Tucson Lease Report July 23-27, 2018

The following commercial leases were reported to the Real Estate Daily News for the Tucson Lease Report from July 23 thru 27, 2018.

INDUSTRIAL – 3133 S. DODGE BLVD., TUCSON
Bay Insulation of Arizona leased 8,600-square-feet at 3133 S. Dodge from Dodge Properties, LLC.  Gary Emerson of GRE Partners, LLC represented the landlord and Tim Healy of CBRE represented the tenant.

RETAIL – 3782 E. 43rd PL, TUCSON
eWheels, LLC leased 5,675-square-feet at 3782 E. 43rd Place from Doubletree Investments.  Gary Emerson of GRE Partners, LLC represented the tenant and Steve Cohen of Cushman & Wakefield/Picor represented the landlord

RETAIL – 2880 W. DREXEL RD., TUCSON
D & K Market lease of the 2,400-square-foot building on 16,000-square-feet of land at 2880 West Drexel Road to a tenant that will reopen another convenience store at the property.  The building was originally built and occupied by 7-11. Terry Dahlstrom of Volk Company represented Valdrex, L.L.C.

RETAIL – 40 E. CONGRESS ST, TUCSON
Serial Grillers leased approximately 1,184-square-feet at 40 East Congress Street. Serial Grillers offers a wide variety of food, including pizza, sandwiches, burgers, and American fare along with a wide selection craft beer and wine. This will be their fifth Tucson-area location. The landlord is BP City Park Operator, LLC, which was represented by Bourn Advisory Services, LLC.  Jeramy Price of Volk Company represented Serial Grillers, LLC.

RETAIL – AJO & KINNEY RD., TUCSON
Direct Paging and Cellular, Inc leased 1,000-square-feet at Ajo & Kinney is a new retail building to be constructed just east of the southeast corner of Ajo Highway and Kinney Road. The tenant will open Cricket Wireless in the space and will join Domino’s and Dairy Queen. This brings remaining space at the building down to 2,300 square feet. Kevin Volk of Volk Company represented the Landlord, Ajo SEC Shops LLC.

RETAIL – NOGALES HIGHWAY and N. ABREGO RD., SAHUARITA
The following shop space leased at the Crossing at Sahuarita, a shopping center being developed by Wadsworth Development Group and Accelerated Development Services at the southeast corner of Old Nogales Highway and Abrego Drive in Sahuarita.

  • Saigon Nails Spa, LLC leased 1,300-square-feet
  • MOD Super Fast Pizza, LLC leased 2,853-square-feet
  • GoWireless, Inc. leased 2,700-square-feet

These shop tenants plan to open in July and will join Sprouts, TJ Maxx, Beall’s, and Petsmart, which have recently opened in the shopping center.  Brenna Lacey and Kevin Volk of Volk Company and Brian Gast of Velocity Retail Group represented the landlord, FAE Holdings 461354R, LLC.

RETAIL – NE CORNER of CORTARO FARMS and I-10, MARANS
The following shop space leases at the northeast corner of Cortaro Farms Road and Interstate 10 in Marana. These tenants will be located in a retail shops building to be constructed as part of the 21-acre, mixed-use project being developed by Cortaro Commercial JV, LLC.

  • ATI Holdings of Arizona, LLC leased 2,200-square-feet for a physical and rehabilitative medicine facility. The tenant was represented by Western Retail Advisors.
  • Serial Grillers, LLC leased 3,500-square-feet for a restaurant with patio area. This will be their fourth Tucson-area location.

Land for New Discount Tire Store Sells at Tucson Marketplace at the Bridges

TUCSON, Arizona – Scottsdale-based Halle Properties, LLC (Bruce Halle) doing business as Discount Tire/America’s Tire, the world’s largest tire and wheel retailer, purchased 1.08 acres at 3025 S Kino Parkway, located to the north of Culver’s, in Tucson Marketplace at the Bridges for $875,000 ($18.58 PSF), .

The company currently operates more than 925 stores in 33 states, having opened its Virginia location in November and in Louisiana this month. Discount has set a target for six additional stores in Arizona over the next two years, including this one at the Bridges. This will make its 15th store in metro Tucson.

Founded in 1960 by Bruce Halle, Founder and Chairman of the Board, the company remains privately owned.

Tucson Marketplace at the Bridges, located between Park and Campbell at I-10, is a 114-acre project that will have approximately 1 million-square-feet of shops, pads, entertainment and anchors when fully completed. It has experienced some exceptional growth this past year with over 121,000-square-feet of new retail.

Costco, Walmart, McDonald’s, Great Clips, Mattress Firm, Sports Clips, Sprint, Verizon, Starbuck’s and Culver’s were there at the start of the year, and this past year delivered a 25,000-square-foot Planet Fitness and a 53,678-square-foot Century Theatre with 14 screens in addition to a 12,550-square-foot Lin’s Chinese Buffet. A 30,000-square-foot Dave & Buster’s opened this month and there is a 2,844-square-foot Popeye’s restaurant under construction.

Discount Tire will add an additional 7,680-square-feet to the project and has just received approved development plans by the City of Tucson to proceed. Opening date is expected for Q1 2018.

Marshall Foundation Buys Ground Lease at Main Gate Square in Tucson

TUCON, Arizona — Main Gate Square is one of the oldest shopping districts in Tucson dating back to 1922, part of a 4-square block redevelopment district which includes 138,000-square-feet of retail space and 200,000-square-feet of office space.  Tucson’s modern street car connects downtown activity centers, including Main Gate Square, along a 3.9-mile route.

The Marshall Foundation owns and manages most of the real estate in Main Gate Square. When the opportunity arose to purchase a ground lease in Southwest Plaza, a portion of Main Gate Square, at the southwest corner of Park and University, the Marshall Foundation took it with seven years remaining on the ground lease.

The two-story, 14,498-square-foot building (built 1975) was redeveloped and leased to nine retail and office tenants by the Marshall Foundation, with only 371-square-feet available at time of sale. Tenants of the property include Pelio Grill, Jimmy John’s, US Marine Corps, Cost Cutters, Oriental Express, Campus Apartments, Fox-in-a-Box, and Sanctity Tattoo.

U of A’s culturally diverse campus holds over 38,000 undergraduate and graduate students, 15,000 employees as well as 19 intercollegiate athletic programs and a wide variety of academic programs. Central to the entire Tucson metropolitan area Main Gate Square and the University of Arizona are an important focal point of Tucson.

Over 292,000 people live within a 5-mile radius of Main Gate Square.

The Marshall Foundation through the management of its real estate assets and redevelopment of Main Gate Square, under the direction of Jane McCollum, General Director & President of Real Estate, has donated over $16 million to the University of Arizona primarily in the form of scholarships or special projects and to over 250 not-for-profit organizations in Pima County that serve youth and promote education, arts, culture and health and wellness.
