Old Lobos T&T, an affiliate of The Ault Companies (Ron Ault, president), owns the Shoppes at Tangerine Crossings, a Fry’s Marketplace anchored center. Located three miles to the east of Dove Mountain master planned community, the center is at the northeast corner of Tangerine and Thornydale Roads in Marana. Ault recently sold a 1.7-acre site there for $1.33 million ($18.90 PSF) to AKDHC Marana Real Estate Holdings for a 13,500-square-foot built-to-suit Arizona Kidney Disease and Hypertension Center.

Ault told us, the AKDHC dialysis center will be directly east from a Northwest Allied QuickMed Urgent Care, an 8,700-square-foot center expected to open in early summer. QuickMed will occupy 6,600-square-feet, leaving 2,100-square-feet available for lease. Construction of the new AKDHC medical building is expected to start in February.

The growth and development of Urgent Care Medicine should be of no surprise to anyone. Fueled by the residential growth in the area and frustration over long waits in the emergency room (for non-emergency care), and a reduction in available primary care appointments, a new growth spurt for the Urgent Care industry began in the mid-1990s and continues today.

The Shoppes at Tangerine Crossings has attracted a rather diverse mixture of medical and retail, tenants such as Fry’s Marketplace and fuel center, McDonald’s, State Farm, Domino’s, AnyTime Fitness, Fletcher’s Tire & Auto Service and Bianchi’s Italian Restaurant.

Next month, a 1,200-square-foot chiropractic office is scheduled to open in the inline shops west of the 108,000-square-foot Fry’s store.

Ault said there is also an Asian Restaurant, DM Bistro, that will open in 3,000-square-feet this March.

Pre-leasing of the remaining pads totals another 15,000-square-feet available at the center.

Fletcher Tire Sold to Re-tenant Big O Tires

The property at 2445 N Silverbell Road in Tucson sold to Dahlstrom Silverbell, LLC of Tucson (Terry Dahlstrom, manager) for[mepr-show rules=”58038″] $518,000 ($130 PSF) for the 3,986-square-foot building with six bays. Build in 1995, it had been occupied by Fletcher Tire & Auto for automotive use since build and was purchased to re-tenant to Big O.

Fletcher had given notice of intent to vacate at lease termination and Big O was looking for a new space in the area. Big O Tires has eight other locations in the Tucson region.

The seller, Ten Place, LLC of Tucson (Susan Deconcini, managing member) and the buyer, a licensed real estate broker with Volk Company, were both self-represented in the transaction.

Drivers and mechanics source car parts in automotive part stores such as AutoZone and Fletcher’s Tire and Auto Service. Such parts include plugs, batteries, brakes and tires, necessary for the upkeep of a vehicle. The fast fit industry, concerned with servicing vehicles as customers wait, is expected to grow at a yearly rate of more than 3% for the five-year period ending 2015, to come to almost $7 billion, according to Global Industry Analysts.

The Fletcher’s Tire and Auto Service store at 3650 W Tangerine Road in Marana sold in an investment sale for[mepr-show rules=”58038″]$1.275 million. The 6,011 sq. ft. single tenant building, was built in 2009 with 8 drive-in bays, and is on a 36,980 sq. ft. lot at The Shoppes at Tangerine Crossing. It was occupied by Fletcher’s at time of sale. Old Lobos T&T, LLC, an affiliate of Ault Companies (Ron Ault) was the seller of the property and Tangerine Pad, LLC the investor.

Family owned and operated for 40 years, Fletcher’s Tire and Auto Service has since grown to over 33 locations serving metro Phoenix, Tucson, Payson, and surrounding areas.

The investor and seller were self-represented in the transaction.

Plans for construction of a new AutoZone are approved and the land purchase finalized on a 30,056 sq. ft. undeveloped parcel at 18760 S Nogales Hwy in Sahaurita. The property sold for $675,000 ($22.46 PSF). The seller, Sahuarita Plaza Investors, LLC (Pat Lopez) sold the property to AutoZone Development Corporation for a 6,815 sq. ft. stand-alone store scheduled to open in July 2013. The AutoZone building plans had been in the works since September.

The global automotive repair and maintenance services industry, which keeps vehicles functioning and prolongs the product lifespan, is expected to be worth almost $306 billion by 2015.
