Tucson Lease Report – March 30 – April 3, 2026

TUCSON, AZ (April 7, 2026) — Tucson’s latest lease activity totaled 33,837 square feet this week, including 24,211 square feet of new leases and 9,626 square feet of renewals. Industrial space led the report with 24,961 square feet leased overall, followed by 8,720 square feet of retail space and 156 square feet of office space. The week’s largest new lease was Tier One Coachwerkz, LLC’s 9,250-square-foot industrial lease at 6260 N Travel Center Dr., part of a broader 45,000-square-foot redevelopment. In retail, Showcase Flippin’ It Estate Liquidation signed for 4,497 square feet at Oracle Limberlost Shopping Center, while Cairn Counseling Services, LLC leased a 156-square-foot executive office at Pima Corporate Center.

Keystone Partners Buys Former Family Dollar on Grant Road for Jerry’s Uniforms Conversion

TUCSON, AZ (January 13, 2026) — Keystone Partners Holdings LLC has purchased a former Family Dollar retail store at 3607–3625 E. Grant Road in central Tucson for $1,087,131 ($124.87 PSF). The sale closed on December 22, 2025, for an owner-user redevelopment.

The 8,706-square-foot freestanding retail building, built in 2004, sits on approximately 0.84 acres near the Grant Road/Dodge Boulevard corridor with C-2 (General Commercial) zoning, high-traffic exposure, monument signage, and roughly 45 parking spaces, positioning the site for adaptive reuse.

The seller was Impulso 3625 LLC, managed by Marcelo Marcos of Aventura, Florida. The buyer, Keystone Partners Holdings LLC, is based in Tucson, with Scot Jones as managing member.

Volk Company handled the sale with Andreas Castillo, Joey Castillo, and Jeramy Price as the listing brokers.

The buyer plans to convert the property to a Jerry’s Uniforms store, continuing the site’s retail use while repositioning the asset for a new operator.

As the Editor’s Insight reflects on 2025, one theme stands out: this was not a year defined by speed or spectacle, but by discernment. Across Southern Arizona’s commercial real estate landscape, capital slowed, underwriting sharpened, and decision-making became more deliberate. The result was not stagnation, but clarity.

This issue of Trend Report captures that shift. From lending markets recalibrating after years of volatility to land, industrial, retail, and multifamily sectors finding firmer footing, 2025 rewarded those who focused on fundamentals, execution, and long-term vision. Throughout 2025, capital did not disappear—it became more selective. Investors were more disciplined. Lenders more analytical. Projects with clear strategies and strong fundamentals found traction, even in a higher-rate environment, while those without struggled to move forward. Multifamily stabilized rather than stalled. Industrial continued to attract long-term capital. Retail proved that when rooftops, traffic, and timing align, opportunity follows. Land, perhaps more than any other asset class, underscored the urgency of infrastructure investment and long-range planning.

As we pivot into 2026, the lessons of 2025 are clear. Markets reward preparation. Influence is earned through consistency. And leadership matters most when conditions are uncertain.

VOLK Company Concludes Sales of Two North First Avenue Office Buildings

TUCSON, AZ (October 23, 2025) — Jeramy Price and Dave Volk of VOLK Company have completed the sales of two office buildings located at 4641 and 4651 North First Avenue in Tucson, representing the seller, North First Partners LLC.

The 4,177-square-foot building on a 23,592-square-foot parcel at 4641 North First Avenue sold for $492,515 to 4641 North First, LLC, which will continue to occupy the property as the Allegro School of Music. The buyer was represented by Natalie Furrier and Greg Furrier of Cushman & Wakefield | PICOR.

The adjacent property at 4651 North First Avenue, which totals 6,553 square feet on a 10,675-square-foot lot, was sold in July 2025 for $688,000 to Hope Gateway Residence LLC.

North First Partners LLC originally acquired multiple buildings between 4615–4651 North First Avenue in November 2024 as part of a small office investment portfolio. The recent transactions mark the completion of the portfolio’s disposition, reflecting continued investor activity along the North First Avenue corridor, where older professional and medical office buildings have drawn renewed interest from both owner-users and adaptive-reuse buyers.

Located just north of Prince Road, the corridor offers convenient access to the University of Arizona, Banner Medical campus, and major midtown employers. Recent trades in the area underscore the strength of Tucson’s small office owner-occupant market, as buyers continue to seek affordable, centrally located space amid limited new construction and rising lease rates.

VOLK Company Principals Acquire Former Circle K Property on Orange Grove for Redevelopment

TUCSON, AZ (October 14, 2025) — Rick and Kevin Volk, principals of VOLK Company, through an affiliate entity, Poets Hard Corner LLC, have acquired the former Circle K property at 3700 W. Orange Grove Road in Northwest Tucson for $595,000 ($217 PSF). The 2,740-square-foot building sits on a 15,000-square-foot parcel and was purchased from the Gregory and Mary Pantages Revocable Trust.

The site, located at the high-traffic intersection of Orange Grove and Thornydale Roads, offers exceptional visibility and accessibility to one of Tucson’s most active retail corridors. Formerly occupied by Circle K and built in 1982, the freestanding building and corner parcel offer redevelopment potential for a new retail or service use, with flexibility for drive-thru or multi-tenant configurations.

Tucson Lease Report: Week of October 6–10, 2025

TUCSON, AZ (October 13, 2025) — Leasing activity across the Tucson market totaled approximately 58,000 square feet reported for the week of October 6–10, 2025, to Real Estate Daily News for the Tucson Lease Report, led by retail transactions (21,337 square feet), followed by industrial (18,366 square feet) and office (18,058 square feet).

The largest new lease was Caretaker Landscaping’s 6,384 square feet on Elida Street, handled by Max Fisher of BRD Realty and Jack Hansen of Rein & Grossoehme. Office leases were anchored by Blue Sprig Pediatrics / Trumpet Behavioral Health’s 4,993 square feet on Swan Road, handled by Aaron LaPrise & Thomas J. Nieman of Cushman & Wakefield | PICOR. Retail highlights included NEX Restaurant’s 3,191 square feet on 4th Avenue, handled by Joey Castillo of VOLK Company.
