Phoenix Lease Report Week of October 5-9, 2015

The following leases were reported to the Real Estate Daily News for the Phoenix Lease Report the week of October 5 thru 9, 2015.

RETAIL – NE CORNER of 7th AVE and BELL ROAD, PHOENIX
Andy Kroot of Velocity Retail represented Goodwill of Central Arizona in the lease of a 24,512-square-foot space in the former Staples at the northeast corner of 7th Ave and Bell Rd. Zach Pace of Phoenix Commercial Advisors represented the landlord, New Commercentre, LLC.

RETAIL – SE CORNER of 67th AVE. and PEORIA, PHOENIX
Beall’s Outlet will soon open a new location in Peoria, Arizona. The 23,600-square-foot space is located in Westporte Village at the southeast corner of 67th Avenue and Peoria, Velocity Retail Group’s Michael Clark, Larry Miller, and John Jackson teamed up to finalize a ten-year lease on behalf of NorthStar Realty Finance.  Tim Westfall and Joe Doucett of Newmark Grubb Knight Frank represented the Tenant.   The store is projected to open in March of 2016.

RETAIL – SW CORNER of CACTUS RD. and TATUM BLVD., PHOENIX
Dave Cheatham, Michael Clark and John Jackson teamed up in representing Hobby Lobby in a sub-lease of 16,000-square-foot of excess space to Tuesday Morning.  The store, which is located on the southwest corner of Cactus Road and Tatum Boulevard, has a projected opening early in 2016. Tom Woods from Colliers International represented Tuesday Morning in the lease.

RETAIL – 2000 E. RIO SALADO PKWY., TEMPE
Velocity Retail’s Nick Ault represented Active Ride Shop in the lease of a 4,417-square-foot space at Tempe Marketplace in Northeast Tempe. The landlord is Vestar Development. This is Active Ride Shop’s first store outside of California and is set to open in the final quarter of 2015. They are looking to open more locations throughout the state.

RETAIL – 2625 E. GREENWAY PKWY., PHOENIX
John Jackson and Larry Miller of Velocity Retail Group represented AEGON in the lease of their 3,452-square-foot space to Express Urgent Care in the Greenway Crossing shopping center. Located on Greenway Road just east of Cave Creek Road, the new location is set to open the 1st of October. Bret Isbell of GPE represented Express Urgent Care in the 10 year deal.

RETAIL – NW CORNER of BELL RD., and 16th ST., PHOENIX
Andy Kroot of Velocity Retail Group represented Carl Entertainment Partners Corporation in the lease of a 17,855 square foot indoor and 2,700-square-foot patio space on the northwest corner of Bell Road and 16th Street. The landlord for the 10 year deal is Howie Land, LLC. Plans for the building and parcel are will be released at a future date.

RETAIL – 16965 N. 77th AVE., PEORIA
The Velocity team of Dave Cheatham and Darren Pitts represented Wadsworth Jordan Crossing, LLC, an entity of Wadsworth Development Group, in the lease of a 2,500-square-foot space to Noodles & Company. The store is located at Arrowhead Crossing on the southwest corner of Bell Road and 75th Avenue.  This new location is the first in this trade area, and only their second in the Phoenix metro; the first being located at Tempe Marketplace. Daniel Ortega of Colliers International represented Noodles & Company in the 10-year deal. Wadsworth Development Group estimates an opening date of February 24th, 2016.

RETAIL – NW CORNER of RAINTREE and 101 LOOP, SCOTTSDALE
Digitell Cellular entered into a lease agreement with Mammoth Rock, LLC of a 2,190-square-foot space at the northwest corner of Raintree and Loop 101 in Scottsdale. Velocity Retails’ Michael Clark represented the landlord in the 5-year deal. The new store is set to open in the 4th quarter of this year.

RETAIL – NW CORNER of BETHANY HOME RD. and 35th AVE., PHOENIX
The team of Larry Miller and John Jackson represented Alan Anderson of A.A. Properties, LLC in the lease of 1,760-square-feet of space to Justin Crain, a State Farm agent. The new office is located north of the northwest corner of Bethany Home Road and 35th Avenue in Anderson Plaza. Dave Aronson of SRL Commercial represented the tenant in the 5-year lease.

RETAIL – 2625 E. GREENWAY PKWY., PHOENIX
Velocity Retail’s Larry Miller and John Jackson teamed up in the renewal of two more leases in the Greenway Crossing shopping center while representing the Landlord, AEGON. State Farm renewed their lease of a 1,562-square-foot space for 5 years. The second renewal came from Big Buddha, a Chinese restaurant, for its 1,467-square-foot space for another 5 years.

RETAIL – MESA RANCH SHOPPING CENTER SUBLEASE, MESA
Andy Kroot, Darren Pitts and Nick Ault of Velocity Retail Group represented WSS Shoes in the sublease of a former 12,000-square-foot Shoe Carnival building. The store is located in the Mesa Ranch shopping center on the northwest corner of Southern and Stapley. Jake Schumer of HILCO represented Shoe Carnival. The planned opening of is the 3rd quarter in 2015 will mark the first expansion for WSS Shoes into the Phoenix market.

