Southern Arizona Urgent Care Adds New Site at River & Craycroft

TUCSON, ARIZONA — 5590 E. River Plaza, LLC purchased a vacant land parcel located in the Rio Verde Shopping Center at 5590 E. River Rd. in Tucson.

The 42,239-square-foot pad will be the future site for another Southern Arizona Urgent Care (SAUC) facility was purchased from Craycroft / River, LLC (Joseph Cesare) for $1.05 million ($24.86 PSF).

This will be the 9th facility for Southern Arizona Urgent Care. Other locations in Tucson include: 7725 N. Oracle Rd. Suite 131, Oro Valley;  6303 E Broadway Blvd #161, Tucson in Wilmot Plaza;  1880 E. Tangerine Rd. Suite 100, Oro Valley, in the Oro Valley Marketplace; 6572 East Grant Road Suite 130, Tucson; 90 W. River Rd. Tucson on the North side of River between Starbucks, Brueggers, and QT, 3662 W. Ina Rd., Suite 150, Tucson, in Gold Canyon Plaza; 1040 S. Harrison Road, Suite #120, Tucson, Opening in November 2017 and 1218 W. Irvington Rd. Tucson, Opening in January 2018.

The latest Urgent Care Facility will join BASIS School, Natural Grocers, QuikTrip and Kneaders Bakerty & Café at the southeast corner of Craycroft and River Roads.

Kneader’s Joins Natural Grocers at Craycroft and River

The 42,150-square-feet of land at this corner was sold to Kneader’s developer, FFG Development of American Fork, UT for $950,000 ($22.54 PSF).

Kneader’s Bakery & Café will be approximately a 4,000-square-foot built-to-suit facing Craycroft on this site.

Kneader’s is all about breads. The concept is a European-style bakery where things are still made by hand, from simple, healthy ingredients the way it’s been done for a thousand years.

The first Kneader’s opened in 1997 in Orem, UT specialized in authentic European hearth breads made fresh daily. Kneaders also offers a variety of soups, salads, sandwiches and 40-50 different pastries. Kneader’s fast-casual concept is to provide “fresh food fast”.

Kneader’s has been expanding rapidly, with over 30 locations, 7 in Phoenix and this will be the third in Tucson and the second to open. Kneader’s opened at Wilmot and Broadway last summer, and recently purchased a pad at Canyon Retail in Oro Valley. Natural Grocers Buys Land for 4th Tucson store

Natural GrocersNatural Grocers bought 1.75 acres of vacant land for its fourth Tucson location at the southeast corner of River and Craycroft Roads for $1,308,456 ($17 PSF). The seller / developer is Craycroft / River Holding LLC of Tucson (Joseph Cesare, manager).

A 15,000-square-foot built-to suit grocery store on this site should be ready for shoppers by mid-2016.

Other Tucson Natural Grocers locations are open at the southeast corner of Broadway and Kolb, at Orange Grove and Oracle, and the newly opened Broadway Village that are leased properties. This is the first build to suit for Natural Grocers in town.

The family-run Natural Grocers was built on the premise that consumers should have access to affordable, high-quality foods and dietary supplements, along with nutrition knowledge to help support their own health. The company operates 109 stores in 19 states.
