LA Fitness Anchored Retail Sold at Busy Chandler Intersection

CHANDLER, Arizona – Situated at the northwest corner of Dobson Road and Warner Road, and anchored by a premier LA Fitness, Valle Del Sol buildings sold in two separate transactions. Part of a six-building retail development, 2090 North Dobson Road sold for $2,075,000 ($268 PSF) and 2080 North Dobson Road sold for $1,560,000 ($305 PSF). Located at a busy, signalized intersection with +/- 61,000 vehicles passing per day, the properties benefit from excellent traffic counts and exposure. LA Fitness and Lee Lee International Market, currently a 100% leased center, both draw thousands of customers each day to the intersection. In addition, the intersection includes Walgreens, CVS Drugstore, Jack in the Box, Starbucks and McDonald’s —all significant traffic generators.

The seller was Arizona-based BCB-WB Partners, LLC. The buyer, represented by Jason Lamoreaux of Coldwell Banker Commercial, was AVD Land 2 LLC.

 




Del Taco Coming to Two New Locations in Gilbert and Queen Creek

PHOENIX, ARIZONA – Brent Veach, of Desert Taco, LLC, a long-time franchisee of Del Taco (the fast food chain specializing in American-style Mexican cuisine) will be opening two new metro Phoenix locations in Gilbert and Queen Creek.

One will be at the northeast corner of Higley Road and Baseline Road in Gilbert, Arizona. The property is in a new development called The Highland, joining Starbucks, Rudy’s Country BBQ, Popeye’s, Hampton Suites, Banner Gateway Medical Center, and more. A new Fry’s Marketplace is slated for the southeast corner of Higley Road and Baseline.

The other Del Taco will be on the corner of Rittenhouse Road and Ellsworth Loop Road in Queen Creek. The Pad is located in Queen Creek Marketplace, a major power center, anchored by Target, Harkins Theatre, PetSmart, Ross, T.J. Maxx, Bed Bath & Beyond, and Kohl’s.

The Seller of the Queen Creek property was Vestar GCM, LLC. The Buyer was principal Brent Veach of Desert Taco, LLC. Veach has owned Del Taco restaurants as a franchisee for over 18 years and has over 40 units in Arizona and Colorado.




NAI Horizon negotiates $1.3M purchase of Gilbert strip center

Highland Corner, 4024 E. Guadalupe Rd., Gilbert, AZ

PHOENIX, ARIZONA — The NAI Horizon investment sales team of Senior Vice Presidents Barbara Lloyd and Lane Neville represented the buyer in the $1.3 million acquisition of Highland Corner, 4024 E. Guadalupe Rd., in Gilbert, Ariz.

The buyer is GGR Holdings, Inc., a Nevada corporation. The seller was Recker-Highland Corner LLC.

“At 100 percent occupancy, this acquisition provides our client with a quality, stabilized asset located in a submarket with very solid demographics,” Lloyd said. “We were pleased to secure this investment for GGR Holdings in a highly competitive buying environment for assets in this price range.”

The property is a retail strip center and totals 7,558 square feet. Tenants include Tutoring Club, Can Dance, Hair Unlimited, and Sun Valley Nails. Judi Butterworth and Lacey Eyman of ORION Investment Real Estate represented the seller.
