee Bar.

The approximately 14,000-square-foot Shops B building is leased to My Dr Now, Classic & Fancy Nails, Supercuts, Domino’s Pizza, Peachwave, Verizon, Eden’s Echo Farmstead, The UPS Store and Jersey Mike’s Subs.

The approximately 4,200-square-foot Shops C building is occupied by Heartland Dental. The buildings were constructed in 2024 and are zoned Village Commercial by the Town of Marana.

Matthew Archer, vice president of Barclay Group, represented the seller. Josh Katzner, manager of Belton16 LLC, represented the purchasers.

Barclay Group continues to market one remaining pad at the center. The available site contains approximately 49,619 square feet, according to transaction materials. Barclay’s property information identifies Archer as the leasing contact for the remaining space.

The Marana closing came shortly after Cadence acquired Grand Village Center in Surprise, marking a nearly simultaneous entry into both the Tucson and Phoenix metropolitan retail markets.

Grand Village Center, a 52,685-square-foot necessity-based retail center at the southeast corner of Reems Road and U.S. Route 60, sold June 24 for $10.7 million, or $203 per square foot. John Schweikert and Chad Tiedeman of Phoenix Commercial Advisors represented the seller, whose identity was not disclosed in the brokerage announcement.

Together, the two acquisitions added approximately 76,975 square feet of Arizona retail space to Cadence’s portfolio for a combined investment of $27.5 million.

Founded in 2001, Cadence Capital Investments is a Greenwood Village, Colorado-based real estate development and investment company with experience in shopping-center acquisition, redevelopment, build-to-suit projects and value-add investments. Before the Arizona acquisitions, the company’s publicly identified market presence focused on Colorado, California and Washington.

Chase Bank Opens New Tucson Location on Ground-Leased Property

Chase Bank

TUCSON, AZ (July 28, 2026) — JPMorgan Chase Bank has opened its newest branch in Tucson at 4697 S. Campbell Avenue at Missouri Street. The +/-3,120 SF branch with walk-in and drive-thru service was built on a +/- 53,239 SF parcel of land it secured on a long-term ground lease with the ground lessor, Campbell/Missouri, LLC.

Nancy McClure, Senior Vice President and Market Leader with Western Retail Advisors in Tucson, formerly with CBRE, represented Chase Bank in the transaction. The ground lessor was self-represented.

The freestanding parcel is located within Kino Gateway Center, which is anchored by Fry’s Food & Drug, Dollar Tree and Ace Hardware, among other retailers. The site is strategically positioned just south of the Mosaic Quarter sports complex, now under construction, and near the manufacturing and back-office employment hub surrounding Tucson International Airport.

McClure noted, “Chase Bank had been operating a branch inside the Fry’s grocery store in the same development for many years and it was committed to servicing the community in which it is located with this freestanding branch bringing opportunity for those in the area to have ease of access to financial advisory and banking services.”

The new branch reflects continued commercial investment in central Tucson, where nearby development, recreational projects and employment centers are increasing demand for convenient banking and financial services.
