Located in Stone Canyon at Rancho Vistoso, north of Tortolita Mountain Circle and east of Hohokam Village Place in Oro Valley, the property is also known as the Stone Canyon Donut Hole due to its vicinity to Stone Canyon Golf Course. Surrounded by the Stone Canyon Golf Course, the subdivision sits on approximately 28 acres of vacant property and feature single-story homes on lot sizes ranging from 10,000 to 15,000-square-feet and 80’ frontage. Mattamys’ lots are situated on holes 1, 2, 3 and 4.

Starr RidgeRichmond American, a subsidiary of M.D.C. Holdings, purchased 37 SFR lots in Starr Ridge for $1.76 million ($47,500 per lot) and will be joining John Herder Building in this community.

Starr Ridge consists of 105 home sites, located just 15 minutes from downtown, and offers some of the most spectacular mountains and valley views at the base of the beautiful Tucson Mountains, on the far west side of Tucson. At Eagle Point Estates, in the western submarket of Tucson, DR Horton purchased 6-SFR lots for $225,000 ($37,500 per lot). This was a part of a rolling option agreement for 83-lots at Eagle Point Estates. The seller, Tierra Valencia of Tucson is an affiliate of the Estes Companies (Bill Estes III, manager).

A.F. Sterling Home Builders of Tucson (Peter Aronoff, director) has purchased a new community, Red Colt Ranch, with 21 platted lots for $420,000 ($20,000 per lot). Located at the northwest corner of 22nd Street and Bonanza Avenue on the eastside of Tucson the community is expected to be ready to build Spring 2016 by A.F. Sterling for its semi-custom and custom homes.

The final plat was approved back in 2008 by Tucson Mayor and Council. The seller was Prosperity Loop of Tucson.

Homebuilders take 37 More Lots in January for $2.9 Million

Homebuilders enthusiastic for more lots last month were DR Horton, Maracay Homes and Insight Homes. In three separate transactions, only 37 lots sold during the month of January in the Tucson metro area with half in the Northwest and half in the Westerly submarket of Tucson.

Insight Homes of Tucson (Mike Jones, manager) purchased 12-SFR lots at the new La Canada Ridge for $1.23 million ($102,000 per lot). The lots were platted and engineered and buyer had an option for an additional 21-lots from Sharpe & Associates of Tucson (Bob Sharpe, manager) Insight Homes is a custom home builder in Tucson, Oro Valley, Marana and Dove Mountain. La Canada Ridge is a 33-SFR development, located southwest of Moore Road and La Canada. Maracay Homes took down an additional 6 finished lots at Tortolita Vistas as part of a 54-lot rolling option with Ready Eight Corporation, an affiliate of Cottonwood Properties (David Mehl, manager) for $945,765 ($157,628 per lot). With this purchase, Maracay has taken down 19-lots in this gated community since October 2013 when the option began. These over-sized one acre home sites feature lush desert open space. Conveniently located just north of Tangerine Road on Thornydale Road in Marana, the Tortolita Vistas community is set in the foothills of the Tortolita mountain range, surrounded by stunning views. Tierra Valencia of Tucson, an affiliate of the Estes Companies (Bill Estes III, manager) sold 19-SFR lots at Eagle Point Estates to D.R. Horton in Tucson (Brent Davis, Division President) for $712,000 ($37,500 per lot). This is the first takedown of an 83-lot option agreement at Eagle Point Estates, located to the Northwest of Valencia and Vahalla Roads in the West Tucson submarket.
