Sonoran Sip and Angie’s Prime Grill Expand Presence in Tucson with New Broadway Locations

TUCSON, ARIZONA (May 1, 2025) – Two new, fast-growing food and beverage brands are staking claims on Tucson’s bustling Broadway corridor with exciting new locations.

Sonoran Sip, a locally rooted coffee and smoothie brand, has acquired its third Tucson site at 3955 E Broadway Blvd., at the northwest corner of Broadway and Longfellow, just one block east of Alvernon. This new location joins two additional build-to-suit restaurants currently under development at Speedway and Main, and at Lambert and La Cañada in Oro Valley. All three locations are expected to open by late 2025, marking a major expansion for the brand.

Jeramy Price of VOLK Company represented Key Coffee dba Sonoran Sip in the $690,000 acquisition of an 11,040-square-foot vacant lot. In the Broadway transaction, Kevin Volk of VOLK Company represented the seller, Poets Hard Corner LLC. Price also represented Sonoran Sip in its other two build-to-suits.

The concept is focused on delivering affordable luxury, offering USDA prime steak, organic grilled chicken, and fresh-cut salads served in bowls, burritos, or wraps—all grilled to order.

This is the third Tucson location for the Angie’s brand, which also includes Angie’s Lobster at Broadway and Wilmot, and another Angie’s Prime Grill on Campbell Avenue. High-Demand Tucson Retail Property Sold for $4.23M in VOLK Company Deal

1570 E Tucson Marketplace Boulevard, Tucson, AZ

TUCSON, ARIZONA (April 23, 2025) – Tempe-based, R&P Properties, LLC has completed the sale of a fully leased, multi-tenant retail center located at 1570 E Tucson Marketplace Boulevard for $4,228,817.80 ($461. PSF). The 9,175-square-foot strip center sits on a 64,076-square-foot parcel (1.47 acres) with five tenants. The property is part of the Bridges Master Plan, one of Tucson’s premier mixed-use developments.

Tenants include: NextCare Urgent Care: A walk-in medical clinic providing injury treatment, physicals, pediatrics, X-rays, lab services, STD testing, immunizations, and occupational health services.AT&T Authorized Retailer: A store offering wireless plans, the latest smartphones, accessories, and other telecommunications services; and Kahu Hawaiian BBQ: A restaurant bringing Hawaiian BBQ cuisine from Phoenix to Tucson, marking their second location.

The buyers, Conteslin LLC and Shops H LLC of Bellingham, WA, acquired the asset in a strategic investment move that positions them to benefit from ongoing growth in the area — including the highly anticipated 100,000-square-foot Bass Pro Shops Mega Store, currently under construction across the property.

The transaction was brokered by Jeramy Price, Joey Castillo, and Andreas Castillo of VOLK Company, who represented the seller. Joey Castillo also represented R&P in its 2021 property acquisition and has been its leasing agent since then. His team will continue leasing efforts under the new ownership.

The property was 100% leased at the time of sale, offering the buyers immediate, stabilized cash flow and long-term upside potential. Its high-traffic location near Costco, Walmart, Planet Fitness, and the University of Arizona Tech Park enhances its desirability for retailers and investors.

Broadway Strip Center in Tucson Sells for $1.3 Million

TUCSON, AZ (September 20, 2024) – A four-tenant Retail Strip Center at 5700-5704 E Broadway Blvd. sold recently for $1,264,000 ($193 PSF / $316,000 per retail space).

The sale closed August 26, 2024.

Jeramy Price of VOLK Company represented the buyer, Bynum Broadway Plaza, LLC of Tucson, in purchasing an approximately 22,366-square-foot parcel with approximately 6,500 square feet of improvements.

TUCSON, AZ (August 13, 2024) – The rapidly expanding Take 5 Oil Change at 7960 E Broadway Blvd. in Tucson sold in a net lease sale for $2,385,370 ($2,025 PSF) and a 6% cap rate. The property sold with a 20-year triple net lease sale-leaseback, with escalations and four 5-year renewal options.  The 1,178-square-foot building has four bays and was constructed in 2022.
