Super Star Car Wash Continues Robust Expansion in Tucson at Valencia Crossing

TUCSON, AZ (April 18, 2024) — Jeramy Price of VOLK Company represented SS Enterprise Holdings, LLC of Phoenix, in its purchase of a 1.42-acre, approximately 61,834-square-foot pad at 5075 E Valencia in Tucson for $1.2 million ($19 PSF) in Valencia Crossing Commercial.

The property is strategically located adjacent to a 7,328-square-foot Quik Trip travel center being built at the northwest corner of Valencia Crossing Drive and Valencia Road, near I-10. The QT will have a 16-lane gas island and a 6-lane diesel island.

The buyer has earmarked the pad to develop a Super Star Car Wash.

Lennar has sold 162 homes east of Valencia Crossing Drive, and Meritage is developing 165 lots north of Lennar. The property to the north of the commercial pad areas and west of Valencia Crossing Drive has been sold to an apartment developer, and 368 units are planned.

The transaction closed on March 19, 2024.

Significant retail Pad at Las Plazas at Old Vail Sells, Attracting 4 New Tenants

VAIL, AZ (March 13, 2024)—Lot 12 at Old Vail Plaza, at the northwest corner of Houghton and Old Vail Road, is an 11,989-square-foot land parcel that recently sold for $725,000 ($60.47 PSF).

It was purchased to construct a 7,500-square-foot retail building for four pre-leased tenants:  Rock & Roll Sushi, Body Fit Training (BFT) Fitness, Jerimiah Italian Ice, and Firehouse Subs.

MC Companies Assembles Land in Tucson’s Southside for New Multifamily Development

TUCSON, AZ – Jeramy Price of VOLK Company handled the sale of an approximately 89,298-square-foot parcel at 4502 S Campbell Ave in Tucson for $1.35 million ($15.12 PSF). Located northwest of Benson Hwy and Kino Parkway (Campbell Ave), the transaction closed on February 13, 2024.

Vista Pacific Properties, LLC and PMC,  Revocable Living Trust dated July 10, 2006, and CID Opportunity Zone QOB, LLC of Carlsbad, CA was the seller.  MC QOZB, LLC, an MC Companies of Scottsdale affiliate, was the buyer.

TUCSON, ARIZONA, November 6, 2023, — Highlighted this week is a 12.79 acre ground lease lease to Bass Pro Shop at Marketplace at the Bridges, handled by Brenna Lacey of VOLK Company.

Brenna Lacey of VOLK Company represented the landlord, Tucson Retail LLC, in its ground lease of 12.79 acres to Bass Pro Shops.  The well-known retailer with exciting destinations across the U.S. recently announced its plans to build an approximate 100,000-square-foot Outdoor World as its third Arizona location.  Their new Tucson megastore will be a welcome addition to the 114-acre Marketplace at the Bridges located at Kino and I-10. Decibel Coffee Works has pre-leased 1,275 sf at its Sol Block project on Broadway east of Tucson Blvd. Decibel will be occupying the iconic Plam tree building towards the east end of the project. Decibel Coffee Works is what happens when musicians and audio engineers channel their creativity into a coffee company. Nick Hoenig and Dana Fehr have decided to rebrand theirs to better reflect where they come from, as well as where they want their future to be. Decibel will offer a multitude of specialty coffee and related drinks and food in a vibrant café atmosphere. Decibel’s current location at the MSA Annex has been open for five years. The First Jeremiah’s & Tropical Smoothie Dual-Concept Going in at Grant and Swan

TUCSON, AZ (October 12, 2023) The former Dunkin’ Donuts building at the southwest corner of Grant and Swan will soon be converted into the first-ever, dual-concept, Jeremiah’s Italian Ice and Tropical Smoothie cafe. The property sold September 29, 2023 for $1.7 million ($758 PSF).

Tropical Smoothie cafe is approaching 1,300 locations nationwide, with three locations in Tucson and several more on the way. Jeremiah’s Italian Ice already has one location in Cottonwood Plaza at Oracle and Ina, with a second opening soon at Twin Peaks and Silverbell. Its Italian ice is as refreshing as decadent, with flavors spanning from every day to the exquisite and the eccentric. Jeremiah’s Italian Ice has around 400 locations nationwide.

Jeramy Price and Eddy Yunkherr of KJE Steampump will handle the re-development of 4676 E Grant Road. The former Dunkin Donuts is 2,244 square feet on .44 acres, with a drive-thru, completed in 1979 and was later updated. It has been closed since March 2023.

“We are really excitement about this first-ever dual-concept,” said Price.  “Although the idea of dual concepts is not new, it is becoming an increasingly popular way to introduce multiple concepts. Each has decidedly different vibes and complimentary menus. The dual-concept of a Tropical Smoothie café and Jeremiah Italian Ice seem like a perfect fit in this perfect location.”