RETAIL – PARK WEST SHOPPING CENTER, PHOENIX
The team of Michael Clark, Larry Miller, and John Jackson of Velocity Retail Group represented Howard Hughes Corporation in the lease of an 8,925-square-foot space to Blu Phoenix, the parent company of XGT Fitness by Smart Gym. The lease is signed for 13 years and is located at Park West on the northwest corner of Northern and the Loop 101. President of Blu Phoenix, Drew Marsh, stated that Smart Gym’s new prototype, XGT Fitness, will accommodate everyone’s fitness needs by combining group fitness classes with a complete gym. Representing the tenant was Velocity’s Larry Miller and John Jackson. The gym is set to open November of 2015.

RETAIL – PARADISE SHOPPING CENTER, PHOENIX
Michael Clark, Larry Miller and John Jackson from Velocity Retail represented the landlord, Scottsdale Land Company, LLC, an entity of Wadsworth Development, in the 5,955-square-foot 10-year transaction at the northeast corner of Thunderbird and 40th Street in the Paradise Shopping Plaza. The space was formally occupied by Total Woman Gym. Anytime Fitness is represented by CBRE’s Jami Savage, the new gym is estimating a grand opening in March of 2016.

RETAIL – GREENWAY VILLAGE SQUARE, PHOENIX
A retail lease for 2,413-square-feet at Greenway Village Square in Phoenix, AZ to Sima Health Care. was recently consummated. The owner of the center is Southwestern Holdings, LLC. Jared Lively of Rein & Grossoehme represented the Landlord and the Tenant on this transaction.

RETAIL – RIO SALADO CENTER, TEMPE
A retail lease for 2,000-square-feet at Rio Salado Center in Tempe, AZ to Reliable Credit, Inc. was recently consummated. The owner of the center is Rio Salado center, LLC. Jared Lively of Rein & Grossoehme represented the Landlord and Trish Kaller of Inverness represented the Tenant on this transaction. Rein & Grossoehme specializes in the sale of investment properties and retail, office and industrial leasing.

RETAIL – TATUM RANCH SHOPPING CENTER, PHOENIX
A lease for 1,825 square feet in Tatum Ranch Shopping Center to Sport Clips was recently consummated. The location of the property is Cave Creek / Tatum – SEC in Phoenix, AZ. Jim Edwards and Josh Stewart of Rein & Grossoehme represented the Owner and Max Bippus of CBRE represented the Tenant.

RETAIL – GREENWAY VILLAGE SQUARE, PHOENIX
A retail lease for 1,800 square feet at Greenway Village Square in Phoenix, AZ to Amore Salon. was recently consummated. The owner of the center is Southwestern Holdings, LLC. Jared Lively of Rein & Grossoehme represented the Landlord and the Tenant on this transaction.

OFFICE AT 6340 E THOMAS RD, SCOTTSDALE
Iphixation, a mobile phone and electronics repair store, expanded operation to Scottsdale leasing 1,595-square-feet at 6340 E Thomas Rd, Ste 328 in Scottsdale. Adrienne Bryant and Jonvieve Bryant of Bryant Commercial Real Estate represented the tenant. Kelly O’Dea of Levrose Commercial Real Estate represented the landlord in this transaction.

RETAIL – TOWNSHIP PLAZA, GILBERT
Brian Gast of Velocity Retail Group represented the landlord, Desert Troon, in the lease of a 1,500-square-foot space in the Township Plaza on the southwest corner of Gilbert and Baseline. The new tenant, Baskin Robbins, was represented by Mathew Ault of Voit Commercial. This five year deal has an opening date set for September of 2015.

RETAIL – VAL VISTA TOWNE CENTER, GILBERT
Brian Gast, Larry Miller and John Jackson of Velocity Retail Group represented the landlord, North American Development Group in the lease of a 1,262-square-foot space in Val Vista Towne Center at the southwest corner of Warner and Val Vista Roads in Gilbert . The new tenant, Nature’s Health Vitamin Shoppe, was represented by Adrienne Bryant and Jonvieve Bryant of Bryant Commercial. This five year deal is expected to open in October of 2015.

RETAIL – PHOENIX MARKET, PHOENIX
OHM Factory leased a 1,200-square-foot space from Red Mountain Retail Group. Velocity Retail’s Brian Gast represented the Landlord in the lease. It’s opening in July marked the first valley location for the tenant.

OFFICE – 8595 E BELL RD, SCOTTSDALE
A lease for 1,150 square feet in an office condo to Wellsource Naturopathic Medical Center was recently consummated. The location of the property is 8595 E. Bell Road in Scottsdale, AZ. Jim Edwards of Rein & Grossoehme represented the Tenant and Matt Leonard of Levrose Real Estate represented the Owner.

RETAIL – SUN BELL PLAZA, SUN CITY
A retail lease for 1,060 square feet at Sun Bell Plaza in Sun City, AZ to Jay’s Vapes & Hookah was recently consummated. The owner of the center is Max Taylor and Company, LLC. Jared Lively of Rein & Grossoehme represented the Landlord and the Tenant on this transaction. Rein & Grossoehme specializes in the sale of investment properties and retail, office and industrial leasing.

