Tucson, AZ — Marcus Engineering, LLC has signed a lease on 5,000-square-feet of industrial/office space located at 2440 N. Coyote Drive, Suites 128 and 129. The building is owned by Steve Juhan/Legacy Business Properties. Tom Hunt, designated broker and partner of Tango Commercial Real Estate, represented the tenant in the transaction.

Marcus Engineering is a Tucson-based electrical and software engineering firm offering advanced technological design services since 2011. The company, which earned a 2015 Copper Cactus award for innovation through technology, also donates an estimated 1,000 hours per year to the community, according to its founder and president, Patrick Marcus, Ph.D.

“It’s always fun to work with local entrepreneurs and it was certainly a pleasure to be of service to Patrick,” said Hunt. “He and his firm provide an impressive range of engineering design services. They support product development, project management and instrumentation development for a variety of industries, including medical devices and medical instrumentation – areas that are always of special interest to us at Tango.

Tango Commercial Real Estate, LLC is a privately-held Arizona company founded in 2015 by business partners Bob Davis and Tom Hunt.

Marcus said he plans to relocate his staff of 10 from smaller offices located at 1842 W Grant Rd. Ste 102, as soon as tenant improvements are complete and as early as April 1, 2016. The move will more than double the size of the company’s current space, making room for an additional 15 employees as the five-year-old company continues to grow.

Tempe Industrial Building Sells; Tesla Motors to Lease Facility

2077 E UniversityTEMPE, AZ – A 42,281-square-foot industrial building at 2077 E. University Dr., in Tempe has sold for $3.6 million ($85.14 PSF) and will house a service facility for Tesla Motors, the innovative maker of luxury, electric automobiles.

This is the second location for a Tesla service center in the Phoenix Valley. The other is located in the Scottsdale Airpark. In addition, there is a retail showroom at Scottsdale Fashion Square.

Lee & Associates Principals Dave Johnson and Jerry Marrell negotiated on behalf of Essex-Scot, LLC of Riverside, CA. Andy Markham with Cushman & Wakefield represented the buyer, Wentworth Property Co., LLC of Phoenix.

Essex-Scot, a window manufacturer, decided the facility was too small for its needs and is securing a larger facility to meet its present and future growth plans. Fifteen months ago, Essex purchased the property for $2.05 million.

The 1997-built, freestanding facility features two truckwells, 18’ clear height and heavy power. It is located near the Loop 101 east of Arizona State University and just minutes from Phoenix Sky Harbor International Airport.

Tempe Distribution Building Sells for $2.15M in Investment Transaction

TEMPE, AZ – A 25,570-square-foot industrial building at 1401 S. Siesta Lane in Tempe, sold for $2.15 million ($84.08 PSF).

Lee & Associates Broker Kurt Saulnier and Principal Ken McQueen worked both sides of the Tempe distribution building transaction. The seller was Dunbar Siesta of El Segundo, CA and the buyer was Adler Realty Investments of Woodland Hills, CA.

The building is currently half-leased and was purchased for investment. Lee & Associates will retain the leasing assignment.

Built in 1997, the distribution building features 18’ ceiling height, 2 docks, 2 drive-ins and 32 surface parking spaces.
