PHOENIX, ARIZONA – NAI Horizon Senior Vice President Denise Nunez represented the seller and the buyer in negotiating the $10.755 million sale of a 638-unit self-storage facility at 24901 W. Yuma Rd., in Buckeye, Arizona.

Storage America DBA Store-All America RV and Self-Storage sold the 107,130-square-feet net-rentable facility, Store-All America RV and Self Storage, to a California buyer.

“For the right deals, the market continues to deliver high prices. The owners capitalized on the low inventory, high demand environment for self-storage properties, to sell below current market cap rates for a $100.39 per square foot price,” Nunez said.

“The buyer is an established self-storage owner and operator out of California who completed the sale with a 1031 Exchange. This sale represents the first for the buyer in the Arizona market,” Nunez said.

Store-All America RV and Self Storage sits on 9.11 acres in Buckeye. It comprises 638 drive-up units plus 240 outdoor RV parking spaces. The sale also included a U-Haul moving truck business.

PHOENIX, ARIZONA – NAI Horizon Senior Vice President Denise Nunez represented the buyer in the sale of a parcel of land in Buckeye, Arizona, on which Sundance Parkway Self Storage will be built.

Nunez represented Terdenjo Storage, LLC of Gilbert, Arizona, in the purchase of 3.73 acres of land at the NEC of Yuma and Sundance Parkway in Buckeye. Terdenjo plans to build a 104,209-square-foot self-storage facility that will comprise 703-units featuring both climate-controlled and drive-up units.

“Contrary to some reports out in the market, these new developments are taking longer and longer to work through the associated entitlements as well as final approvals for self-storage use,” Nunez said. “Escrow on this site opened on October 21, 2016, and closed more than a year later.

“It was a pleasure working with a seasoned developer who was able to take a big- picture approach and minimize costs by addressing potential issues during the contracted period,” Nunez said.

Nunez specializes in self-storage, offering localized expertise in Arizona and national representation working with NAI offices throughout the United States.

The seller, Sundance Parkway LLC of Phoenix, was represented by Chris Ackel of CBRE.

PHOENIX, ARIZONA – NAI Horizon Senior Vice President Denise Nunez partnered with Kris Wessel, a commercial specialist with NAI Martens, in negotiating the $2.05 million sale of Budget Storage and U-Haul in Hutchinson, Kansas.

Nunez and Wessel represented the seller, Budget Storage Development, LLC, of Wichita, Kansas. Jerome Castillo of Titan Realty, represented the buyer, WC Capital, LLC, also of Wichita.

“Mr. Wessel and I had previously represented the seller,” Nunez said. “The off-market sale represented an opportunity for the seller to exit an asset that was not strategic with his other real estate holdings and allowed him to 1031 Exchange into a more advantageous deal.

“The seller was very pleased with the ease of the deal and the pricing which was achieved,” Nunez said.

Budget Storage sits on three acres at 2511 17th Ave., in Hutchinson. It is the largest self-storage property in Hutchinson, Kansas, and comprises 53,700 square feet with more than 320 units. It is located between the Hutchinson Municipal Airport and the Hutchinson Regional Medical Center.
