The following Phoenix leases were submitted during the week of May 5 – 9, 2014.

Larry Miller and John Jackson of Velocity Retail Group represented CrossFit Magna in a 11,704-square-foot location in the Village Center located at the northwest corner of Cactus Road and Paradise Village Parkway in Phoenix, Arizona. The landlord is Phillips Edison & Company. The tenant is currently in the trade area and is doubling their store size with this new location. They are expected to open by August 1st.

Nick Ault and Judi Butterworth of Velocity Retail Group represented Edwards Hollywood, LLC in the lease of a 6,005-square-foot former Hollywood Video space at the northwest corner of Camelback and 95th Avenue to Integrity Staffing Solutions, Inc. The tenant was represented by Adam Hood of Colliers International in the three-year lease transaction. The new location is planning on opening in July.

Velocity Retail Group, LLC announces that Carter’s Retail, Inc. will be opening a 3,483-square-foot store this summer at Yuma Palms Regional Center at the northeast corner of Interstate 8 and 16th Street in Yuma, AZ. Dave Cheatham of Velocity Retail Group represented Carter’s in the 10-year lease transaction. The landlord, Inland Continental Property Management Corp. was represented by Joe Doucette of GDCRE.

Epic Oceans LLC leased 3,480-square-feet at 3211 – 3217 S. Mill Ave. Tempe. Adrienne Bryant of Bryant Commercial Real Estate represented the tenant and Bill Bones of De Rito Partners represented the landlord, Hanley Properties I, LLC.

Nick Ault of Velocity Retail Group represented Carmel Cleaners in a 5-year lease for 2,200 square feet at the southeast corner of Pinnacle Peak and Scottsdale Roads. The landlord was represented by Ryan Amato of Eisenberg Companies. This will be the 3rd location for this tenant and they are expected to open in the first quarter of 2015.

Mohamed Aoufe / Kaem Aoufe leased 1,800 square feet of retail space at Miller & Southern, 3133 S. Mill Ave, Suite B-5 Tempe. Adrienne Bryant of Bryant Commercial Real Estate represented the tenant and Bill Bones of De Rito Partnes represented the landlord, Hanley Properties I, LLC.

Awakening Recovery Center, LLC, leases 1,340-square-feet at 1204 E. Baseline Rd., Suite 208, Tempe. Adrienne Bryant of Bryant Commercial Real Estate represented the tenant and Kathleen Morgan of GPE represented the landlord McCandless Tempe, LLC.

Laser Away Centerswill be opening their 2nd location in Arizonaat the northeast corner of Camelback Road and 44th Street in Phoenix. Judi Butterworth of Velocity Retail Group negotiated the five-year lease of 1,259-square-feet on behalf of the tenant. The landlord, Camelback & 44th OPCO, LLC was represented by Joe Hoye of Westwood Financial Corporation. The new location will open in the 3rd quarter of this year.

Larry Miller and John Jackson of Velocity Retail Group represented Compass Quote Insurance in a 1,028-square-foor location at the northeast corner of Pinnacle Peak and Pima Roads in Scottsdale, Arizona. The landlord, La Mirada Shopping Center was represented by Jennifer Eggert of Zell Commercial. This is the first location for this tenant and they are currently open for business.

The following leases were reported to the Real Estate Daily News for the Phoenix Lease Report in the metro Phoenix area for the week of March 31 – April 4, 2014.

Consumer Cellular, leased 85,245 sq. ft. of back office space in the Tempe Commerce Park, Bldg. F, 7410 S. Roosevelt St. in Tempe, Ariz. The lease is for 8 years and starts this spring and will be comprised of the entire building footprint. Lee & Associates Principal, Rick Lee, represented the Scottsdale-based ownership of Walton-EH Tempe Commerce JV VI, LLC (Everest Holdings). Mike Nye of Capacity Commercial of Portland represented the tenant, Consumer Cellular.

