Southern Arizona LeaseTUCSON, AZ (September 15, 2025) — Commercial lease activity in Southern Arizona remained steady this week, with more than 96,000 square feet of transactions reported. Retail deals once again dominated activity, led by large seasonal leases signed by Spirit Halloween and Toys for Tots. At the same time, the industrial sector saw steady mid-sized leases, including Casitas’ 9,450-square-foot facility on Huachuca. Office transactions were highlighted by Agrape Inc.’s 3,300-square-foot lease on Prudence and Liberty Mutual’s renewal at Wilmot Road. A mix of national brands, local businesses, and seasonal tenants contributed to both new leases and renewals, and a diverse and active marketplace across Tucson’s core submarkets.

BV Shoppes Trades Twice in Double Escrow Transaction on East Broadway

TUCSON, Ariz. (August 6, 2025) – BV Shoppes, a 12,900-square-foot retail strip center at 2920 – 2930 E Broadway Blvd along East Broadway Boulevard in Tucson, changed hands twice in quick succession, highlighting continued investor appetite for added-value retail assets in the city’s core trade corridors.

The 70% leased property was first purchased by JP Family Trust (Jeramy Price) from LMG Investments, LP for $2,000,000. The sale was brokered by Dave Hammack, Principal and Retail Specialist with Cushman & Wakefield | PICOR, who represented the seller, while Jeramy Price with Volk Company represented himself.

Shortly after closing, JP Family Trust resold the property to Palms Park, LLC of Tucson for $2,350,000 ($182 PSF) in a double escrow. Joey Castillo of Volk Company represented the investor and Jeramy Price of Volk Company represented himself as the seller.

TUCSON, AZ (July 28, 2025) — Retail led the Tucson leasing activity this week with over 80,000 square feet leased across a mix of national brands, boutique shops, and service providers. The largest deal was Just Between Friends’, a 26,500-square-foot seasonal lease on the east side, followed closely by Boot Barn’s 20,175-square-foot commitment in Madera Marketplace, Sahuarita. Other notable retail leases included Buffalo Bell, Color Me Mine, and Green Drop, highlighting continued demand for neighborhood centers. Urban Outfitters and Rent-A-Center renewed at established locations, showing tenant stability in key corridors.

The industrial sector saw two significant leases, Tiberius Aerospace and LYMI Inc. (City Wide Facility Solutions) secured spaces totaling over 22,000 square feet, underscoring ongoing demand in the northwest and south submarkets.

Three Tucson Land and Office Sales Total Over $1 Million in Recent PICOR Transactions

TUCSON, ARIZ. (July 25, 2025) — A trio of commercial real estate deals totaling over $1 million closed recently in Tucson, involving retail, multifamily, and office properties across the city were PICOR transactions.

In the largest of the three sales, Tierra Imperial LLC acquired 0.34 acres of retail-zoned land at 702 S. Stone Avenue and 709 S. 7th Avenue for $490,000. The centrally located parcels sit within Tucson’s emerging downtown-edge corridor, offering strong redevelopment potential. Volk Company Sells $2.55M Tucson Retail Center

TUCSON, Ariz. (June 27, 2025) – The two-tenant retail building located at 2320 N. Silverbell Road in Tucson has sold for $2,553,142 ($486 per square foot) to BSGordon Holdings Two, LLC, an investment group based in Malibu, California. The seller was Volk Vista One, LLC, and 2320 N Silverbell, LLC, both Tucson-based entities affiliated with VOLK Company.

Jeramy Price of VOLK Company served as the exclusive listing broker and represented the seller in the transaction, which closed on June 18, 2025.

Originally built in 1992, the 5,209-square-foot building underwent extensive renovations in August 2024, including new storefront glass, upgraded façades, and site improvements designed to attract national and regional tenants. The building also includes a 675-square-foot outdoor patio.

At the time of sale, the property featured 2,300 square feet leased to Filiberto’s Mexican Food under a long-term lease agreement. While in escrow, a second tenant leased the remaining space, which will operate as a German beer garden concept,  Biergarten Tucson, expected to open in Fall 2025, further bolstering the center’s tenancy and income profile.

Tucson Investment Group Buys Auto Corridor Property for $1.05M

TUCSON, ARIZONA (May 6, 2025) – Coral Sea, LLC, a Tucson-based investment entity, has acquired a three-parcel commercial property located at 3101, 3125, and 3141 E Ajo Way in Tucson for $1,050,000. The transaction closed on April 28, 2025, with the seller listed as Paul D. Colucci et al, based in Carlsbad, California.

At the time of sale, the site was occupied by Affordable Autos of Tucson, a well-known used vehicle dealership serving the Tucson community, which is vacating it.

Located just east of the Kino Parkway and close to major arterial routes, the property spans multiple contiguous parcels and is zoned for commercial use, making it well-suited for automotive, retail, or redevelopment opportunities.

TUCSON, ARIZONA (April 23, 2025) – Tempe-based, R&P Properties, LLC has completed the sale of a fully leased, multi-tenant retail center located at 1570 E Tucson Marketplace Boulevard for $4,228,817.80 ($461. PSF). The 9,175-square-foot strip center sits on a 64,076-square-foot parcel (1.47 acres) with five tenants. The property is part of the Bridges Master Plan, one of Tucson’s premier mixed-use developments.
