Sushi Lin has signed a lease for 1,306-square-feet at 1295 W. Duval Mine Road, Sahuarita, AZ in Sahuarita Palms Plaza located at the southeast corner of La Canada and Duval Mine Road.  The owner, Chin Lin and Huirong Zou, own and operate Panda House Chinese Restaurants that they built in Green Valley & Sahuarita. The first location in Sahuarita Plaza has been open for eight years and their second location in Continental Plaza has been open for one and a half years. The Premises will be used as a full service men and women’s hair salon and for the sales of related products and services. RETAIL – 1325 W. DUVAL MINE RD., SAHUARITA
Ishaq Ali, DDS dba Altamira Dental has signed a lease for 1,200-square-feet at 1325 W. Duval Mine Rd. Sahuarita, AZ in Sahuarita Palms Plaza located at the southeast corner of La Canada & Duval Mine Rd. Dr. Ali currently owns a dental office in Tucson, and has been practicing dentistry at a clinic in Sahuarita for several years. This will be Dr. Ali’s 2nd practice. The new clinic in Sahuarita Palms Plaza is expected to open in the 4th quarter of 2018.  Craig Finfrock of Commercial Retail Advisors, LLC represented the Landlord and the tenant Dr. Ali represented himself in this transaction.

RETAIL – 40 E. CONGRESS ST., TUCSON
Serial Grillers, LLC leased approximately 1,184-square-feet at 40 East Congress Street. Serial Grillers offers a wide variety of food, including pizza, sandwiches, burgers, and American fare along with a wide selection craft beer and wine. This will be their fifth Tucson-area location. The landlord is BP City Park Operator, LLC, which was represented by Bourn Advisory Services, LLC.  Jeramy Price of Volk Company represented Serial Grillers, LLC.

COPE Invests $1.9 Million in Marana Land for Future Construction

MARANA, ARIZONA — COPE Properties, LLC a subsidiary of COPE Community Services, Inc. (COPE) of Tucson purchased 18.57 acres of raw land at 8705 N Silverbell Road in Marana for $1.9 million ($2.35 PSF).

The property is adjacent to the Watermark Assisted Living Facility that was bought in last summer and is under construction. See Watermark Retirement Communities Buys Land in Marana for related article.

COPE bought the acreage with two possible options being explored. One option is for a charter school and the other is to construct affordable housing on the site. The property has a wash that splits the property and accounts for some construction challenges.

COPE Community Services, Inc. is a private, nonprofit healthcare organization. COPE offers comprehensive programs, specialty services, resources, and support to address general mental health and substance abuse issues, serious mental illness, physical healthcare, and wellness concerns.  COPE utilizes an integrated healthcare approach that takes into consideration the body, mind, and spirit connection. COPE receives funding from SAMHSA, HUD, Cenpatico Integrated Care (includes AHCCCS and ADHS/DBHS funding) and various commercial insurance plans.

C&W Picor Negotiates Two Industrial Related Sales

TUCSON, ARIZONA – Locally owned, Apache Business Systems (Jonathan Love, manager) purchased a 6,238-square-foot industrial building at 4560 S Coach Drive in Tucson for $530,000 ($85 PSF).  Located in the Butterfield Business Center in the Tucson International Airport area.

Apache Business Systems has served the Tucson community for over 45 years providing sales and service of mailing systems, postage meters, copiers, address printers, software solutions and other business equipment. The new location will allow expansion of the business.

In a separate transaction, Amot Leasing, LLC (Christen Thomas, manager) purchased .49 acre of CI-2 zoned land located at 3108 E Columbia St in Tucson from Alex Ortega Jr., Juanita Ortega, Alex W Ortega, Guadalupe Ortega and Patrick J Ortega for $156,600 (7.34 PSF).

The buyer intends to construct approximately a 4,000-square-foot building on the site to owner occupy.