Larry Miller and John Jackson of Velocity Retail Group represented Anthem Eastside Shops on the northwest corner of Anthem Way and Venture Drive in Anthem, Arizona in the lease of a 9,145 sq. ft. space to Dollar Tree. The tenant had long attempted to enter the Anthem market, but had been unable to secure quality real estate of sufficient size. The landlord, DPC Development Company, was able to relocate one of their restaurant tenants within the building to create a space for Dollar Tree. Kurt Kalocin of SRS represented the tenant in the 7-year lease. The new store is set to open in April.

Tom Bean and Troy Giammarco represented the tenant, Landmark Collections, LLC, in a 62-month office lease transaction for a 5,079 sq. ft. space at 7776 South Pointe Parkway in Tempe, AZ. Ryan Michael with Cushman & Wakefield represented the landlord, Clocktower Corporate Centre Limited Partnership.

Barbara Lloyd and Tom Bean represented the landlord, Tempe CC, LLC, in a 63 month medical lease transaction for a 3,333 sq. ft. space at 4515 South McClintock Drive in Tempe, AZ. Matt Nebeker with Cassidy Turley represented the tenant, Arizona Microtek, Inc.

Valor IT dba Valor Global Services signed a 6 month lease for 3,000 sq. ft. of office space at 2720 E. Thomas Rd. # A-2000, Phoenix. Adrienne Bryant & Jonvieve Bryant of Bryant Commercial Real Estate handled the transaction for Freeport Investments, the landlord in this transaction.

Hut No. 8, a clothing retailer new to the Phoenix Valley, will be opening its first location in Arizona at the SWC of Warner Road and Val Vista Road in Gilbert. Larry Miller, John Jackson, and Michael Clark of Velocity Retail Group negotiated a five-year lease of 3,428 sq. ft. on behalf of the landlord, North American Development Group. The tenant was represented by Mark Camara of APE Realty. This is also the first location for the franchisee, which plans to open in July.

PopeyesVelocity Retail Group, LLC announces that the first newly redesigned prototype for Popeye’s Louisiana Kitchen will be built at the southwest corner of Elliot Road and Priest Drive in Tempe, Arizona.   Dave Cheatham, Michael Clark, and Nick Ault of Velocity Retail Group represented Popeye’s in the transaction.  The landlord TPP JV Maricopa, LLC an entity controlled by Trigate Capital was represented by Clift Johnston of Cassidy Turley BRE.  The new building will be 2,951 sq. ft. and be located on a 23,000 square foot parcel fronting Elliot Road and is expected to open by the 4th quarter of this year.

BBD Ventures LLC dba Mojitos Cigar Bar signed a 5 year lease for 2,830 sq. ft. of retail space at 29850 N. Tatum Blvd. Phoenix represented by Adrienne Bryant & Jonvieve Bryant of Bryant Commercial Real Estate.  Hanley Properties II LLC represented the landlord in this transaction.

Mike Myrick represented both the landlord, CPLC, Inc., and the tenant, Restaurant Success, LLC, in a 5 year retail lease transaction for a 2,592 sq. ft. space at 701 South Central Avenue in Phoenix, AZ.

West Valley Gaming signed a 5 year lease for 2,535 sq. ft. of retail space at 13915 N. Dysart Rd. Suite C1 El Mirage AZ. From A. Bryant.  Hanley Properties VII LLC represented the Landlord in this transaction. Chris Gerow, Shelby Tworek, and Gabe Ortega of NAI Horizon represented both the landlord, CP6GT, LLC, and the tenant, Anaya’s Fresh Mexican Restaurant, in a 5 year retail lease transaction for a 2,401 sq. ft. space at 5830 West Thunderbird Road in Glendale, AZ.

Larry Miller and John Jackson of Velocity Retail Group represented European Wax Center in a 10-year lease of 1,681 sq. ft. at Boardwalk at Anderson Springs located on West Ray Road in Chandler, Arizona. The landlord was represented by Shelby Tworek and Gabe Ortega of NAI Horizon. This is the 18th Valley location for the tenant, and is scheduled to open in August.

