Biltmore Fashion Park

New Tenant Commitments Mark Continued Redevelopment Momentum at Landmark Destination

PHOENIX (June 1, 2026) – RED Development has fully leased the office building at Biltmore Fashion Park, signing Van Trust and Phoenix Design One (PDO), to bring the over 30,000-square-foot building to full occupancy.

VanTrust, a national, family-held real estate development company, signed a lease on the second floor, relocating from its existing Phoenix office. PDO, a full-service interior architecture firm specializing in corporate office interiors, also signed a lease on the second floor, a move that follows the firm’s merger with its new parent company, RDC. The building, situated above The Capital Grill, Ralph Lauren, and Herman Miller, also houses the corporate headquarters of Smead Capital Management and RED Development.

“We are genuinely excited to be part of the evolution of Biltmore Fashion Park,” said Keith Earnest of VanTrust. “Our location within the project gives us immediate access to an incredible variety of restaurants and retail, as well as a front-row seat to the future enhancements RED is planning.”

The building reflects a significant conversion effort by RED, transforming former retail space into office use following its acquisition of the property, a response to sustained demand for well-located, amenity-rich Class-A office space in the Biltmore corridor.

“This space was a natural fit for where PDO is headed,” said Sophia Humphrey, NCIDQ, principal of PDO. “Being in the heart of the Biltmore area puts us closer to our industry partners, and joining a project that RED Development has so thoughtfully redeveloped, as a neighbor to RED itself, felt like the right move at the right time.”

The newly leased building is one milestone in RED's broader, multi-year redevelopment of Biltmore Fashion Park. Coming soon, the center will undergo landscaping enhancements designed to draw on the midcentury modern and Frank Lloyd Wright-influenced architecture of the Biltmore neighborhood, with lush plantings, lounge-style seating, and a renewed sense of arrival that reflects the area's five-star character.

As the state’s original luxury outdoor shopping and dining destination, Biltmore Fashion Park is home to more than 45 shops and restaurants, including national names and local favorites. Flagship retailers like Life Time, Ralph Lauren, and Macy’s anchor the center, alongside popular destinations such as Anthropologie, Pottery Barn, J.Crew, Williams Sonoma, True Food Kitchen, Blanco Cocina + Cantina, and Zinburger.
