OFFICE- 3130 E. ROOSEVELY ST., PHOENIX
Justin Horwitz and Paul Borgesen III have leased 5,289-square-feet of office space to Abullah Talib with Valley MedTrans, Inc. Desert Commercial Advisors represented the new tenant in the transaction.  The property is located at 3130 E. Roosevelt St. in Phoenix.

OFFICE – 3303 E. BASELINE RD., MESA
Nicole Ridberg has leased 4,150-square-feet of office space to Katherine Lanzone with Practice Care Management.  The property is in the Executive Villas at Dana Point located at 3303 E. Baseline Rd. in Mesa. The landlord, Mustange Stampede Three was represented by Desert Commercial Advisors.

OFFICE – 8687 E. VIA DE VENTURA BLVD., SCOTTSDALE
Justin Horwitz and Nicole Ridberg have leased 2,480-square-feet to Dr. Alvin Burstein with Well Being Systems, PLLC. The property is at Ventura Gateway, located at 8687 E. Via De Ventura Blvd. in Scottsdale.  SVN Advisors represented the landlord, Ventura Management, LLC.

RETAIL – 18700 N. 107th AVE., PHOENIX
Shari Tucker and Judy Jones have leased 750-square-feet of retail space to James & Kristina Lang.  The property is in the Union Hills Shopping Center located at 18700 N. 107th Avenue.  The tenant, 107 Union Hills, LLC was represented by Tucker and Jones with Desert Commercial Advisors in the lease transaction.




JUST SOLD! After 40 years, family sells redevelopment property in Payson, AZ

Sold SignPhoenix, Arizona – An era spanning over four decades of property ownership came to an end for three retired school teachers, which so happen to be sisters. The family owned and operated assorted businesses which had been previously used as a gas station and grocery store, operated by the parents, an ice store that was operated by the son, and lastly, Enterprise Automobile rental company leased the property.

On behalf of the family trust, the seller Diana Smiley spoke pleasantly about her working relationship with Senior Advisor, Judy Jones. “After 40 years of being in the family, we finally sold our property. Judy Jones provided clear communication, excellent guidance and professionalism, which made the sale easy and pleasant.”

“This is an excellent redevelopment site due to the high traffic on Beeline Highway.  There is fantastic visibility from the street, flexible zoning, and a large free standing sign that will get everyone’s attention,” Jones stated with high expectations for the new ownership.

Jones sold the redevelopment property for $475,000 to Dumitru & Virginia Hiticas.  The seller, Pickett Payson Irrevocable Trust, was represented by Judy Jones with Sperry Van Ness, LLC.  in Phoenix.  The buyers were represented by Dianna Russ with West USA Realty, who happened to be the buyer’s daughter.  It is clear that this large family-related deal transaction was rewarding for everyone.  Tammy Gormley with WFG National Title Insurance Co. solidified the transaction.

 




After 20 Years, New China Super Buffet sells to Anthem RV

New China Super BuffetPhoenix, Arizona – Many residents in Sun City, AZ were able to enjoy the New China Super Buffet for 20 years, but there comes a time to retire and that’s what the tenant did.  With the extreme used conditions, the seller either had to tear it down or completely renovate it. After representing the seller on several sales in the past, Judy Jones found the perfect option for the seller, and a lucrative one.

Judy Jones, Mary Ridberg, and Rommie Mojahed with Sperry Van Ness of Phoenix represented Roy S. Ludlow Investment Company with the sale in the amount of $520,000.  The property is located at 10801 W. Grand Ave. in Sun City.  Chris Lovett, with Precision Title handled the transaction to close the deal.

Anthem RV’s original location is located up in New River and the current investment will allow them to use this Grand Avenue property to continue to expand and grow their business. After leasing this for over one year, they have already renovated the property from the extremely used conditions this was in when they took over the lease.  “This is an excellent example of how patience was crucial in the buyer’s ability to “reposition” a property in a great location, to suit their business,” Jones said.
