Medical Campus in Gilbert Slated for February Groundbreaking

PHOENIX, Arizona — Irgens – Phoenix has announced the completed acquisition of four acres of land that will soon be the site of its $17 million Spectrum Medical Commons.  The medical campus near Val Vista Drive and the 202 Santan Freeway is located immediately adjacent to Dignity Health Mercy Gilbert Medical Center.  The planned building is 65 percent pre-leased and groundbreaking is planned for this week.

Irgens will begin development with a two-story, multi-tenant building at 3367 S. Mercy Rd.  The building will contain approximately 44,000-square-feet of space for lease and will feature common conference/break room facilities and outdoor patio seating for tenant staff.  This will be the first new multi-tenant medical building for lease developed in the area since 2010.

The building has been designed by Devenney Architects and construction is being handled by A.R. Mays. Leasing is being handled by Michael Dupuy, Fletcher Perry and Rachael Thompson of Kidder Matthews.  John Asher of AT Real Estate represented Irgens in the land acquisition and Leroy Breinholt and Cory Sposi of CPI represented the seller.

Rachael Thompson Brings More Than 13 Years of Industry Experience to Colliers

Thompson joins the well-established healthcare services team of Michael Dupuy and Fletcher Perry, both associate vice presidents; and Sean Westfall, associate. She is also a member of Colliers’ Healthcare Services Group, a nationwide team of real estate professionals who provide specialized services to the healthcare industry.

With more than 13 years of experience in medical and office real estate, Thompson has worked extensively with institutional clients, REITs and private investors. Her strong agency leasing background notably includes representing more than 1.2 million square feet of medical office space in Arizona for Healthcare Trust of America, Inc., a publicly traded REIT.

Veteran Affairs Leases Medical Office in North Central Phoenix

15th Ave Camelback AerialPHOENIX, AZ – Colliers International in Greater Phoenix recently assisted the U.S. Department of Veterans Affairs in the lease of a 29,312-square foot, Class B medical office in the Camelback Medical Plaza in Phoenix.

The Phoenix VA leased the property, located at 5040 N. 15th Avenue, from CHP Camelback Medical LLC/Elevation Companies of Denver.

Colliers International Associate Vice President Matt Fitz-Gerald served as consultant for the landlord. Colliers colleagues Michael Dupuy and Fletcher Perry, associate vice presidents, and Sean Westfall, associate, represented the landlord. Marc Holmes and Tom Foster of CHP Camelback Medical, LLC/Elevation Companies, LLC led the effort for the building ownership group.

“The space, when fully operational, is expected to provide primary care, mental health and ancillary services—phlebotomy, nutrition, pharmacy and social work—to some 15,600 veterans,” said VA spokesperson Jean Schaefer.

The lead designer for the new space is triARC Architecture & Design.

Establishing clinical space at Camelback Medical Plaza, built in 1981 and remodelled in 2014, addresses an identified space deficiency at the Carl T. Hayden VAMC on Indian School Road.

“We are excited about the opportunity to provide the VA with this new space to care for our veterans.  This has been a rewarding experience to work with the VA’s contract coordinator Ashley Velasquez in securing new clinic space for veterans,” said Foster, Manager, with CHP Camelback Medical, LLC/Elevation Companies, LLC.
