Tucson leasing activity

TUCSON, AZ (July 28, 2025) -- Retail led the Tucson leasing activity this week with over 80,000 square feet leased across a mix of national brands, boutique shops, and service providers. The largest deal was Just Between Friends’, a 26,500-square-foot seasonal lease on the east side, followed closely by Boot Barn’s 20,175-square-foot commitment in Madera Marketplace, Sahuarita. Other notable retail leases included Buffalo Bell, Color Me Mine, and Green Drop, highlighting continued demand for neighborhood centers. Urban Outfitters and Rent-A-Center renewed at established locations, showing tenant stability in key corridors.

The industrial sector saw two significant leases, Tiberius Aerospace and LYMI Inc. (City Wide Facility Solutions) secured spaces totaling over 22,000 square feet, underscoring ongoing demand in the northwest and south submarkets.

Office leasing was modest, with deals under 1,500 square feet for medical, nonprofit, and wellness users. A small expansion by Pacific Dental Services at Colonia Verde Shopping Center rounded out the activity.

Overall, the week reflected healthy demand across sectors, with strong activity in retail and steady movement in industrial and office.

INDUSTRIAL -  8210 S Nogales Hwy, Tucson, AZ 85756 – Central Submarket
LYMI Inc., operating as City Wide Facility Solutions of Southern Arizona, leased an approximately 10,500 square feet warehouse on a 43,560 square foot parcel from Ideal Ranch Holdings LLC. Andreas Castillo and Jeramy Price of VOLK Company represented the landlord.

RETAIL - 2520 S. Harrison Rd., Tucson, AZ 85748 – East Submarket
Just Between Friends leased 26,500 square feet of retail space from Harrison 135th St., LLC. Natalie Furrier and Greg Furrier with Cushman & Wakefield | PICOR represented the landlord. Just Between Friends sale runs July 23–26.

RETAIL - Madera Marketplace Shopping Center, Sahuarita, AZ 85629 – Green Valley/Sahuarita Submarket
Boot Barn Western and Work Wear leased 20,175 square feet from TNG Green Valley LP. Dave Hammack and Aaron LaPrise of Cushman & Wakefield | PICOR represented the landlord, while Todd Folger of CBRE Phoenix represented the tenant.

INDUSTRIAL - 8020 N Business Park Dr, Tucson, AZ 85743 – Northwest Submarket
Tiberius Aerospace, Inc. leased 12,019 square feet from LEL Arizona, LLC. Joey Castillo of VOLK Company represented the tenant; William Mordka of Harvey Mordka Realty represented the landlord.

RETAIL - 120 S Euclid Ave, Tucson, AZ 85719 – Central Submarket
Speedy Novus Glass LLC leased 3,125 square feet on a 20,120-square-foot parcel from 120 S Euclid LLC. Joey Castillo and Dave Volk of VOLK Company represented the landlord; Keri Scott of Colliers International represented the tenant.

RETAIL - Colonia Verde Shopping Center, 7111 E. Tanque Verde Rd., Suites 107 & 113, Tucson, AZ 85715 – Northeast Submarket
Pacific Dental Services LLC has renewed and expanded its space to a total of 3,800 square feet. Dave Hammack with Cushman & Wakefield | PICOR represented the landlord; Joe Doucett with Newmark Real Estate represented the tenant.

RETAIL - 9172 S Houghton Rd., Suite 140, Tucson, AZ 85747 – Southeast Submarket
Beauty and Beasts Salon, LLC, leased 2,000 square feet. Joey Castillo, Andreas Castillo, and Jeramy Price of VOLK Company represented the landlord; Dave Hammack of PICOR represented the tenant.

MEDICAL OFFICE - 5225 E Knight Dr., Suite 101, Tucson, AZ 85712 – Northeast Submarket
J2 Laboratories leased 2,280 square feet. Isaac Figueroa, CCIM, SIOR, with Larsen Baker represented the landlord.

RETAIL - 1104 S Wilmot Rd., Tucson, AZ 85711 – East Submarket
Pisey Taing leased 1,972 square feet for Buffalo Bell, a quick-serve wing restaurant. Ana Aguilar and Jeramy Price of VOLK Company represented the landlord.

RETAIL - Oracle Wetmore Shopping Center, 4386 N. Oracle Rd., Suite 156, Tucson, AZ 85705 – Central Submarket
Color Me Mine leased 1,750 square feet from Acacia-Tucson LLC. Aaron LaPrise of Cushman & Wakefield | PICOR represented the landlord; Richard Aries with ESR Commercial represented the tenant.

RETAIL - Villages at Sam Hughes, 2512 E. 6th St., Tucson, AZ 85716 – Central Submarket
All M Designs, LLC leased 1,457 square feet for a home goods and women’s clothing boutique. Joey Castillo and Andreas Castillo of VOLK Company represented the landlord.

OFFICE - Mesquite Corporate Center, 1650 E. River Rd., Suite 203, Tucson, AZ 85718 – Foothills Northeast Submarket
Avanzar Wellness leased 1,393 square feet from Mesquite Properties LLC. Molly Mary Gilbert, CCIM of Cushman & Wakefield | PICOR represented the tenant; David Montijo with CBRE represented the landlord.
