TUCSON, AZ (FEBRUARY 23, 2026) — A total of 88,167 square feet of commercial lease space was leased for the week, including 29,809 square feet of industrial space, 19,900 square feet of retail space, and 38,458 square feet of office space. The largest industrial lease was VXI Global Solutions, LLC at 11,260 square feet at 4651 S. Butterfield Dr. The top retail lease was Anchor Bar at 6,300 square feet at Eastpoint Marketplace, 7020 E. 22nd St. The largest office lease activity was led by RBC Capital Markets, LLC, renewing 10,991 square feet at 3430 E. Sunrise Dr., with representation by Rick Kleiner and Alexis Corona od Cushman & Wakefield | PICOR and Dave Volk of the VOLK Company, Tucson. Dave Volk of VOLK Company represented the landlord, Foothills Corporate, LLC, in new leasing and several lease renewals totaling 27,930 square feet of office space at 3430 E Sunrise Drive.

The top retail deal was Broadway FP, LLC (Planet Fitness) leasing 28,575 square feet at 7125 E. Broadway Blvd., represented by Commercial Retail Advisors, LLC (landlord) and NAI Horizon (tenant). The top office deal was the renewal by Duffield, Adamson and Helenbolt PC for 6,926 square feet at 3430 E. Sunrise Dr., Suite 200, with Dave Volk representing the landlord. Keystone Partners Buys Former Family Dollar on Grant Road for Jerry’s Uniforms Conversion

TUCSON, AZ (January 13, 2026) — Keystone Partners Holdings LLC has purchased a former Family Dollar retail store at 3607–3625 E. Grant Road in central Tucson for $1,087,131 ($124.87 PSF). The sale closed on December 22, 2025, for an owner-user redevelopment.

The 8,706-square-foot freestanding retail building, built in 2004, sits on approximately 0.84 acres near the Grant Road/Dodge Boulevard corridor with C-2 (General Commercial) zoning, high-traffic exposure, monument signage, and roughly 45 parking spaces, positioning the site for adaptive reuse.

The seller was Impulso 3625 LLC, managed by Marcelo Marcos of Aventura, Florida. The buyer, Keystone Partners Holdings LLC, is based in Tucson, with Scot Jones as managing member.

Volk Company handled the sale with Andreas Castillo, Joey Castillo, and Jeramy Price as the listing brokers.

The buyer plans to convert the property to a Jerry’s Uniforms store, continuing the site’s retail use while repositioning the asset for a new operator.

VOLK Company Concludes Sales of Two North First Avenue Office Buildings

TUCSON, AZ (October  23, 2025) — Jeramy Price and Dave Volk of VOLK Company have completed the sales of two office buildings located at 4641 and 4651 North First Avenue in Tucson, representing the seller, North First Partners LLC.

The 4,177-square-foot building on a 23,592-square-foot parcel at 4641 North First Avenue sold for $492,515 to 4641 North First, LLC, which will continue to occupy the property as the Allegro School of Music. The buyer was represented by Natalie Furrier and Greg Furrier of Cushman & Wakefield | PICOR.

The adjacent property at 4651 North First Avenue, which totals 6,553 square feet on a 10,675-square-foot lot, was sold in July 2025 for $688,000 to Hope Gateway Residence LLC.

North First Partners LLC originally acquired multiple buildings between 4615–4651 North First Avenue in November 2024 as part of a small office investment portfolio. The recent transactions mark the completion of the portfolio’s disposition, reflecting continued investor activity along the North First Avenue corridor, where older professional and medical office buildings have drawn renewed interest from both owner-users and adaptive-reuse buyers.

Located just north of Prince Road, the corridor offers convenient access to the University of Arizona, Banner Medical campus, and major midtown employers. Recent trades in the area underscore the strength of Tucson’s small office owner-occupant market, as buyers continue to seek affordable, centrally located space amid limited new construction and rising lease rates.

VOLK Company Principals Acquire Former Circle K Property on Orange Grove for Redevelopment

The 2,740-square-foot building sits on a 15,000-square-foot parcel and was purchased from the Gregory and Mary Pantages Revocable Trust.

NGW Properties Acquires Flex Industrial Property for J.W. Civil Construction Company

TUCSON, Arizona (September 26, 2025) — NGW Properties LLC of Tucson has purchased a pair of industrial buildings with yard space at 208 E. Fort Lowell Road and 1350 N. Estrella Avenue in Tucson’s Central submarket for $300,000 ($94.28 PSF). The seller in the transaction was Estrella Lowell LLC of Tucson.

The transaction closed on September 23, 2025.

The property, built in 1950, comprises 3,182 square feet across two buildings, measuring 1,800 square feet and 1,382 square feet, and sitting on a fully walled and gated lot of 0.54 acres within the Coronado Heights subdivision. The lot totals 23,500 square feet of C-2 zoning.

NGW Properties purchased the property to be owner-occupied to an affiliate company, doing business as J.W. Civil Construction Company, for its Tucson operations. The deal was structured with a seller carryback.
