EEGEE’s Coming to Houghton Town Center

TUCSON, ARIZONA — Eegee’s has purchased a 28,685-square-foot pad at 10158 East Old Vail Road at Houghton Town Center in the Vail area for $515,000 ($18 PSF).

In 1971, two enterprising oung men, Ed Irving and Bob Greenberg , pooled their resources and carefully cultivated their vending truck business into what is now a 24-location restaurant chain that specializes in, among other items, their signature frozen fruit drink. In the beginning, you might have met Ed or Bob serving their lemon eegee’s drink in front of high schools, at sporting events and concerts. And today you can still order the same lemon eegee’s that Bob and Ed first started selling in ’71. Fortunately, there are now more flavors to choose from (lemon can get old after 46 years) and you can order a sandwich or other baked goods to complement your eegee’s, but it’s essentially the same cup of brain-freezing fruit goodness that was served truck-side more than 40 years ago.

Eegee’s has grown significantly since its early days. Not only has the chain expanded to 25 locations (yes, this will be its 25th at Houghton Town Center), it paired this growth with a true commitment to social and environmental involvement. Since its inception, eegee’s has donated time, food and money to local charities as well as instituting the community recycling program Recycling for People First!

In 2006 the eegee’s restaurants changed hands from Ed Irving and Bob Greenberg to the O’Connor family (CEO Foods, Inc.), continuing the family-owned-and-operated tradition on which Eegee’s was founded.

The former 15,562 SF Asian Buffet at Mission Plaza leased for conversion to a New Indoor Children’s Indoor Adventure Playground highlights this week’s lease report.

The following commercial leases were reported to the Real Estate Daily News for the Tucson Lease Report from May 24 thru 28, 2019.

RETAIL – MISSION PLAZA, SPEEDWAY & SWAN, TUCSON
Kevin Volk and Jeramy Price of Volk Company handled the leasing of approximately 15,562-square-feet in Mission Plaza at Speedway and Swan.  The tenant, Pixel Investment Partners, LLC, doing business as Wild Katz, plans to remodel the former Asian buffet restaurant into a children’s indoor adventure playground, providing a safe, clean, stimulating environment for children to play, and for parents to spend time.

RETAIL – 5975 E SPEEDWAY BLVD., TUCSON
Jeramy Price of Volk Company handled the lease of the approximately 5,654-square-foot Lotus Garden restaurant to Serial Grillers, LLC.  Serial Grillers plans major renovations for the building and patio.

RETAIL – CORTARO & I-10, MARANA
Brenna Lacey and Jeramy Price of Volk Company, along with Chuck Wells of Advisors Commercial Real Estate, represented the landlord, Cortaro Commercial JV LLC, in the lease of an approximately 2,500-square-foot end cap space for an Arby’s restaurant in the new 21- acre project being developed on the northeast corner of Cortaro and I-10.  Arby’s will join Serial Grillers and ATI Physical Therapy in a newly constructed building next to the existing IHOP and a planned Dutch Bros. Coffee.  The tenant was represented by Brian Harpel of Velocity Retail Group.

SILVERBELL PLAZA AND INA & THORNYDALE LEASES
Debbie Heslop, CCIM, of Volk Company represented Red Star Vapor in two recent leases.  Red Star leased approximately 1,200-square-feet in the Silverbell Plaza shopping Center at Grant and Silverbell, and approximately 988-square-feet in the Target anchored center at Ina and Thornydale.  The landlords, Massapequa Associates, LLC and IT Investments One, LLC, were represented by Dave Hammack and Aaron LaPrise of Picor.




Starbucks at former Chad’s Steakhouse Site Sells for $2.15 Million

TUCSON, Arizona – Wong Family Limited Partnership acquired the Starbucks Coffee restaurant at 3001 N Swan Road for $2.15 million ($817 PSF) as a triple net investment.

The seller, ADG Swan LLC (Steve Grimm and Marcel Dabdoub, members) an affiliate of Aspen Development Group, bought the former Chad’s Steakhouse site on the northwest corner of Swan and Fort Lowell in 2014.  The cowboy’s steakhouse was beyond repair after a fire in 2012 that caused extensive water damage to the building when a fire sprinkler went off with the alarm. Aspen Development Group bought the property, razed building, redeveloped it and leased it successfully to Starbucks.

Swan Road serves as a main gateway route to and from the Tucson Foothills. The property is kitty corner to the upscale Plaza Palomino and within walking distance of Camp Lowell and Swan offices.
