Tucson Industrial Sales Maintain Steady Pace in May

Tucson industrial sales picked up pace in Q1 and has continued this pace through May. Local businesses needing warehouse space has kept a steady demand for industrial space, steady with sales volume. The average May sale price for Tucson industrial buildings was $431,429 with a median sale price of $410,000 this month.

Mineral Seal Corporation, a supplier of high performance specialty products for various high temperature applications bought 8,853-square-feet in three industrial condos at 1826 S Research Loop in Tucson for $850,000 ($96 PSF) to owner occupy. The company supplies seal and gasket materials, flexible graphite, braided compression mechanical packing, high temperature textiles, fiber glass and ceramic fiber cloth, tape and rope, mineral based refractory materials, mostly developed from natural minerals, providing cost-effective solutions for all industrial or R&D applications.

The seller was Tucson Industrial Real Estate Company, LLC of Tucson (Stephen Cohen, manager) also a broker with Cushman & Wakefield | Picor was self-represented in the transaction. Airtronics, Inc., a government contractor, leases the other half of building at about the same time. Airtronics manufactures and repairs military aircraft products.

Delgado’s Catering (Adan Delgado) purchased a 10,179-square-foot former food distribution warehouse with four freezers, cool room, dry storage, four docks, plus office space at 741 S Campbell Avenue in Tucson for $450,000 ($44.21 PSF). Delgado’s purchased it to owner occupy as a commissary. Built in 1968 and 1986, the building sits on a .57 acre lot at the northeast corner of 18th Avenue and Campbell Avenue.

Sabino Canyon Plaza Sells for $1.15 Million

4960 N Sabino Canyon 2014 aSabino Canyon Plaza at 4960 N Sabino Canyon Rd in Tucson sold for $1.15 million ($173 PSF). The 6,631-square-foot strip center (built 2006) is located north of Snyder on Sabino Canyon. It was 71% occupied at time of sale with three tenants: Brewd Coffee, Finis Nail Spa and Sabino Vet Care plus 1,896-square-feet available.

Goodness-U, LLC leased 3,722-square-feet in The Hub at Tucson. The tenant plans to open Goodness Market, a fast casual restaurant offering sandwiches, wraps, smoothies, coffee, and a small retail area selling “food to go.” The Hub at Tucson is a 592-bed high rise student housing community currently under construction near the U of A campus at 1011 North Tyndall Avenue, Tucson.
