TUCSON, ARIZONA (Sept. 4, 2026) — The Pain Institute of Southern Arizona property at 4881 E. Grant Road has sold for $5.71 million, marking another investment sale in Tucson’s medical office market.

MOB Grant LLC of Southfield, Michigan acquired the approximately 14,771-square-foot two-story office building from Elliott Bay Medical Properties Holdings III LLC of Seattle. The transaction closed August 10, 2026.

The property, located on approximately 0.74 acres near Grant Road and Swan Road, was built in 2008. The sale equates to approximately $386.60 per square foot and traded at a reported 6.83 percent capitalization rate.

The building is occupied by the Pain Institute of Southern Arizona and sits in Tucson’s northeast submarket, an area with a strong concentration of medical users near Tucson Medical Center and other health care providers.

The transaction also represents a quick resale of the property. The building previously sold in April 2025 for $5.5 million, meaning the latest sale reflects a modest increase in value over roughly 16 months.

Christian Whippel is the seller, while Paul A. Stoduski is listed as a member of the purchasing entity, a medical related investment portfolio.

The sale underscores continued investor interest in medical office properties, particularly assets with established health care tenants and locations near major medical corridors.