24/7 AC, LLC dba 24/7 AC signed a 2 year lease for 1,000 sq. ft. of retail space at 500 W. Southern Ave. Adrienne Bryant & Jonvieve Bryant of Bryant Commercial Real Estate represented the tenant. Southern Square LLC represented the landlord in this transaction.

Chip Thor of Velocity Retail Group represented V’s Barber Shop in a 5-year lease for 950 sq. ft. at CityScape at First Street and Washington in downtown Phoenix, AZ. The landlord was represented by Mike Kallner of Red Development. The new shop is expected to open this month.

The following leases were reported by DeRito Partners for the Phoenix Lease Report of the Real Estate Daily News for the Week of March 17 – 21, 2014.

Dollar Tree finalized a 7-year lease for 9,145-square-foot at Anthem Eastside Shops at the northwest corner of Anthem Way and Venture Drive.   Larry Miller and John Jackson of Velocity Retail Group represented the Landlord, DPC Development Company in the transaction.  The tenant was represented by Kurt Kalocin of SRS Real Estate Partners.  The store is planning on opening September 1, 2014.  “Dollar Tree has been seeking a site in the Anthem trade area for some time,” said Miller. “Finding suitable real estate to accommodate their size has been the challenge.  Our Landlord was able to relocate an existing tenant in order to create the space for Dollar Tree,” he added. “By working through our brokerage team at Velocity Retail we were able to creatively find a solution that works for Dollar Tree and our ownership group.  This new tenant brings our center to almost full occupancy,” said Justin Lutgen, Acquisition Manager for DPC Development.  “Dollar Tree will be a great asset to the residents of Anthem for their daily shopping needs,” he added.  Dollar Tree is a discount variety store that sells items for $1.  The company is headquartered in Chesapeake, Virginia and operates over 4,900 stores in the United States and Canada.

The Brezo Group,  dba AZ Sting Basketball, signed a 7 year lease for 12,000 sq/ft of retail space at the W/SWC of Arizona Ave. & Warner in Chandler.  Andrienne Bryant of Bryant Commercial Real Estate represented the tenant the landlord was represented by Palm Court Investments LLC.

Loree Rolnick dba Smart Key Solutions, signed a 3 year lease for 800 sq/ft of retail space at the W/SWC of Baseline & Gilbert in Mesa. Adrienne Bryant of Bryant Commercial Real Estate represented the tenant, L&T Broadway Investments represented the landlord.

Saleh Awawda dba Greenway Smoke, signed a 13 month lease for 1,478 sq/ft of retail space at the W/SWC of 19th Ave. & Camelbacl in Phoenix.  Adrienne Bryant represented the tenant, landlord was represented by Map My Gene, LLC.

Michael Eagan and Jerry Whitmire signed a 6 month lease for 300 sq/ft, of office space, # 214, at the W/SWC of Southern and 1855 E. Southern, Mesa. Adrienne Bryant represented the tenant and the landlord was represented by Freeport Investments, LLC.

Sean Tail signed a 11 month lease for 1500 sq/ft, of office space, # C140, at the NEC of 27th St. & T2720 E. Thomas Road, Phoenix. Adrienne Bryant represented the tenant and the landlord was represented by Freeport Investments, LLC.

Father’s Inc. dba Metro PSC leased 1387 sq/ft, of retail space at the W/NWC of 19th Ave. & Ste. 102, Phoenix.  Adrienne Bryant represented the tenant, the landlord was represented by Map My Gene, LLC c/o CR Property Services.

Venessa Villagomez leased 2500 sq/ft of office space, #C160, at the W/NWC of 27th St. & T2720 E. Thomas Rd., Phoenix.  Adrienne Bryant represented the tenant, the landlord was represented by Freeport Investments, LLC.
