NAI Horizon, NAI Martens negotiate $2.05M Kansas self-storage sale

PHOENIX, ARIZONA – NAI Horizon Senior Vice President Denise Nunez partnered with Kris Wessel, a commercial specialist with NAI Martens, in negotiating the $2.05 million sale of Budget Storage and U-Haul in Hutchinson, Kansas.

Nunez and Wessel represented the seller, Budget Storage Development, LLC, of Wichita, Kansas. Jerome Castillo of Titan Realty, represented the buyer, WC Capital, LLC, also of Wichita.

“Mr. Wessel and I had previously represented the seller,” Nunez said. “The off-market sale represented an opportunity for the seller to exit an asset that was not strategic with his other real estate holdings and allowed him to 1031 Exchange into a more advantageous deal.

“The seller was very pleased with the ease of the deal and the pricing which was achieved,” Nunez said.

Budget Storage sits on three acres at 2511 17th Ave., in Hutchinson. It is the largest self-storage property in Hutchinson, Kansas, and comprises 53,700 square feet with more than 320 units. It is located between the Hutchinson Municipal Airport and the Hutchinson Regional Medical Center.

Nunez specializes in self-storage, offering localized expertise in Arizona and national representation working with NAI offices throughout the United States.

Reno Avenue Self Storage, Oklahoma City

PHOENIX, ARIZONA – NAI Horizon Senior Vice President Denise Nunez partnered with Kris Wessel, a commercial specialist with NAI Martens, in negotiating the $3.85 million ($6,672 per unit) sale of Reno Avenue Self Storage in Oklahoma City.

Nunez and Wessel represented the seller, a regional self-storage owner/operator. Adam Slovis of Slovis & Associates represented the buyer, a limited liability company from Memphis, Tennessee.

“It was a pleasure working with NAI Martens,” Nunez said. “The NAI partnership allowed the seller the comfort of working with someone they trusted who had local expertise while benefiting from the national exposure and expertise that my self-storage team was able to provide.

“The property was marketed utilizing the full resources of the NAI platform. The effort produced several offers and the seller and buyer commented on how pleased they were with the smooth close,” Nunez said.

Reno Avenue Self Storage sits on 5.37 acres and is well located near the I-35 and the I-40 freeways in Oklahoma City. It comprises 93,610-square-feet with 577 units. It is the only facility within a 3-mile radius that offers climate controlled units.
