Alamo Drafthouse, Ample Options for Dining, Shopping + Entertainment Expected for $15M, 50,000 SF Development

TEMPE, Ariz. – Prepare for part of Tempe to be completely transformed.

That’s the word from DBM Ventures, the developer behind The Collective, a massive, mixed-use project set to take over the NE corner of Rural and Baseline roads in Tempe. Anchored by Alamo Drafthouse Cinema, a combination movie theater-eatery-and-bar, The Collective will offer ample a.m. to p.m. opportunities for shopping, dining, playing and even staying… permanently. In addition to the large-scale, 50,650-square-foot multi-use space, The Harper is a new 367-unit apartment complex from JLB Partners being constructed next door with plans to open this year.

Providing an influx of employment opportunities for residents as well as an array of diverse retailers and dining options for the area, The Collective’s first tenants are set to take up shop in early 2018.

“Tempe is increasingly becoming a walkable, bike-able city, and The Collective is going to cater to that,” said DBM Ventures’ Bret Anderson. “With ample options for public transit and a foot, bike and stroller-friendly design, The Collective will be easily accessible for all Tempe residents.”

As such, visitors can expect to find plenty of parking not only for vehicles, but for bikes, at the sprawling property, which will give residents of the surrounding communities a local, pedestrian-friendly alternative to venues such as Arizona Mills Mall.

“It’s a ‘stay all day’ sort of destination,” said David Sellers, President and CEO of LGE Design Build who acts as the general contractor for the project. “People want a place they can come to and get it all done with a single stop, and The Collective offers plenty of day and evening options for guests without them having to travel across the city.”

Tenants expected to join Alamo Drafthouse will be determined and announced in the coming months, but area residents can expect a range of restaurants, fitness facilities and shopping opportunities targeting visitors of all ages.

“From Alamo Drafthouse Cinema to the new residential – I’m excited to be providing residents and potential residents alike this kind of live, work, play development,” said Tempe Mayor Mark Mitchell.

U.S. Western Distribution Center for Airline Catering Supplier Completed

MLCO 3PHOENIX, AZ – LGE Design Build has completed construction on a new 300,000-square-foot U.S. Western warehouse and distribution center in Goodyear for Michael Lewis Company (MLCo).

MLCo distributes food and catering supplies ranging from first-class gourmet meals and alcoholic beverages to hand towels and soap to major airlines such as American Airlines, United Airlines, Delta Air Lines, British Airways, and in-flight caterers.

MLCo selected Goodyear Gateway industrial park for its new building because of its pre-approved Foreign Trade Zone designation and close proximity to Interstate 10. With almost 100 employees, MLCo had outgrown its previous 100,000-square-foot facility near Phoenix Sky Harbor International Airport, while also using two additional outside storage facilities.

“Our new distribution center is designed to meet our unique business model and foster energy efficiency as well as cost savings,” said Frank Kunz Jr., MLCo’s Phoenix operations manager. “Consolidating our previous facilities will improve inventory management.”

The new distribution center offers a cool dock for half of the building’s 58 dock doors. About 100,000 square feet of the 300,000-square-foot building is a refrigerated freezer. Rather than using diesel fuel, the new building provides auxiliary electrical power to run trailer refrigeration units while docked.

The building also has solar paneling that acts as cover for the dock doors, a 30,000-square-foot, two-story office space, a “Kalman” floor (a specialized reinforced shrinkage compensation floor), all LED lighting, and a fitness center. A test kitchen and test dining center will offer their customers the opportunity to present new in-flight catering ideas.

LGE Design Build Integrates In-House Architectural Services

PHOENIX, AZ  – In the 2.5 years since LGE Design Build launched its new in-house architectural division called LGE Design Group, the Phoenix-based general contractor has provided architectural services for more than 70 projects, encompassing 1 million square feet in the Phoenix metro area.

LGE Design Build is one of only a few design build firms in the western U.S. with its own architects.

Integrating architecture with construction provides a seamless experience in which LGE quickly updates plans based on the client’s evolving needs, providing more budget control for the client and an accelerated completion date.

“We are able to walk down the hall and talk with the construction team to immediately execute changes. The entire team is communicating frequently during each stage of the process,” said Vince Dalke, vice president/principal of LGE Design Group.

LGE provides services for the entire design and building process: site selection, architecture, entitlement, pre-construction, and construction.

“Integrating in-house architectural services reinforces the ‘design build’ mission of our company,” said David Sellers, president of LGE Design Build. “We’ve simplified and streamlined the entire construction process which creates a collaborative environment for all team members and a better outcome for clients.”

Launched in January 2014, LGE Design Group’s projects include Crown Castle’s 70,000-square-foot, two-story Class A office build to suit in Chandler, Video West Inc.’s new 40,000-square-foot office/warehouse headquarters in Phoenix, and Legacy Traditional Schools, a 78,000-square-foot K-8 school currently under construction in Chandler.

“LGE’s design build team has been fantastic in helping the design and approvals of our new Legacy campus move at an accelerated rate. Their ability to sketch site and floor plan changes on the fly, convert to detailed drawings, and then proceed to permitting and construction has made for a seamless process. We have truly enjoyed working with Vince and his design team,” said Brandon Jones, CEO of Legacy Traditional Schools.

Dalke, who has 26 years of architectural experience, worked on several LGE projects before leading LGE Design Group. He was previously a principal at Archicon, an architectural and interior design firm in Phoenix. He has experience with all building types such as office, industrial, retail, and medical. An Arizona native, Dalke earned a bachelor’s degree in architectural design at Arizona State University.

Dalke approaches architecture with the philosophy of advocating for the client.

“I like to think of myself as a therapist for clients. I listen to them describe their business goals, struggles and aspirations and then determine the best way to solve those issues,” Dalke said.

Dalke has expanded LGE Design Group to nine staff members who provide architecture, rendering, interior design and project management services.
