Basis Schools, Inc. purchased 3.24 acres, 141,000-square-feet of land, adjacent to their existing facility at 11155 N. Oracle Road, in Steam Pump Village in Oro Valley, AZ. The purchase price was[mepr-show rules=”58038″]$1.54 million ($11 PSF). Basis School Oro Valley currently serves students in Grades 5-12. The planned expansion will serve students in Grades K-4.
Steam Pump Village is a mixed-use project on the west side of Oracle Road, just north of First Avenue, and includes Carpet One, Chili’s, Quik Trip, Holiday Inn Express Hotel & Suites, and new luxury apartments by HSL.

Pima FCU to Build at Steam Pump Village & Rio Rico Plaza Sells

Pima Federal Credit Union (Pima FCU) has purchased a 79,109-square-foot pad for[mepr-show rules=”58038″]$810,000 ($9.88 PSF) to construct a new branch location at Steam Pump Village in the Town of Oro Valley.
It was 1951 when Dick and Jane Evans, set out to purchase a family vehicle. While visiting a local credit union to apply for a car loan, it was suggested he start a credit union at the school he taught, Amphitheater High School. He joined a group of teachers and pooled $84 in total assets to form what is known today as Pima Federal Credit Union.
This humble beginning years ago served as the foundation on which the financial cooperative of Pima FCU was built. As founder Dick Evans expressed, “In those days (early 1950’s) millions were never talked about. We never thought about growth–we were just glad to get a new member and our only concern was to serve them.” This sentiment holds true to this day. This new location at Steam Pump Village will be their eighth location.

The historic preservation efforts of the Town of Oro Valley and its partner, Pima County, at the former Steam Pump Ranch site adjoin the property.

In other separate transactions, Rio Rico Plaza, LLC (Raymond and Michael Garrett) purchased the 37,800-square-foot shopping center at the northwest corner of Interstate 10 and Rio Rico for $2.6 million ($69 PSF). Rio Rico Land, LLC (Raymond and Michael Garrett) bought the land adjacent to the shopping center for $60,000. The combined total acreage purchased by both entities was 24.9 acres. The seller of the land and shopping center was Evergreen-Interstate 19 & Rio Rico NWC. Brenna Lacey of the Volk Company in Tucson represented the seller in both the Rio Rico transactions.

Big 5 Has Outgrown its Name – Adds Store in Sahuarita

Madera Marketplace in Sahuarita is located at the northeast corner of I-19 and Nogales Hwy and anchored by Walmart Supercenter, Walgreens, Wells Fargo, Bank of America, Carl’s Jr. and a 99¢ Only store. Sahuarita Moore Worth, LLC of Texas, a developer for Big 5 Sporting Goods (NASDAQ:BGFV) recently purchased a 57,151 sq. ft. outpad at Madera Marketplace for[mepr-show rules=”58038″]$385,000 ($6.74 PSF) from WG Sahuarita Holdings, LLC an affiliate of Whirlygig Properties of Tucson (Barry Kitay and Lynn Taylor, principals).
A pad split was done for the Big 5 Sporting Goods store to build in conjunction with Goodwill and Rubs being built by Whirlygig on the same pad with a shared wall. The contractor, Bock Construction, broke ground last Wednesday and estimates completion to be in about 120 days, or November time frame.
The company, that started out with five army surplus stores in California in 1955, thus the name “Big 5” has since outgrown its name. Big 5 is now one of America’s top retailers of name brand sporting goods and accessories. With 414 locations spread throughout 12 western states, this will be the first Big 5 in Sahuarita and the seventh for the Tucson region. Big 5 stores provide a full product line of traditional sporting goods, in a typical store size of approximately 11,000 sq.ft. for its stores. Its product mix includes athletic shoes, apparel and accessories, as well as a broad selection of outdoor and athletic equipment for team sports, fitness, camping, hunting, fishing, tennis, golf, snowboarding and in-line skating.
