Sun Devil Auto coming to Cave Creek, Arizona

CAVE CREEK, Arizona – Cave Creek AZ Development Group LLC, an affiliate of Long Development Corporation (David Long, President) sold approximately 1 acre of commercially zoned land located at the southwest corner of Cave Creek Rd & Barbie Ln in Cave Creek, Arizona for $1 million ($23.35 PSF) to Sun Devil Auto for the construction of a 6,376-square-foot auto repair and maintenance facility.

Sun Devil Auto is a family-owned and operated auto repair and maintenance company that  opened its first auto repair shop in Phoenix in 1978. Since then, they have expanded to Las Vegas, Nevada, and Austin, Texas, opening multiple shops in and around those areas now with over 30 locations in 3 states.

Sun Devil Auto will be part an existing 5-lot, 10-acre shopping center which is already home to Tractor Supply Company, AutoZone and Dutch Bros (opening in 2019) with only one available lot remaining.

Long and Sun Devil Auto were self-represented in the negotiations.

Starbucks Expands with 13th Store in Goodyear Area

GOODYEAR, Arizona — Goodyear Development Group LLC, an affiliate of Long Development Corporation (David Long, President) has purchased 1.46-acres located north of the northwest corner of Pebble Creek Pkwy and McDowell Rd in Goodyear, Arizona for $825,000 ($12.97 PSF) for the construction of a 2,400-square-foot Starbucks store.

The store will be part of the Cobblestone Creek Shopping Center which is also home to Walgreens, Popeyes Louisiana Kitchen, Taco Bell and Firestone Complete Auto Repair and the 13th Starbucks store in the Goodyear, Avondale, Litchfield Park area.

The site is located across the street from other major shopping center developments such as The Market at Estrella Falls at the northeast corner of the intersection, Goodyear Centerpointe at the southeast corner of the intersection and a future Pebble Creek Village Marketplace at the southwest corner of the intersection, located to the north of Popeyes Louisiana Kitchen restaurant.

Tucson’s Tractor Supply on Valencia Sells for $5.075 Million

TUCSON, ARIZONA – Tucson South Development Group, LLC, an affiliate of Long Development Corporation (David Long, president) sold the Tractor Supply store at 1715 W Valencia to IS Corporation of Boca Raton, Fla. for $5.075 million ($234 PSF) in a net lease sale.

The 21,702-square-foot Tractor Supply store on 2.3 acres was a built-to-suit in 2017 and is the fourth Tractor Supply in metro Tucson with other locations in Catalina, Green Valley and Marana.  The store includes a 15,000-square-foot fenced outdoor display area.

Located near the new 104,000-square-foot Fry’s Supermarket along Valencia Road, a major arterial road serving the southwest submarket of Tucson. Neighboring tenants include Walmart Supercenter, Lowe’s and several banks and restaurants.

Tractor Supply Company targets ranchers, homeowners, do-it-yourselfers, contractors and trade workers, with its inventory that includes tractor/trailer parts and accessories.
