The PAD is in the Safeway anchored shopping center known as Shoppes at Continental Ranch at the southeast corner of Twin Peaks and Silverbell Roads.

O’Reilly Auto Parts was founded in 1957 in Springfield Missouri and currently has over 5,000 stores in 47 States and 22 stores in metro Tucson.

CREW Tucson President Debbie Heslop, CCIM, of Volk Company in Tucson represented the seller, Central One, Inc., in its sale of the Golf Links & Kolb Shopping Center at 2530-2580 South Kolb Road. The property, which consists of approximately 26,367 square feet of improvements and approximately 117,657 square feet of land, sold for $4.4 million ($167 PSF).

Shadow anchor space to Walmart Neighborhood Market, the property consists of three buildings. Major tenants in the center include O’Reilly Auto Parts and Discount Tire. The investor was Gaslamp Investments LLC of San Diego (Larry N. Murnane, member).

At the northwest corner of Golf Links and Kolb, the property rests in the heart of the southeast Tucson trade area, with high traffic counts of 92,000 vehicles per day. Surrounded by densely populated, established neighborhoods, the property is approximately one-mile from Davis Monthan Air Force Base.

O’Reilly Auto Parts at 3740 East Grant Road in Tucson, a 7,000-square foot net-leased property, according to Don Morrow, regional manager of the firm’s Marcus & Millichap (NYSE: MMI) Phoenix office, sold for $1.25 million ($178.57 PSF).

Mark Ruble, Jamie Medress and Chris Lind, investment specialists in Marcus & Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, a limited liability company.

Built in 1999, Grant Dodge LLC (David Lee, manager), the seller, purchased the property in 2013. The well-established location benefits from 38,000 vehicles per day along East Grant Road and tenant recently exercised a first renewal option.
