Tonopah lands sells for $1.7M to local investor

Phoenix, Arizona – SVN Desert Commercial Advisors has been very proactive in representing land owners in the valley.  With approximately thirty land listings that are currently on the market, SVN advisor Jonathan Levy represents the land owner, James Coyne in another sale in Tonopah, Arizona.

The land is located in the far west valley just east of 383rd Ave & Indian School Road.   The property was purchased by JR Investments 1, LLC a local investment group for $1,700,000 in a cash transaction. Levy represented the seller, Indian School 200, LLC a Nevada LLC. This was an off-market transaction that was a matter of putting the pieces together in what seemed like a great fit. Levy sourced the seller and buyer, along with related entities that have acquired nearly 90% of the property in this market.

Levy stated, “I am happy for both my client, as well as the buyer for adding another investment property to his portfolio.” After the initial conversation with the seller in Nevada about the Tonopah market, he was still contemplating whether to sell the property. Fortunately, Levy presented all the market statistics on future growth and development expectations and it was clear that this was a great opportunity to sell 200 acres of land in the west valley.  The escrow period was only sixty days.  “Jonathan certainly earned his fee on this transaction for the simple reason he called me, said James Coyne. “It’s a great example of being persistent in this business.”

This is also why Jonathan Levy was accepted into the NAIOP Developing Leaders XIV Forum.  He was given the opportunity to advance his career by gaining insights from and networking with seasoned commercial real estate professionals and peers over the next two years.  Levy is currently in New York City this week for the first forum training.

 




SVN’s Jonathan Levy Accepted to NAIOP’s Developing Leaders Program

Phoenix, Arizona – The Developing Leaders Forum provides commercial real estate industry professionals the unique opportunity to advance their careers by gaining insights from networking with seasoned commercial real estate professionals and peers during a two-year period.  The program is specifically designed for industry professionals 35 years of age and under with at least four years of related commercial real estate experience.  Recently, SVN Advisor Jonathan Levy who specializes in the office property type was accepted in the NAIOP Developing Leaders Program. He is the only professional from Arizona to be accepted into the program.

Levy recently brokered the sale of a $1,575,000 single tenant NNN leased investment with Honor Health in the strong Arrowhead submarket in Glendale. He has established many relationships with property owners in the Phoenix and west valley marketing, while maintaining a balance on both the sales and leasing sides of the business. When Levy is not deal-making you can find him volunteering for multiple CRE events throughout the year, including some volunteer work at the ‘Best of NAIOP’ and “Night at the Fights.” Managing Director at SVN Desert Commercial Advisors Perry Laufenberg said, “By being one of the few real estate professionals in the country selected to participate in the NAIOP Developing Leaders Forum, Jonathan will have a unique opportunity to interact with industry leaders across the country over the next two years. New York City will be the host for the National Forums Symposium in May 2018.  “The Developing Leaders National Forum will allow me the opportunity to network and collaborate with the brightest and most ambitious commercial real estate professionals throughout the country,” said Levy.  The program application required several components before being accepted into the program including the applicant’s goals for the NAIOP program. Additional documents were also required to show how the applicant would elevate progress should they be admitted.  One thing for certain is Jonathan Levy will be one of only twenty professionals involved with the program. Leadership is a mindset and Levy is one step ahead. Over the next two years, he will gain valuable insight from experts and pave the way to becoming a great leader in the commercial real estate industry, already being a recipient of the Centurion Award in 2017.

The following commercial leases were reported to the Real Estate Daily News for the Phoenix Lease Report from July 24 thru 28, 2017.

OFFICE – 1760 E PECOS, GILBERT
Justin Horwitz and Jonathan Levy have leased 4,918-square-feet of office space at 1760 E Pecos in Gilbert. The space was leased to New Direction Fertility Centers, LLC.  The landlord, Rome Towers, LLC, was represented by SVN in the lease deal.

OFFICE – 1440 S COUNTY CLUB, MESA
MBI Urgent Care leased 4,428-square-feet recently.  The location of the property is Mesa Marketplace at 1440 S. Country Club Dr. in Mesa The owner of the center is Mesa Marketplace, LLC.  Jared Lively of Rein & Grossoehme CRE represented the landlord and the tenant on this transaction.

RETAIL – 9190 W UNION HILLS DR., PEORIA
Mary Nollenberger and Rommie Mojahed have leased 4,132-square-feet of retail space to Q Nail Bar, LLC. The space is located at 9190 W Union Hills Drive in Peoria. The landlord was the represented by the Retail team with the SVN Phoenix office.

RETAIL – 1927 N GILBERT RD., MESA
Rommie Mojahed and Beau Flahart have leased 2,000-square-feet at Village Grove Center to Starbucks Corp. The retail space is located at 1927 N. Gilbert Road in Mesa. The landlord, CVP-Village Grove, LLC, was represented by the SVN Phoenix office.

Jonathan Levy and Justin Horwitz have leased 1,472 square-feet to Summit Medical Weightloss Clinics.  They both represented the landlord, 10240 Bell Road Associates, LLC in the transaction. The property is located at 10240 W Bell Road in Sun City.

A lease for 1,393-square-feet in 40th Street Medical Plaza building to Dr. Sandhya Venugopal, MD was recently consummated.  The location of the property is 16601 N. 40th Street, Phoenix, AZ.  The owner of the property is 16601 N. 40th Street, LLC.  Jim Edwards of Rein & Grossoehme Commercial Real Estate represented the tenant.

A lease for 1,331-square-feet to Longevity Athletics, LLC was recently consummated.  The location of the property is 20924 N. John Wayne Parkway in Maricopa, AZ.