RETAIL – BELL TOWER PLAZA, PHOENIX
Larry Miller and John Jackson of Velocity Retail Group represented Bell Tower Plaza, LLC in the lease of a 1,040-square-foot space to Hoda’s Gadgets. Bell Tower Plaza is located on the northwest corner of Bell Road and 63rd Avenue. Set to open in 2016 lease marks the first location for the tenant, Hoda’s Gadgets.

The following leases were reported to the Real Estate Daily News for the Phoenix Lease Report the week of June 1 thru 5, 2015.

INDUSTRIAL – 2120 W. GUADALUPE RD., GILBERT, AZ.
A 10-year, 45,000-sqaure-foot lease was signed at 2120 W. Guadalupe Rd., in Gilbert for $3,207,600. Paragon Vision Sciences, currently in Mesa, is the new tenant and will occupy half the structure which was built in 1995. Move-in is expected sometime in Q3 2015. With this transaction, the building is 100% leased.  Stein Koss and Tom Louer, both principals with Lee & Associates negotiated on behalf of AZCAL, LLC of Redondo Beach, CA. Larry Miller, Jr. represented Velocity Retail Group on behalf of Paragon.  The property is situated on 5.91 acres and features heavy power, 24’ clear height, 3 grade level and 4 dock high doors. The building sits just off  of Guadalupe Rd. and Arizona Ave. and minutes to Loop 101. Paragon Vision Sciences has estimated an October 2015 opening date for the new location.

RETAIL – NE CORNER of 32nd STREET and GREENWAY AVE., PHOENIX, AZ.
Arizona Greenway Hirani Investments, LLC entered into a 10-year lease of a 6,000-square-foot building to Humana’s Iora Health. Located at the northeast corner of 32nd Street and Greenway Avenue in Greenway Park Plaza, this new clinic helps Humana expand their Iora Health brand into North Phoenix. DTZ’s. Dev Gupta represented Humana in the transaction; which is set to open in October of 2015. Stein Koss and Tom Louer, both principals with Lee & Associates negotiated on behalf of Arizona Greenway Hirani Investments.

RETAIL – 624 W. BROADWAY RD., MESA, AZ.
A lease for 4,077-square-feet at Broadway Mesa Center at 624 W. Broadway Rd in Mesa, AZ to Eclectic Furniture was recently consummated. The owner of the center is Broadway Mesa Center, LLC. Jared Lively of Rein & Grossoehme represented the Tenant and the Landlord on this transaction.

RETAIL – SW CORNER of 75th AVE., and BELL RD., PHOENIX, AZ.
Michael Clark and Darren Pitts at Velocity represented Mattress Firm in the leasing of a 10-year, 4040 square foot space on the southwest corner of 75th Avenue and Bell Road. The landlord is a venture formed by Wadsworth Development and Accelerated Development Services. The store is expected to open in the fourth quarter of 2015.

RETAIL – NW CORNER of SHEA BLVD. and 32nd STREET, PHOENIX, AZ.
Larry Miller, John Jackson, and Michael Clark at Velocity represented NorthStar Retail in the lease of a 3,184-square-foot space to Shea Animal Hospital in Phoenix. This relocation is next door to their existing facility in Shea Plaza III, at the northwest corner of Shea Blvd., and 32nd Street.  Their former location is being razed to make way for a new mid-rise apartment complex. The new hospital is expected to open by September of 2015.

RETAIL – SE CORNER of COOPER RD., and BASELINE RD., MESA, AZ.
Velocity’s Larry Miller, John Jackson, and Brian Gast teamed up to represent Val Vista Village Square, LLC in the lease of a 2,400-square-foot space to Susie’s Wigs. This is a relocation of the business to the southeast corner of Cooper Road and Baseline Road in Mesa. Susie’s Wigs was represented by Jane Lee with DPR Commercial in the 5 year deal which is set to open this month.

RETAIL – 10659 W. GRAND AVE., SUN CITY, AZ.
A lease for 1,325-square-feet at 10659 W. Grand Ave in Sun City, AZ to Milan Co. Enterprises was recently consummated. The owner of the center is Kings Inn of Sun City, LLC. Jared Lively of Rein & Grossoehme represented the Tenant and the Landlord on this transaction.

RETAIL – TATUM BLVD., and DYNAMITE RD., CAVE CREEK, AZ.
A lease for 1,307-square-feet at Tatum Blvd. & Dynamite Rd. in Cave Creek, AZ to LC’s Tae Kwan Do was recently consummated. The owner of the center is Bengin, LLC. Jared Lively of Rein & Grossoehme represented the Tenant and Bryan Lamond of Concrete Commercial represented the Landlord on this transaction.

RETAIL – NE CORNER of 7th STREET and MISSOURI AVE., PHOENIX, AZ.
Velocity Retail Group Represented V’s Barber Shop leased a 1,200-square-foot space on the northeast corner of 7th Street and Missouri Avenue in the Cinema Park Shopping Center. Addition information was not provided.
