Building Will Be Home to New Cigna Medical Group

PHOENIX, AZ — Irgens – Phoenix has announced development completion of shell and core construction for Harbor Vista Medical Commons, the new Cigna Medical Group Sun City Multi-Specialty Center at 9069 W. Thunderbird Ave.

The 60,000-square-foot, build-to-suit facility will offer health care delivery services to Cigna Medical Group patients. Scheduled to open for patients in October, project development is meeting Cigna’s schedule and budget requirements.

“Irgens has been an excellent partner in developing a facility to enhance the health care experience for our customers today and for years to come,” said Edward Kim, president and general manager of Cigna in Arizona. “We appreciate the hard work and collaboration Irgens has provided to create a state-of-the-art facility.”

Irgens acquired the property for the facility in 2014 and was awarded the contract in January 2015.  Archicon was secured as architect for the building and A.R. Mays was hired as the project contractor. Construction began in August 2015. The building’s structural and exterior construction has been completed. Interior improvements for Cigna Medical Group are now underway

Irgens Purchases $17 Million Office Building Near Phoenix Airport

501 44th St.

PHOENIX, AZ — Irgens – Phoenix has announced the $17 million acquisition of an office project at 501 N. 44th St. The four-story building is located south of the Loop 202 and just off State Route 143 near Sky Harbor International Airport.

501 Gateway features 102,302-square-feet of prime office space. Current tenants include Maricopa County and RSM International, the world’s 7th largest accountancy professional services network in the world. The property has 31,700-square-feet of vacant space. The entire 4th floor of 26,570-square-feet will be made available to a single tenant. The property contains ample parking, including substantial structured stalls. Irgens is in the process of significantly renovating the building façade, as well as the building lobby and amenities.

Irgens acquired the property in the name 501 Gateway, LLC. The company purchased the project from Arizona-based 501 North 44th Street, LLC. Keith Lambeth of Colliers International represented the buyer and seller in the transaction. Irgens has retained Lambeth to serve as exclusive leasing agent for the property.

INDUSTRIAL – 3100 E. BROADWAY RD., PHOENIX
Cushman & Wakefield of Arizona, Inc. negotiated a long-term sublease for DialAmerica Marketing, Inc. at Riverpoint, located at 3100 E. Broadway Rd., Phoenix AZ.The transaction is for a new DialAmerica call center in the Valley. DialAmerica, headquartered in Mahwah, N.J., will occupy 50,267-square-feet of office space at Riverpoint Building No. 2. The company’s lease has taken effect and operations are being DialAmerica is one of the nation’s largest outbound and inbound contract call center companies. It has 21 call centers throughout the U.S. “The central location, along with the existing buildout that included furniture, fixtures and equipment in place, was a perfect ‘plug-and-play’ opportunity in getting their operation up and running,” said Larry Downey, Vice Chairman | Tenant Advisory Group with Cushman & Wakefield of Arizona. Downey represented DialAmerica in the transaction. OFFICE – 2195 WEST CHANDLER BLVD, CHANDLER
Portico Place II, a 48,173-square-foot Class A multi-tenant office building in Chandler, AZ has secured its first tenant, Hanjin Shipping, a transportation logistics firm that will occupy 37,669-square-feet. Hanjin Shipping will take up 78 percent of the building’s overall space, occupying the entire second floor and half of the first floor. Portico Place II officially opened in April and is located at 2195 W. Chandler Boulevard; it is the first speculative, multi-tenant office building of its size developed in the Valley in nearly six years. RETAIL – SWC of 35TH AVE & THUNDERBIRD RD, PHOENIX
A retail lease for 11,400-square-feet at Thunderbird Square at the SWC of 35th Ave & Thunderbird Rd in Phoenix, AZ to St. Vincent de Paul was recently consummated. The owner of the center is B.H. Chapman, LLC. Jared Lively of Rein & Grossoehme represented the Landlord and DTZ represented the Tenant on this transaction.
