Largest RV Storage in Tucson area Sells for $4.6 Million

TUCSON, ARIZONA — A Canadian investor, Tangerine Storage, LP of Calgary, Alberta (Will Matthews, manager) purchased the 453-space Park ‘n Shade RV and Boat Storage facility at 7935 West Tangerine Road in Marana for $4.575 million ($11,000 per space). The property was nearly 100% occupied at time of sale.

The seller was Park ‘n Shade RV Storage of Marana (Russ Pearson and Rick Bailey, members).

The investor owns other self-storage facilities and has rebranded this facility PremieRVehicle. The venue is near I-10 in Marana, AZ, making it easily accessible and convenient for residents of Marana, Oro Valley, and Tucson. Located near Breakers Water Park and down the road from Trico Electric Cooperative, provides secure, quality parking option for boats and vehicles.

Believed to be the largest RV storage facility in the area, the facility was built for this purpose in 2004 on 9-acres, with each parking space option covered to give extra protection from the heat of the sun. The buyer plans to expand the facility by an additional 25 spaces in order to make room for 478 parking spaces.

Additionally, the five options of spaces are all built large enough to avoid accidents while parking, the aisles are 40 feet wide, to make pulling into and out of parking spots easy. The facility is also gated with a resident manager living on the property, to assure the safety of vehicles.

Cox Armored Mini Storage Management Company of Phoenix has assumed management of the facility and retained the prior resident manager who worked for seller.

Phoenix, AZ– The members of the Board of Adjustment in Chandler Arizona have unanimously re-elected Mr. Jeffery Gorden, CCIM to the position of Chairman. This is the third time that Mr. Gorden has served as chairman of the Board of Adjustment since being appointed to the Board by Chandler’s mayor in 2008.

The seven member Board of Adjustment reviews applications requesting a waiver of zoning code requirements, and also reviews appeals of the Zoning Administrator’s requirements or decisions.

In addition to volunteering time for civic duty, Mr. Gorden is a Vice President with Eagle Commercial Realty Services overseeing the growth of their real estate brokerage services and leading a self-storage investment specialty group under the brand Gorden Storage Group.

3434 E KleindaleA Texas based investor, Kris Kirby, has purchased the Kleindale Business Park and Self-Storage at 3434 E Kleindale Road in Tucson, Arizona for $998,000 ($12,000 per unit). The property consisted of 8 buildings totaling 20,840 rentable square feet, with 71 units of self-storage, 11 warehouse spaces and a 1,600-square-foot office building on 1.39 Acres.

The seller, Overson Enterprises Limited Liability Company (Roger Overson) of Federal Way, WA was represented in the transaction by Jeff Gorden of Eagle Commercial Realty Services of Phoenix, a real estate broker who specializes in the brokerage of self-storage and RV & boat storage facilities throughout Arizona.

Midway Mini Storage in Lakeside Sold

Midway Mini Storage in Lakeside, Arizona, also sold recently to a private investor for $482,500 ($2,700 per unit). Located at 5794 Wagon Wheel Plaza, the property consist of 10 Storage buildings totaling 23,950 rentable square feet with one hundred seventy eight drive up storage units and nine parking spaces for storage vehicles on .55 acres.

The seller, a Tucson-based Limited Liability Company, Midway Mini Storage (Melvin Holsinger) was represented in the transaction by Jeff Gorden of Eagle Commercial Realty Services.
