Mac-Gray Services, Inc. has renewed their lease of 6,265 sq. ft. at 1331 E. 21st Street in Tucson. Mac-Gray is a longtime leader in the commercial laundry industry, they serve academic institutions, multifamily housing properties, on-premise laundries, military & government facilities and hotels & motels. Principals, Russell W. Hall, SIOR, GSCS and Stephen D. RETAIL SPACE – 9484 E. 22ND Street, Tucson
Mattress Firm leased 3,881 sq. ft. at 9484 E 22ND Street, Suite 120 in Tucson. This is Mattress Firms 12th store and the farthest east in the Tucson area. The company started as a small idea of three childhood friends who opened the first store in Houston, TX on July 4th 1986. Mattress Firm has over a thousand locations nationwide, with 32 locations in the Phoenix area. Paul Schloss and Alan Tanner with Bourn Advisory Services of Tucson represented the landlord and Darren Pitts and Bonnie Arlia of Velocity Retail in Phoenix represented the tenant.

Five Guys Burgers & Fries has leased 2,300 sq. ft. at 9484 E. 22ND Street, Suite 110 for store number five in Tucson. Five Guys Burgers was named the fastest growing restaurant franchise in 2012 by Forbes. This location will provide seating for total of 86, with 66 interior and 20 on its 300 sq. ft. patio. RETAIL SPACE – 6360 E Golf Links Road, Tucson
Subway Real Estate, LLC has leased 2,173 sq. ft. in the Safeway anchored shopping center at the southeast corner of Golf Links and Wilmot. They currently occupy a 1,290 sq. ft. space at 6320 E Golf Links Rd at the same center and will be moving to the larger space, with a drive-thru within the next few months. David Hammack of Volk Company Commercial Real Estate represented the Landlord, Karlin Golf Links, LLC.

Chipotle leased 1,983 sq. ft. at 9484 E 22nd Street, Suite 130 in Tucson. Scheduled to open first week of September. Paul Schloss and Alan Tanner with Bourn Advisory Services of Tucson represented the landlord and Ben Craney of West Commercial Real Estate Advisors in Tucson represented the tenant.

INDUSTRIAL SPACE – 4500 E. Speedway, Suite 75, Tucson
The ‘Diaper Bank of Southern Arizona’, has renewed their lease of 1,600 sq. ft. at 4500 E. Speedway, Suite 75 in Tucson from Presson Midway, LLC. Since 1996 they have been involved in providing diapers to those under the poverty line where no public assistance exists. There are more than 100 Diaper Banks across the country today. The Diaper bank uses more than 100 volunteers annually to provide diapers and incontinence supplies to those in need. INDUSTRIAL SPACE – 1870 West Prince Rd., Suite 49, Tucson
Shred-it-USA has renewed their lease of 920 sq. ft. at 1870 West Prince Rd., Suite 49 in Tucson from Presson Corporation. Shred-it is reported to be the world’s leading document destruction and recycling company. Established in 1988 they now have 140 Shred-it branches around the world providing document destruction services to more than 180,000 clients. Among the services provided are secure paper shredding at clients’ location, hard drive and media destruction along with Security Imaging services. Mattress Firm Opens New Store, Five Guys Burgers Follow Suit Monday

Mattress Firm opened its 12th store this week. Five Guys Burgers & Fries will open Monday its 5th location in town, while Chipotle’s Mexican Grill works anxiously to catch up keeping to plans of opening the first week in September. Where is all this new retail activity happening in Tucson?

It’s all going on at the southwest corner of 22nd St and Harrison Road, 9484 E 22nd Street in Tucson. BP SWC 22nd and Harrison, LLC (Don Bourn, manager) bought the 1.2 acres from Wells Fargo Bank in January to construct an 8,164 sq. ft. retail strip center. The property, now complete and fully leased, has been sold to a California private investment group, Parliament Properties, Inc. of Cardiff, CA (Alan J Wallock) for[mepr-show rules=”58038″]$3.6 million ($444 PSF) as investment sale.

Five Guys Burgers was named the fastest growing restaurant franchise in 2012 by Forbes. The owners in Tucson have grown to five stores since opening first in June 2010 at Campbell Plaza on Campbell and Glenn. Their 5th location at 22nd & Harrison will be followed soon by a 6th at the Tucson Spectrum, 5315 South Calle Santa Cruz in Tucson. Store hours of operation for Five Guys is 11:00 a.m. to 10:00 p.m., but doors open at 10:45 a.m. daily the owners told us.

Mattress Firm’s 12th store is the most recent and farthest eastside location for the firm. Mattress Firm has 32 locations in the Phoenix area. Established in 1986, Mattress Firm started as a small idea of three childhood friends. Paul Stork, Steve Fendrich, and Harry Roberts began their careers believing that quality merchandise should be available at reasonable prices and sold by honest sales people who specialized in product knowledge and customer service. On July 4th 1986 the founders opened the first store in Houston, Texas. Mattress Firm now has over a thousand locations nationwide that are deeply imprinted with the values the three founders agreed upon: trust, passion, and growth.

Mattress Firm has also placed value within the Tucson market through community volunteer programs such as Habitat for Humanity and the local Ronald McDonald House as well as contributing to funds for the TGen Cancer Pancreatic Cancer Research Lab in Phoenix.

When Chipotle’s Mexican Grill opens next month, it will be number nine for the chain in Tucson.

Real Estate Facts, Rumors and half-truths

The sale of Wilmot Plaza has rumors buzzing in Tucson’s real estate community these days. Since we report only facts at the Real Estate Daily News, the fact is there are many rumors and half–truths. We can confirm the following on the property at 6301-6371 East Broadway and 10 N Wilmot Road, located at the northwest corner of Broadway and Wilmot, it did sell for[mepr-show rules=”58038″] $6.2 million. The seller, two families that owned the center since 1961, Wilmot Plaza, LLC of Houston, TX finally sold it after they were approached by multiple groups.

The property is a total of 9.8 acres and according to public records, Bourn Companies on behalf of the seller rezoned 2.6 acres from R-1 to C-1 for redevelopment in 2012.

Built in 1956, the property consists of relatively large buildings grouped along the northern and eastern edges of the site, two small, free-standing vacant buildings near the Broadway/Wilmot intersection, and a small building at the northwest corner of the site. The shopping center was zoned commercial C-1, except the strip of land on the north and east property boundary.

Tucson General Plan defines the area as a regional commercial activity center that includes Park Place Mall and several shopping centers along Broadway Blvd, a high density office and residential node northwest of the intersection and the St. Joseph’s Hospital and medical office complex. The General Plan also encourages redevelopment and expansion of strip commercial development to improve traffic flow, pedestrian circulation and safety, and streetscape quality, providing primary access from an arterial street away from residential uses.

The center was 60-70% vacant when it sold to BP Wilmot Plaza, an investment group formed by Don Bourn, managing member.

Here’s where the rumors start, because we all anticipate Bourn Companies has some incredibly fabulous redevelopment plan for this property, with high profile tenant(s), that will totally transform the dynamics of this corner, as they have done in other retail centers, otherwise why buy it?

But they aren’t ready to discuss it yet, according to Bourn, “We bought the property because we liked it and we are excited by its potential.”

Paul Schloss, who is co-marketing the project with Bourn Advisory Services, LLC went on to explain, “The developer does not respond to rumor or speculation regarding specific tenants. But will do so when they have definitive information to share.”

So, there you have it. We will all have to wait until the new owner has something ready to share, and in the meantime, wish them nothing but good luck in inking a deal with one or more of the rumored tenant(s) at this prominent intersection.
